Our home-buying experience with Andy was top notch! Andy is not only a real estate expert, he is a genuine professional who sincerely wants to help you find the home that is right for you. In a gimmick-heavy industry, Andy's commitment to integrity is refreshing and admirable. His deep expertise of the Bay Area's real estate world is as impressive as his detailed knowledge of how each element of a house functions. His vast contacts and excellent relationships with related professionals continue to benefit us as well. One of the best things about working with Andy is the calm he brings to the home-buying process. He takes inevitable industry surprises in stride and helps you navigate them positively. We feel so grateful to have found and worked with Andy, and we absolutely love our new home. We can't express enough how excellent our experience was, and continues to be, with him. Snap him up! read more

Ana and Andy were incredible to work with in our search for our house of dreams in the Oakland area. We were being really selective and took a year to find a place that wowed us enough to be as aggressive as we needed to be to win in this crazy market. They supported us every step of the way and never pressured us to bid higher than we were comfortable doing. Ana in particular is extremely knowledgeable about all things house related (e.g. could ballpark how much renovations and upkeep would cost to give us a truer sense of the cost of a property). She reviewed disclosures in detail so we knew what the red flags were and really got to know our preferences. She also helped us navigate all the city regulations to make sure that closing went smoothly. Throughout the entire process, she was very responsive and reassuring. I really do believe that we wouldn't have won our bid without Ana and Andy's expertise and guidance, and I am eternally grateful to them both! read more

Andy and Ana helped us buy and sell homes in LaMorinda, the Oakland Hills and San Francisco. They are easily the most capable real estate professionals we have every worked with and their knowledge and experience in these markets is unmatched. read more

Andy was amazing to work with. During COVID 19, my fiancé and I were in the market looking for an investment property and Andy did an outstanding job making sure we got what we wanted. He was so knowledgeable about the area, the market, and what I appreciated most was his honesty and to not "push" us for more. We will definitely be coming back for his services in the future and you can count on him to have your best interest at heart. read more

We are forever grateful to Andy and Associate Ana O'Byrne for their  guidance in the sale of our primary residence. Their optimism, knowledge, professionalism and reliability, and vision for our property provided us with an experience and outcome that exceeded our expectations. Our plans were to retire, move, and sell our home "sometime" in our near future - but we really didn't know where to begin. Andy and Ana came with an excellent recommendation; but even so, with our first meeting we felt we were in the right hands. They were so welcoming and always respected our unsure timeline; never pressured us to make decisions. With the information they provided we were able to see our goals come into perspective. We knew our property needed some prep work before listing, and with their ability to envision a desirable home for the Bay Area, we were able to hand those daunting decisions over to them. Using their sense of design and experience working with contractors, they were efficient and stayed within their projected budget. Our property could have been a TV show highlight! They were also very realistic about the real estate market and guided us well as to when the property should be listed, asking price, and all sales details. Andy and Ana emitted trustworthiness from the start. Since we were able to hand our property over to them, we were able to move forward in our new life in "retirement". We are happy today in no small part for the service and expertise provided by Andy and Ana. We highly recommend them to anyone who needs a realtor for any reason! read more

We just purchased our first home in Lafayette. Andy was recommended to us by a friend. We interviewed 2 other agents and Andy was by far and away our favorite. Throughout the process he was very helpful in outlining next steps and helping us understand what all of the disclosures meant and what the information actually means. I know that sounds very simple but if you haven't bought a home before the inspection reports can be very intimidating and you need a good agent who can translate it for you and explain what it means and if it is an issue or not. We feel extremely lucky to have purchased this home and there is absolutely no way that we could have done it without his help. Hire Andy and his team, you will not regret it. read more

If you're looking for a Realtor and you value Integrity & Trust, then I highly, Highly recommend that you contact and engage Andy Read and the agents at Caldecott Properties!!! This was my first experience selling a home... the counsel and guidance I received from Andy (and agent Ana O'Bryne) throughout the process was Exceptional!! From the time I began thinking about selling through to the actual sale, Andy's intimate knowledge and understanding of the Bay Area real estate market was invaluable... Part of Andy's ability to create such a strong Foundation of Trust is because he always freely & openly shared his thoughts and feelings behind every process, recommendation and strategy that we engaged. In the end, the results very much exceeded my expectations!!! On top of all of this, Andy operates from a place of the Highest Integrity and he is a complete and total Joy to work with!!! read more

