My husband, Josh, and I were casually looking for houses at the time (mostly just attending open houses for the prior six months) and we had not found a buyer's agent that we felt compelled to work with. David returned my call a few minutes later and let me know that the home I had expressed interest in was newly under contract. He asked questions about our current home buying situation and we spoke for an hour - it was a very informative and comfortable conversation. I felt an instant connection with David and we made plans to speak again that evening with Josh after he got home for work. My husband is a naturally skeptical person, especially when it comes to real estate. We had been through two prior home purchase experiences, one in Rhode Island and in Massachusetts. Each time we had terrible buyer representation from agents who seemed to be working in their self interest. Josh was especially left with a distaste for realtors and had a guard up. Despite his apprehension, Josh grudgingly agreed to speak with David. It was not instant for Josh, but over the weeks that followed, David proved that he was sincerely working to get us a home that we'd love, for the best possible price, and Josh quickly gained trust in him. David was highly knowledgeable about each town we were considering which was critical. Having only rented in Milford for two years after relocating from out of state, Josh and I were not sure which town made the most sense to raise our family in. David was candid about which towns to consider based on our desires and did not sugarcoat anything. David's level of communication is impeccable and unmatched. He always took time to call us and updated us on every step of the process. David was quickly available when we reached out to him, no matter what time of day or night it was. From the first conversation with David we knew his unique method of home shopping - each prospective buyer picks fifteen or so homes to see in one day, and by the end of that day they will know which home they want to purchase. We were thrilled with that (extreme house hunters-like) plan and when David explained the details about why this method is effective, it made so much sense. David created us an online account with all of the property listings in the towns we were considering, within our price range. Josh and I reviewed the listings and labeled each home as a Yes, Maybe, or No option. When the date for our house-hunting excursion was approaching, we went through the list of Yes and Maybe home options with David and narrowed the list down to the top twelve homes to see. When the day arrived David drove us to each home and took us out to lunch - it was fun! It was also very enlightening to see each home in one day, consecutively, to make an objective comparison of each property. By the end of the day we had seen two homes we loved and David reached out to the listing agents to get more insight. David was able to negotiate an extremely competitive price for us which gave us confidence that we got our home at the best possible price. We were so blown away with his expert negotiating skills from the initial offer to the inspection negotiations. David had recommended a mortgage broker to work with us, Jason Szerszen with Trademark Financial Group, LLC. Josh spoke with Jason but wanted to do some research and compare his rates and services with other loan officers that were recommended to us. After a few conversations with other providers it became evident that Jason's rates were the most competitive and he was the most knowledgeable. Jason made the mortgage process easy and the loan was cleared for closing before we finished inspection negotiations. We highly recommend Jason and are grateful that David had such a great mortgage guy! We were able to close even sooner than expected - just a month after our initial showing of the home we purchased! The closing could not have been a more pleasant experience. It was stress free, quick, and heartwarming. All of David's vendor recommendations have been top-notch, including the moving company, and our plumber and garage door repair person. We will continue to reach out to David for dependable vendor recommendations that come up in our new home. We never imagined meeting such a patient and caring individual; David was there through the entire process and was truly a pleasure to work with. David's professionalism, guidance, knowledge, honesty, and hard work ethic are much respected and appreciated. It never felt like David was just trying to sell us a house, but that he was a real estate consultant who was working on our behalf to help us make the best decision for our family. We will not only be references for life, but also friends. From the bottom of our hearts, thank you David Lemel and Team Powerhouse! We highly recommend David!

    Although I could go on and on about our experience with this Real Estate company, I will keep it…read moreshort. PLEASE, if this is your first time selling your home and you find yourself on Pearce's website, do a little research of your own (reading reviews etc.). It's easily one of the biggest investments of your life and although the purchase of our home with a current employee here back in Winter of 2017 was the easiest / smoothest process and we were extremely happy, this was simply not the case for the sale of our home 1.5 years later (again,same realtor who helped us purchase). The only good thing to come out of this process was the simple fact that we had an offer within 5 days of our house being listed, there was an incredibly large miss on the offer that we had accepted that was overlooked and beings we were bound to, could not go back on (partially our miss but beings were not the ones making commission, this is the job of your realtor). From that point on, communication lacked and we felt as if we were the ones constantly asking what the next steps were in this process. Fast forward to 45 days later and multiple extensions from the buyers and we had finally closed and no longer have to be subject to dealing with a company who does not have paying customers best interested at hand.

