I was looking for another property and Justin with Sharp Eye Inspections was the man for the job. Justin Was available when needed and worked well within the agreed upon due diligence period. Even when the seller wasn't always available when agreed, Justin stuck to his stated times and got the job done throughly. The reports were more than satisfactory for my needs. The details are great in that they tell what professionals may need to be contacted. All of the accompanying pictures are taken at good angles and are crisp. I can really see that detail described. The pricing was good relative to competitors. I'd definitely use Sharpe Eye for future Inspections.

We were charged an ADDITIONAL $1,200 for a 'bat' service that wasn't needed as no bats were present. When I explained my frustration to the manager Jason, instead of refunding the unnecessary service, he only gave me $150 and told us to "have dinner on him". Beyond unprofessional. Don't pay in advance until you've seen the problem (and their "fix") with your own eyes with this company. I got confirmation promptly. You do have to sign a liability waiver and pre-pay, but it's pretty straightforward what is and isn't included. Emily arrived promptly on time and wore a mask throughout the inspection as a COVID pre-caution. She is very thorough and professional. The inspection went quicker than expected, but she was very patient in answering my questions. She is extremely knowledgable about construction, codes, and quickly caught onto the areas where I needed her information to help us make decisions. I really appreciate the fact that I got the full report emailed via PDF in less than 24 hours. The report is easy to read, full of pictures and call-outs, has appropriate categories, and the level of detail addressed our concerns buying a well-loved home that has been around longer than me. Emily is responsive and I appreciate her emphasizing her availability to go over the report or our questions anytime. I would highly recommend Building Knowledge and would definitely seek-out Emily's availability if you are looking for inspections in the Atlanta Metropolitan Area.

The PDF attachment listed two "concerns" involving smoke and carbon monoxide detectors but no other information--most importantly, no discussion positive or negative of any of the other parts of the home that were inspected. The linked attachment listed three other concerns and noted that the HVAC couldn't be tested because of the cold weather--again, no discussion of any other parts of the home. We followed up with the inspector, who indicated that there was an issue with the computer system that generated the reports. A day later (as the due diligence period is ticking), the inspector posted a longer report. The report was missing some of the items from the first report, so ANOTHER report was posted. However, the final report mostly added pictures with almost no extra text. This is the first home purchase where we have not been able to accompany the inspector, and we really regret it. The reports were not up to a professional standard, and I STRONGLY recommend looking elsewhere.

Thanks to his careful work, we uncovered several significant issues that were addressed as part of our closing, including mold and radon concerns that required remediation. His inspection truly made a lasting difference for us as homeowners. Years later, when we were in the process of purchasing a second home, Kip was the first person we reached out to. Although the home was outside of his service area and he couldn't perform the inspection himself, he still went above and beyond to help us. He offered excellent guidance on what to look for in a qualified inspector, answered our questions in detail, and helped ensure we ultimately secured a high-quality inspection with another professional. While we were disappointed he couldn't inspect our new home, his integrity, expertise, and willingness to help reaffirmed just how exceptional he is. With Kip's guidance, we felt confident we were in good hands. We would use Kip again in a heartbeat and highly recommend Keystone Property Inspections to anyone looking for a knowledgeable, thorough, and truly client-focused inspector.