I started developing a five-unit loft property with my business partner just before the real estate crash in 2008. We talked to a lot of realtors, many of them good ones, but Andy struck us as being the most real and genuine. He gave us lots of time and feedback as we were finishing the project, and when the market bottomed out he was a steady presence to help us get through it. While other developers were bailing out and going bankrupt, Andy and the team at Caldecott Properties doggedly stuck with us and helped us sell all of our units. When I wanted to sell my own home, I decided to go with Andy and Caldecott, and I'm so glad I did. Andy and his team are well-connected, savvy veterans, and they genuinely are looking out for their clients' best interests. Plus, Andy is just very personable and a pleasure to work with. If you're looking for a realtor, I don't think you can do any better. read more

Andy Read is the best kept secret in the East Bay Real Estate community. He's honest, kind, thoughtful and he has the voice of an angel... oh wait, on that last thing I was probably thinking of Prince, who lives in Minneapolis and has NOTHING to do with the Bay Area Real Estate game. (or does he?) ... Prince, if you are reading this, please come and play at the Fox Theater or The Paramount Theater in Oakland, they are excellent venues for your talents. Anyway... Andy Read helped us sell our house and it was the perfect experience. Easy, well thought out, and a Fight Club worthy bidding war where teeth and cash and merkins were flying through the air with wild abandon. Yes it was late 2013. We are pleased, Andy Read is amazing and I highly recommend using him on either side of your Real Estate transaction. Across the board, Caldecott Properties is an excellent organization to work with, please feel free to contact me with questions. read more

I had 2 properties in emeryville that Andy helped me sell. I had tried to sell them through 2 other agents who simply fell short of expectations. Although I didn't quite get the prices I would have liked, I think it was just a bad market when i tried to sell last year. His service was by far the best compared to the other agents I had worked with. I liked the packages he offered. It really made everything much more efficient. If you are looking for an agent who is effective and efficient, then Andy is great! He was very responsive and responsible as well. He followed through on everything he said he would. But I think the most important thing to me was his responsiveness. He always responded to my emails promptly and answered all my questions thoroughly. I've bought and sold over 10 properties in 5 years. since my properties have been in various locations, i've worked with 5 different agents and Andy is definitely 1 of the best. read more

We worked with Ana and Andy to buy a home in Oakland after our SF realtor referred us. We had a great home buying experience and will recommend them to all our friends looking to buy in east bay. Our highlight was having Ana learn critical defensive maneuvers and distraction techniques to keep our toddler from getting into too much trouble when evaluating homes. read more

Andy has been phenomenal in helping us buy and settle into a new home, one of the most stressful and biggest financial commitments you can make in your life. He was recommended to us by a family friend, who is a *very* tough judge of people and whom Andy helped purchase a new home. The referral turned out to be one of the best we've ever had. First, Andy is extremely knowledgeable and experienced about the process, from beginning to end. He knows the East Bay market, the financing timeline and process, the weaknesses and strengths of various properties, and even most of the other realtors (which helps in gathering behind-the-scenes intel and negotiations). On numerous occasions, we walked into an open house and Andy knew the selling agent. We could tell that he was provided significant professional respect, and this benefitted us when it came to bidding on the house that would ultimately become our home. Second, we really trusted Andy and his judgment. While it would've behooved him to have us purchase a home as quickly as possible and at a higher price, he was very laid back and never pressured us, telling us when he thought a listing price or offer was too high. He told us that we should not pay anything over what we expected to receive in the event we had to sell the home again in a couple of years (as you never knew what might happen in your life). He was also a good listener. He quickly figured out what was important to us and tailored his search to our needs. He even helped us figure out what we liked, even if we didn't realize it in the beginning! We really felt like he was looking after our best interests. Third, Andy went above and beyond in so many ways, and we are not quite sure how he manages to find time to sleep. He was incredibly responsive, answering our countless (most likely annoying) questions and doing so in a speedy manner, regardless of time of day. He even anticipated some questions and gave us information that we didn't even realize we'd need - like reminding us to make sure our electricity, water/sewage, and trash services were up and running before we moved in and emailing us the links so we knew who to contact. He continued all of this even after we closed, which I don't think many realtors do. For example, we needed a few repairs and improvements on our new home, and he continued to find contractors for us, solicit bids, and even meet them at the new home (because, before our move, we did not live close enough to let contractors in during the work week). We could go on about the myriad of ways Andy made our lives easier. In a world of numerous free/cheap real estate apps, Andy reminds us of why it is still important to have an experienced person guide you through the home purchasing process. read more

