I never was late on rent but they are trying to charge me all kinds of extra fees like the shampooing of carpets to keep deposit. Only the bedroom was carpeted. They do not de-ice stairs after snowstorms. Both myself and two of the office ladies slipped this past year. I did not have hot water for almost a month. The maintenance man raised the thermostat, changed out hardware over and over when it obvious that the water heater needed replaced. Oh one last thing. You share a water bill with your neighbors. That averaging would be okay if they didn't allow 5 adults to rent the one bedroom across from you. I paid for several people's water. You will regret if you lease here.

    Greatness! First…read moreoff, this apartment complex is very well managed by Lauren and Monique. You have an issue or need something, they are in it to win it. They get stuff done and seem like they truly care about their tenants and the complex. Besides being responsive, they are clear, concise, and very friendly. Maybe I'm just a likable guy, but I doubt that's the reason. Just sold a 3k sqft home, decided to move into apartment for the first time in 20 years, came here first because of appearance and location, and Monique sold me on the complex and I'm happy she did. Lauren handled the particulars of paperwork for me flawlessly. Second, the amenities are relatively standard these days with granite counters and standard stainless appliances. However, the grounds and exterior are immaculately maintained. They accept real dogs and even have a legit dog park, sand volleyball court, BBQ pavilion, and nice sidewalks throughout complex. The tenants are nice, it's a safe environment, and everyone seems respectful. Third, maintenance has been spot on. From day one, I noticed some very minor things needing repair. I signed into website and filled out maintenance request and was immediately contacted by Arturo. What a great guy!! Dude jumps in and and gets it done. He likes coffee, so hook him up. Two creams two sugars, that's the way he gets down. After being a home owner for so long and moving into an apartment, I could not have asked for a better scenario. I am very happy with my choice and recommend Riverside. I sure hope Valiant Residential is taking care of their employees as well as their employees are taking care of the complex and community. If you're not, shame on you because these folks here are why y'all are making the big bucks!

This…read morecomplex is currently under investigation by the Tarrant County Public Health Department for communicable diseases due to roach and rat bacterial infections and infestations. First my apartment was infested by roaches, I would see five to 10 a day (see photos). They literally would get on my plate of food after I made dinner within seconds. I was charged a monthly "Pest Control Fee" and notified management multiple times, but they never fixed it. Second, I lived downstairs and the upstairs neighbor had a large black pit bull that WOULD NOT take his dog to the dog control area to use the bathroom. He let the dog POOP right under my window and all around my downstairs apartment. Even on the concrete (see photos). I notified management multiple times and even supplied photos and video, but they never did anything. I was given an apartment on move-in that had NO WINDOW SCREENS and NO SECURITY LOCKS for the windows. They were broken on move-in (see photos). Anyone could just come right in my window. I had to go to Home Depot when I moved in and pay $56.87 for two security locks on the windows. There were huge gaps between the drywall and the flooring because the building foundation was so bad, that bugs and ants from the outside could easily just walk in the bedroom. The trash is was just dumped all over the complex, yet we pay a garbage and trash clean up fee of $10 every month (see photos). Finally upon move out, I left the apartment exactly as I got it. I hung nothing on the walls and I didn't even use the kitchen cause of the massive roach infestation. They charged me $159.47 move-out fee AND another $53.72 electric bill fee for four days even though I was moved out of the apartment as was gone. Just completely scammed me. Stay away from this roach infested, ripoff complex.

They also sprayed me and there was a note on my counter stating I'd been sprayed. That was done twice in early october. 2 weeks later I told management I noticed little, tiny roaches. On the counter and stove area. I got sprayed for like 4 weeks. I saw nothing, so I thought im good. The next thing I know they were running my kitchen! roaches, everywhere I'm losing it and expressing to the manger my anxiety about this but she simple stated I dontbhave experience with this I have to ask mantaince on monday. Its like thursday smh. I lost it. I could not sleep. I packed all my stuff up, put it in storage. It was just absolutely ridiculous. Every time I saw something out my side view my, I was jumping definitely felt unsafe, uncomfortable and not safe to put anything down. The property manager Nicole did not care. Before Carter left she was an awesome support for not just this issue but everything. Nicole told me she was not experienced with an infestation, and did not know what to do. So I suggested to her from googling it that you should look for the point of entry. Find out where department it started, your inspection law could tell you that and go from there. She didn't As manager or staff member at an apartment complex, it's essential to understand how to address infestations effectively, while also demonstrating empathy towards residents who express concern; instead of placing blame for not seeking pest control like wth! I didn't see any it was precautionary Idk it was a complex wide issue. No support to ensure a safe and comfortable living environment for everyone. I broke my lease because their acts were non concerning! I sent a email expressing my disappointment with how little they are doing to inform the complex existing and new tenants. That got bad!! Nicole stated the residents should stay up on pest control I was done she claimed to understand and let 3months early on 11/30/24 after they missed a exit walk through she scheduled on 11/25/24 Nicole said it was because thanksgiving was coming the staff forgot. I've just received that acknowlegement to vacate today with a 4k fee! Absolutely ridiculous. In addition to every review board and the news, Im now preparing to sue them in small claims court.

