    Dishonest, shady billing procedures.

At this point I would never rent from them again. When we first moved in they were great about doing things and treating us respectfully. Unfortunately, after some staff changes and gaining of new properties they began to be so shady about everything. They question all work orders and even had the nerve to charge us 80 dollars for a plumber to come to the house and plunge the toilet which I could have done myself. The issue was there was a deeper clog which plunging only temporarily fixes. They told us we were still responsible for the 80 dollars. It is the landlords responsibility to fix these things not the tenant! Also, every time you put in a work order it is a "do it all" type of company that comes and basically gives you a Band-Aid solution to the problem which I have never experienced with any other company before. Oh and I was sent an email with instructions of how to unclog a toilet myself! For 1270 a month, this was not worth the terrible service we were getting. My current property management hired actual plumbers from Dehart to fix plumbing issues that were never our fault and they never questioned whether it was our fault or not. Also, they charged me 500.00 in repairs. I lived there for 2 and a half years and there was normal wear and tear on things but nothing that was 500 worth of work. Once again this tells me that they charged me for things that actually needed to be fixed before we moved in. When we moved in there were torn blinds and stains in the carpet that did not appear until it was actually walked on due to them having it shampooed. Our front door was awful and never worked properly. They told us they were replacing it and the person that came to fix it told us they said "use the old door and make it work". The door never worked right and sometimes it was so warped that during extreme weather you could not even use the front door. The HOA was taken care of by American horribly. Everyone let their dogs poop in the front and back yard and the pool was full of spiders. Totally and completely disgusting the lack of care. Who ever is paying them to take care of the property should find another company. Also, they were charging us 50 a month in pet rent and due to unforeseen circumstances we had to move out early. We continued to pay our rent and communicate with them. They asked for a forwarding address to send the deposit to so I gave it to them. Two months later I get a bill for 936.00 they literally charged me for having to turn on the electricity and penalized me with a tenant non-compliance fee. There was an 1195 deposit on record so after burning through that money they now are asking for more. It borders the line of legal/illegal how they handle business with their tenants if you know and understand tenant rights. I now understand why people take them to court. The lease is shady and so is the company just do not give them your business because they do not deserve it. I have attached the shady billing procedure they use.

I am updating my review as I found my old documents from moving in. I can remember standing in the house crying that we had made the biggest mistake renting from them. The garage was full of the owners junk and trash. Furniture was inside that wasn't featured in photos. I opened the freezer to find mold and food scraps. Cabinets had food crumbs everywhere. Roaches downstairs. Broken glass and trash all in the yard. The fact that the attached photos show their employee signed off on this property is all someone considering them needs to know. We are older, not college kids. We receive thank you letters from most landlords and management companies when we leave places all over the country. We added new mulch, fertilized this yard, redid the garden beds to they were weed proof, scrapped windows from years of paint, scrubbed the interior, and had every neighbor stop and thank us for finally taking care of this house. They had deemed it the trash house and hated it in their neighborhood. BUT, They sent us our bill for the most insane things and including cleaning. If you are a young college student, run. My age group, be prepared for legal battle. I would have 100% taken then to court if the few hundred bucks was worth my time to fly back to KS. They deserve to be hit with a huge lawsuit. If someone wants emails or photo proof I have them all and can take messages. Dave is a con artist and a awful person, especially doing this to young college kids. His employees are all very young, ignorant, and absolutely dreadful to work with. I remember the overflow in the tub wasn't hooked up and all overflow water went into the garage. When I submitted a work order he asked if that was really necessary, as he doesn't take a bath. Y'all, I would not let him touch any of our homes.

As you can see the weeds are standing taller than she is.

Thank you for your reply. To clarify for others reading:…read moreYes, I gave the required 90-day notice, and we agreed on a formal termination date of May 1, 2025. My concern is not about the timeline--it's about being charged a management fee in May despite no management services being performed. What's most disappointing is the complete lack of communication and empathy. I sent multiple emails and a formal letter--none of which were acknowledged. This reply only came after I posted reviews publicly. That response, paired with your refusal to even consider refunding a small final fee of just a few hundred dollars, is incredibly telling. After more than five years working together, a thoughtful business would have valued the relationship and simply honored a reasonable request. Instead, this rigid approach--defending a weak contractual position over a minor amount--demonstrates a short-sighted business strategy that undervalues long-term partnerships and human decency. For future clients, I still recommend reading the agreement carefully, especially around fees tied to maintenance and contract wind-down. Fee-stacking and defensiveness like this are not the hallmarks of a company I could recommend again.