By chance we ended up visiting a new build being shown by Greg and Brom Builders. Greg listened to our 'small house, small budget' dilemma. During that first interaction he without question assured us, that even though our budget was limited we could achieve a dream house. In a couple of days he took my 3 Post-It notes of the house I wanted to build, and voila! He created external and internal views on paper and by way of digital video, a complete walk-through. I was hooked. 10 months later we moved in ... we had so much fun, Greg & Brom were so much fun to work with and everyday was like Christmas, we would walk the 20 yards to our new construction (we rented another cottage right across the street and just gasped at the progress each day, admittedly I always took the evening tour with a glass of red wine so was always happy!). Now the reason I tell this story ... Greg is not just a realtor, he lives and breathes housing and construction, his enthusiasm and passion are inspirational. He knows building code inside out and can instantly tell you right from wrong. We have kept in touch with Greg throughout the years and shared a few chases on property over the period. Our latest was just a few months back where we secured our second home ... Greg freely admitted that this was his quickest purchase ever People ask me, "How can you be friends with a realtor?" ... quite easily ... He is out not to 'bone you', he enjoys the service he provides and you can tell. I may be too old to buy another house, but hey who knows if I do I will be giving him a call!

    On February 2023 I submitted an inquiry at Realtor.com looking for information on a property at a…read morebuilding in Mystic, CT. Within minutes a young lady from Garden Realty was calling looking to find out additional details on our wants and needs. A few minutes later that day, I received an email from Greg Hanner with additional information on the property, the area and an introductory video of himself, his realty company and services. Later that evening, Greg called me to introduce himself already informed on the details from my conversation with his assistant. He shared his background and extensive experience on the southeastern part of CT (2022 and now for 2023 the #1 Agent of the Year for CT New London County). I told him that we were early in our search and that we weren't even sure if we were ready to buy any properties. However, if we found the right place at the right price, we would consider it. Greg was very professional and pleasant, and even with this low-level interest, he was willing to assist us in our search. Over the next few days, he shared a series of property options, his own personal experiences with other buyers, and scheduled a viewing on the original property we had inquired on. Over the next few weeks, Greg facilitated several showings, and was present at each one, very engaged, clearly informed and knowledgeable. It was also very apparent that Greg had plenty of experience in the area, as each property we saw hit many of the must-haves we were looking for. He pointed out where a compromise would be necessary along with pros and cons, at times highlighting features we would not have considered. Finally, it seemed as if Greg knew everyone as we connected with the realtors on the seller's side and others. We requested a showing at another unit in the Mystic building we liked. The unit had a renter and getting in for a viewing required some negotiating. Greg made the necessary arrangements and we there we found our dream unit! Greg helped us come up with the best and fairest offer which after some waiting (and back and forth with Greg) was accepted. Greg presented us with a bank for financing with whom he had plenty of experience and who were best suited for the area. Greg scheduled the property inspection with a local home inspection team he had worked with in the past. Greg was there throughout, asking questions, ensuring that we understood where there were areas of opportunity. From the inspection, there were a number of areas where we would need addressed at some point, so Greg negotiated a credit to the purchase price as to not disrupt the tenant to address some cosmetic issues. Overall, our experience with Greg was very positive. His knowledge of the local market, his experience as seasoned realtor, his pleasant demeanor, with and realistic expectations were exactly what we needed. A short few months later, we are happy owners of a beautiful condo unit in downtown Mystic a few minutes away from restaurants, shops and everything Mystic has to offer. Thanks Greg!!