The grounds are well maintained, the staff is friendly and knowledgeable, and quick to respond. The structure of Shadow Brook is a non profit and the apartments are leased for ranges, based on your income (though it IS NOT section 8 housing). They offer efficiencies on up, and are usually on a wait list. They only show apartments on Fridays and do not always have one to show each Friday, though they do have a photograph album of model apartments and floor plans. Initially I was nervous to rent an apartment without seeing the unit first, but I couldn't be happier. With the option I chose (the loft style 1 bedroom) I have plenty of space and am able to live on my own affordably ($490 a month rent). Many of my friends and classmates pay nearly double to live, in many cases, a worse complex. When I moved to Arlington and told people I live at Shadow Brook I usually got an odd look, and some informed me that it used to be bad, but that was before Foundation Communities bought it a couple of years ago. Today, I have never felt unsafe nor have I worried about being ripped off or felt like my neighbors were shady. Upon my renewal they cleaned my carpet for free, they offer residual pest control and special request pest control visits each Wednesday (at no additional charge, without limits) and they use ABC Pest and Lawn. In the back of the complex is a boys and girls club and at tax season United Way sets up and helps you file your taxes for free. At least once a month they have a "produce day" where fresh produce can be bought at a good cost in the front of the building. Its close to UTA (actually a shorter bike ride for me than a drive due to the traffic on Cooper) and well located. I will renew again next year if it continues to be the wonderful property I have enjoyed.

Residents should control their marijuana usage on property, stay inside to do your stinky habits inside your own apartment, not everyone enjoys that skunk smell. It penetrates through the vents, walls, and to the patio to other residents that don't like the smell or get sick over that smell. The same with cigarette smoke, you can never get that smell out of the a/c unless you pay $250 and have someone from he outside come in and remove cigarette smell (its awful). I think Im going to lease a house instead . I can't deal with stupid and when apartment management doesnt enforce the lease.

The unit that I lease do not resemble anything the one that I was shown. The one I was shown was updated with cabintes, countertops, nice paint and new light fixtures. I was expecting something that resembled that. However, the one that I have looks old, it's dirty the light fixtures are old and rusty, the cabinets are old and uneven, the paint job is nasty, the front door is dirty and peeling off. I have related all of these issues to them, but nothing has been resolved. I paid to move in early to have an easy uneventful move but now I can't even move in. I am paying for days that I can't use the apartment. I was told that the cabinets are in back order, and they are supposed to be in the future. That is going to be an inconvenience to have to a construction crew while I live there. I am NOT looking forward to live here for the next year. These issues include deceptive leasing practices, unauthorized charges, failure to maintain habitable conditions, and unethical business requirements tied to move-in. 1. Misrepresentation During Leasing Process I was shown and promised an upgraded unit with certain features, but upon move-in received a completely different, lower-quality apartment. The condition, layout, and amenities did not match what was represented, which appears to be a bait-and-switch tactic. 2. No legal Lease Provided Management has failed to provide a signed lease agreement despite repeated requests. They continue to enforce terms and add fees that were never disclosed or agreed to in writing. 3. Unauthorized Financial Activity My bank account was enrolled in automatic payments without my consent, and funds were withdrawn for services I did not receive. These charges were reported to my financial institution as unauthorized. 4. Habitability Violations Since moving in, my water has fluctuated dangerously between hot and cold. Maintenance applied temporary fixes but failed to permanently repair the issue, violating Texas Property Code §92.052 (landlord duty to maintain safe living conditions). 5. Forced Energy Provider Enrollment Before releasing my keys, management required me to sign up with a specific energy provider connected to a multi-level marketing (MLM) operation. This provider appears to be affiliated with leasing staff, raising serious conflict-of-interest and consumer protection concerns. 6. Lack of Transparency and Communication The company has refused to provide legal department contact information and often communicates from unverified or unofficial email addresses.