I set up an appointment to see the property and eventually decided id take the place. I finally go pick up the keys at their office and I show up to my new apartment and I open the door. The first thing I notice was that there was a foul stench. I start looking around and what do you know? I find a DEAD CAT inside the apartment! The guy had told me that they had cleaned up the place and had it all professionally prepped up for me to move in. I call Alliance about it and they thought I was making this up. I sent them pictures and Ill post them here so you can see them. This isnt even the worst of it. The place had a bad case of mold or something because I developed trouble breathing when I lived here. Not to mention that power went out frequently in the summer, they also kept the majority of my deposit when I moved out under pretenses that there was damage to the place that occurred under my tenure. Which I took pictures and submitted on their app before I moved in. I told them this was already pre-existing damage in which they denied and refused to give me back my deposit. Do not rent from Alliance MHK.

Renting from them isn't awful--they do fix major issues--but the bigger picture is getting worse…read more They keep raising rents, and new tenants end up paying way more than current residents, even though the buildings haven't meaningfully improved. I've lived here 3 years and they've done the bare minimum. Most rent increases don't go back into maintenance--owners seem to be squeezing the properties while cheaping out on repairs and replacements. A big red flag: they recently ended my friend's month-to-month lease by text/email and then stopped responding to his calls. If you bring up HVAC or building-quality issues, expect the tone to change fast: cold indifference, deflection, and "gaslighting." I'm nearly certain the buildings waste energy--electric costs can be much higher than they should be. There's also constant turnover (some complexes feel like 90% year-to-year) and the walls are paper-thin--you'll hear everything. The only way I survived was by staying friendly with neighbors and getting everyone on the same page. You will intimately know what's going on around you. Exterior/common-area neglect is ongoing: Falling rocks/exterior deterioration Dirty stairs/hallways, rarely cleaned or powerwashed Bird nests and months of bird poop in common areas Hallway lights going out and taking months to replace "Nice" appliances that are on their last legs, replaced with cheaper, worse units Even logistics are frustrating--meetings that should be a phone call, slow responses, and poor pre-move-in inspection (my friend needed carpet replaced a week after moving in, which should've been obvious). Bottom line: it can work if you're trying to keep costs down and don't plan to stay long, but rent is rising while maintenance and quality are sliding. I'm leaving next fall because of it.

It was next to impossible to get ahold of Connie. She will not return your call for basic repairs. I had to get a third party involved when she refused to contact me about repairing the washer machine (which she refused to fix). Our washer machine broke the month before we were supposed to move out, and she flat out told me she was refusing to fix it because we were moving. And under law our only other option would be to vacate the property in 30 days, which we were already doing. When we moved into the home, it was filthy, the previous tenants trash was in the yard for almost a week, and the carpets were absolutely filthy. We never missed a payment, had maybe less than 10 repairs/calls in the almost 3 years we lived there, and we did not feel as if we were treated fairly. She tried to force us out of the property a day early because she had people moving in the same day our lease ended. I would not rent from them, Connie is not friendly, and will not work with you to get timely repairs done. She cares more about saving money than taking care of her tenants.

The next violation that was sent we explained that we were in the hospital delivering our stillborn son and I would take care of it as soon as possible. This was Rachel Mace's response: "I am sorry for your loss and sympathize with your current situation. We will look past the lawn this week but we do have covenants that must be enforced. We expect the lawn to be taken care of by the end of next week." We had our nephew mow our lawn that week and hired someone who started mowing for us the following week. Today I recieved another lawn violation (by mail for some reason?) that "this will no longer be accepted", despite our lawn having already been professionally mowed prior to the date of this letter. The place was OLD & dirty at move in & total ant/spider infested. When the agent came for a walk thru during move out, he said the apartment looked amazingly clean and if "they" don't give back the deposit ... That was concerning. Just got a letter saying that they kept the deposit & $220 is owed. This was a studio apt rented to a clean freak girl. They are discussing. Other reviews are similar. One star, because I had to.

The property we rented was vacant for about a year before we moved in.
