    There are few nice or polite things to say about our dealings with American Homes 4Rent. I give major kudos to the local company troubleshooter, Corey, and his supervisor J.W. For the efforts to keep the company reputation afloat. That said, I echo the other reports of this house being a cleaning disaster when we took possession of the keys. I literally scraped a pile of burnt on food debris 3" by 1" from the stovetop. The vent fan filters were literally dripping grease, and the microwave oven still had food residue in it and the exterior was coated in cooking grease. The floors were not even swept, the stair carpets had dirt and stains, and the house smelled like a dog. The blinds were covered in dust, and the windows were hazy with some kind of greasy film. Smoke detectors were from 2005, and three were beeping even after a battery change. (Which Corey changed for us after we told him that the property management company told us that these wired-in devices were our responsibility). The circuit breaker in the bedroom/master bath would blow if you turned on anything in the bedroom, master bath, or closet. Turns out the ceiling fan (which they sent us photos of it working) was never grounded at the fixture, so it was tripping the arc fault breaker, so it could never have worked. For that one they did call out an electrician. We hired our own cleaning service and it took 6 women 6 hours to clean the house up to a point it no longer felt or looked dirty. Mind you, the property management told us that we'd have to wait for at least 15 days after the previous tenant vacated the property because they were supposedly changing the flooring and clean the place. Nope, old flooring and definitely not clean. The plumbing is backing up frequently, but the property management says it's our responsibility, so we've had drain cleaning companies out now three times. We've only lived here 3 1/2 months at this point. We tried draino in the kitchen, but it didn't touch it. I was able to fix the shower drain after I pulled out a clump of hair and gunk that was literally the size of a tennis ball. Today we had water coming up from the floor drain in the basement and the basement bathtub filled with effluent and none of the toilets in any bathroom could be used as that only brought more water into the basement. It took two phone calls to get something seemingly headed the right direction. One which was with my wife talking to them and they told her it was our responsibility because the toilets could still technically flush, and the second was when I kinda lost it and called back in. When I got through, I spoke to Kelly, the representative for the company ( who was both professional and appeared to want to help) told me (after 15 minutes initially on hold before she answered) that she would cut a work order and please hold while she checked with her drain cleaning companies to see who could take the job. Another 9 minutes on hold, and she tells me that she couldn't reach anyone, but she left a message with all of them and some one would be calling us back to set up an appointment. Needless to say, at 9PM I called someone in to address the problem at my expense because we couldn't use the toilets, the sinks, or the showers. The pattern is pretty clear with them. They accept no responsibility for the initial or continued condition of their property, and nearly all repairs are the tenants responsibility. Bottom line: if you are thinking of renting from American Homes 4Rent... look elsewhere. They DO have some really nice people on their staff locally, but their hands are tied.

    Still no calls to fix the issues! I hired a pest inspector and they will be getting my bill. I am also thinking about hiring someone to fix my doors and floors.

This would be way too long to put in all of my negative experiences but here are a few! The unit was dirty and had multiple issues when I moved in, none of which were ever addressed despite repeated requests. They rarely answered the phone, and even sent out an email stating their office would remain locked at all times and could only be visited by appointment--yet they wouldn't answer calls to actually schedule those appointments. Later, they even admitted the office was locked because too many angry customers were showing up unannounced, which just proves how unhappy all of their tenants were. When the garage door spring broke, it took them several months to fix it. Having an electric car, I needed access to my garage to charge, but they showed no urgency in resolving the issue. Their auto-draft system was also a mess--if their system failed to process a payment, they would still charge tenants late fees instead of fixing their own technical problems. Pest control was supposed to be included, but when I reported bugs around the stove and dishwasher, I was told it was my responsibility. Their customer service was horrendous. Despite providing extensive move-in photos documenting existing issues, they withheld nearly my entire security deposit, returning only $40 for damages that were there before I moved in. I would never recommend this company to homeowners or tenants. They are unprofessional, dishonest, and exploitative. The Better Business Bureau should shut them down, and I can only hope more reviews like this warn others to stay far away.

My house was disgustingly filthy, had windows broken screens torn and some completely missing and that was only the half of it. All of the appliances were trashed, they even burned the control panel on the gas stove! When I confronted Debbie she said "no renter takes care of it like an owner would". REALLY!! I know that but it was obvious they had never checked on it. The damage done didn't happen over night. I requested them to come to the property and see for themselves and they refused several times! They only sent their maintenance guy to come talk to us. He told us he had told them several times the renters where trashing the place and they did nothing! I have requested numerous times proof in writing when and what they checked when they supposedly visited my property and of course nothing! Now they won't even respond to me anymore when they owe me money for the appliances! DO NOT USE THIS COMPANY!
