I've rented…read morefrom many different people in my lifetime, but John Westbrook of Inspiration Portfolio is truly the worst experience I have ever had. He has violated the lease countless times. I will list a few, for example: I woke up one morning at 7:30am to the sound of male voices in my apartment. I peaked out to see 5 strange men in my apartment and my dog barking at them. They didn't knock... They just barged in while I was sleeping. John gave me absolutely no notice of anyone entering my apartment and I was truly afraid. This happened 2 other times in a matter of one week. There have been countless other times where John shows up unannounced to my apartment, including for showings. The first time I met John, he point blank said to me that he would not replace or fix any of the normal wear and tear in the apartment and that I should be responsible for any and all maintenance on the property. I have never had a property manager act that way, since they own the property and I am the renter. My neighbor went months without AC because John refused to fix it. During the winter months, the locks on the front gates were broken and he let it sit for a week, thus compromising the safety of everyone in the building since anyone could just walk right in. On two different occasions, he was having toxic fumes sprayed in neighboring apartments and we were fumigated by it (the substance being sprayed is illegal to use in the city of Chicago and we had to file a report with the city because of how bad the toxic smell was). Those fumes are highly dangerous for anyone to inhale, especially for kids and pets and I have both. These are just a few examples of what I have had to deal with since John took over this building in January 2019 and there have been way more instances that I will not continue listing. It's been the worst 8 months of renting a place since I began renting years ago and I cannot wait to move out. I would've stayed on this property had the building not been sold to John Westbrook. When I speak to John through text, call, email and in person, he is hostile, rude, narcissistic and careless. I have spoken to most of my neighbors in the building and they are flabbergasted by John's despicable and careless behavior. I would stay far away from this property manager if you can help it.

He also listed the house at a price that I thought we could not get. The house was older and dated and needed a decent amount of work. He was helpful in the overall process from listing to managing the offers. The process was difficult as the first buyer was not approved for a loan and we had to relist. He was on top of things the entire process and gave good advice during the negotiations. After four months, we were able to close with a second buyer just as winter was hitting.