Seriously... just incredible. My wife and I moved to LA and left Andy in charge of some remodel work to get the house ready for market. Easy breezy, on time and on budget. And the property sold for more than I thought possible, way more. Results are one thing, but it was the process that struck me, No boloney, no stress, just a great guy to work with. read more

Andy and Ana did a wonderful job helping us get our dated mid-century home ready to sell and then selling it. We were traveling most of the past few months so they supervised most of the work and helped transform the house and overgrown outdoor space into a beautiful retreat. The marketing, staging, and photography were all top-notch and the property sold quickly with multiple offers. Altogether a great experience. read more

Andy was a dream throughout the process of buying our first home. We were intro'd to him from our SF broker after deciding to make an offer in the East Bay, and he quickly brought us up to speed on the area, neighborhood and property. Besides guiding us through the process in a very clear and thoughtful way, we were really impressed with his knowledge of building materials, plumbing/electrical, local building codes - you name it. He was fast and responsive in the closing process and detail-oriented and proactive with every follow-up. Overall, I wouldn't hesitate to work with Andy again and will refer him to friends that are looking for a great agent in the East Bay. read more

Andy helped us buy our first house back in 2008 and recently helped us evaluate what our next house-buying move should be. As first time buyers in 2008, we had lots of questions that must have sounded so dumb to someone as experienced in real estate as Andy is, but he answered them all patiently and without making us feel like the rookies we were. Also, we bought right before the big real estate crash, but our house's value has withstood the market implosion, proving that Andy found us a great deal. Recently, Andy happily spent time sending us comps and analyzing whether and when we should sell/upgrade our house. The end result was that we could have gone either way on selling the house or sitting tight for a couple more years, but we felt no pressure from him to make a move. We really appreciated not getting the hard sell under these circumstances. Added bonus: Andy's very relaxed and personable, and comes across as a genuine guy, which is what you want when you're placing major decisions about your family's home in someone's hands. I recommend him without hesitation and will be calling him to take care of us again when we decide to make a move. read more

Andy was a helpful and very patient Realtor when I bought my home in 2007. I was a nervous first-time buyer and was picky about everything. Andy was committed to making me happy and spanning the challenges I had with the developer he represented. Even now, 5 years later, Andy remembers working with me and is responsive and helpful as I make decisions about my now-underwater property. Although I'm alarmed by the fallen value of my home, I'm still confident that working with Andy was one of the good aspects of my height-of-market purchase. read more

Ana and Andy were amazing to work with -- thoughtful, extremely resourceful and knowledgeable about the local market, always patient, genuine, and friendly - the team you want to have by your side in one of the most competitive markets in the country during the midst of a pandemic. We spent many weekend days (and occasional weeknights) seeing homes with Ana and Andy who became trusted resources for us when it came to understanding the pros/cons/tradeoffs in the various neighborhoods/homes we were considering in Oakland and Orinda for everything -- from backyard space, community, noise, and schools to local traffic patterns, from house layout to upgrade potential / budget, to comps and perspective on items in the disclosures. After closing, they helped us quickly source a trusted general contractor and think through order of operations for planning home renovations based on our needs as a growing family with a second baby on the way. Our 2-year old still asks about Ana every time we're in the car for more than 20 minutes! read more

Andy was recommended to me by a friend when I was looking for live/work space in Oakland. I really appreciated both his honest evaluations of the properties we looked at and his resourcefulness in finding a variety of properties to view. Andy helped my husband and I find the perfect house for our family. We have bought and sold 4 houses previously through out the United States and I must say Andy is the best realtor we have ever worked with. I truly felt he always had our best interest in mind. He helped us secure the house of our dreams on a tight timeline in a very competitive market. He was always available to meet us, even with little notice. He drove with us around the area and took the time to understand what was important to us. As soon as new listings came to the market he took us to see. He worked late in the evenings to help put together offers so we could be the first to make an offer. I felt he also looked out for our best interest to make sure we didn't over pay or purchase a home we would have trouble with future resale since we tend to relocate every few years with work. I highly recommend Andy. read more

We've worked with Caldecott on a sale and two purchases over the least 2 years and they have been phenomenal. No detail is overlooked. They're efficient and accommodating. We could not be more impressed with what they were able to accomplish under a time crunch. Best of all, we actually had fun and much laughter during a very stressful process. You will not be disappointed with Caldecott. We worked directly with Ana O'Byrne who was so knowledgeable, incredibly accessible and responsive. I highly recommend her and Caldecott!!! read more

Andy is as good a realtor as you can find. He helped market and sell our house better than we could imagine - priced it right, got several offers over asking, assisted us with great advice as to which offer to proceed with, and how. It's easy to do business with him and his company - and he has a great sense of community too, supporting non-profits and arts organizations around us. read more

My husband and I worked with Andy in the purchase of our first home in Berkeley. He was incredibly responsive, attentive and easy to work with. He helped us move quickly through the offer, acceptance & closing processes, but also invested much time & thought when it mattered -- great research into comps and offer strategy, etc. He's certainly someone you want on your team when you're looking to buy and will be first on our list if/when we sell. read more

Andy Read recently sold my loft in the Jack London Square area. He comes with a very strong knowledge of East Bay real estate and makes thorough analysis of the market related to pricing. He and his partner Anna sold my home in 2 days after being placed on the market. It was impressive. The two of them were thorough, able to make the process smooth with no surprises from start to finish. I felt they had strong marketing skills, were extremely organized and made an effort to communicate throughout the sale. Whenever I had a question or concern, one of the two of them would immediately make a point to pick up the phone to talk to me, in lieu of an email, which I appreciated. They know how to get results. I highly recommend Andy Read's representation. read more

Andy recently helped us purchase a home In Moraga, and we could not have been more pleased with his help. It was a long process involving several offers and rounds of inspections. If I could give a higher review, I would. We have worked with Andy twice, first to buy our condo, and then (8 years later) to sell it. Both experiences could not have been easier, more straightforward or more pleasant. Every time we spoke to Andy he treated us like we were his only clients. He was friendly, responsive, extremely knowledgeable and professional. He took care of everything! Super easy-going and sincere, but a consummate businessman at the same time. Just a truly honest, reliable, very cool guy to work with. And, I have to say, we got a great price for our condo - and it sold WAY above what we ever expected! Andy outlined an effective strategy and executed it to perfection. Thank you!! read more

Andy helped us with a West Oakland flip. We interviewed several agents but found him the most familiar with current developments in the area. When it was agreed that staging was going to be necessary he helped supply a good resource. He had a series of open houses and advertised the property in a way which seemed to target the demographic we needed. Timing was important in this sale and the final sale negotiation was messy. His straight forward approach helped us in navigating to a successful sale for us. I would give him five stars but he shared some of the sale responsibilities with an associate. Not a bad thing just not the entire personalized (you're my most important client) experience. read more

I echo much of what has been written in these reviews already. Andy was/is the best real estate agent we have ever worked with. He was a great listener, his communication was superb (timely follow up emails and calls, clear explanations, always accessible, great explainer), he was an extremely competent project manager, and his real estate advice was spot on. He proposed a plan for selling our loft, my wife and I grilled him until we felt comfortable with the approach, and then he did *exactly* what he said he'd do, on time, over the course of months. He kept us in the loop always and prompted us for information when he needed it. He is thoughtful, professional, has a great sense of humor, he's honest and straightforward, and a good guy. What a pleasure to work with him! I strongly recommend Andy and his company, Caldecott Properties. read more

Andy has not helped me either buy or sell a home. But what he has done is go out of his way to help me figure out if I qualify for a refinance for my existing home. It's my problem for which he has asked no compensation (I've offered to pay him, but he's refused--hence, this glowing review). He calculated what my property needed to be appraised based on what I still owe, looked for comps that would likely be used by an appraiser, and gave me his guesstimate as to what an appraiser would say about my property's current value--along with lots of other info-- and sent it all to me in comprehensible form very quickly. He is an expert in the loft market (which is what I own) particularly in the Emeryville and Oakland areas), and I totally trust his judgement. He's never asked me to let him sell my loft if I ever decide to do so, but I would do so in a heartbeat. He'll go out of his way to help you buy or sell your home, and you can't ask for more than that. Phenomenal agent! read more

Andy just sold my condo (and very successfully). He made the process incredibly easy and smooth from start to finish. After my husband and I met with him the first time, we knew we had picked the right realtor. He took care of every aspect of the sale-from arranging the stagers who did a great job, the painters, he arranged to be in the unit to meet with them, etc. Basically,I handed over the keys and he took care of all of it. He made sure to consult with me and run the property ad and video by me ahead of time. When I found a small mistake in the text that accompanied the video he had it corrected immediately. He regularly updated me and sent me traffic data from the online site. After two open houses and a brokers' open-voila-condo sold at a great price. He walked us through the offers and gave us great advice. If you want someone to take care of the process for you, to stay calm and collected throughout the whole process-go with Andy! read more
