I do not enjoy writing negative reviews; it takes a LOT for me to take time to do this. I believe it is worth warning others out there how UNPROFESSIONAL this company is for both Landlord AND Tenants. So much wasted time on my end. NOT WORTH your money or time. 1. Poor communication - emails are not returned, phone calls are not picked up ever, if phone call is picked up the poor person on the phone is often confused or cannot help. The phone number extension they give you to call is never picked up; I had to find workarounds to call other extensions. 2. No trusted relationship - aside from the initial SALES guy who showed his face on zoom and was nice, everyone else after has never shown their face on zoom and not found a way to build a trusted relationship with me, a property owner client. No consistent point of contact. One time I set up a meeting to discuss my concerns with their professionalism, and someone who had more of a managerial role was involved; she was initially helpful in explaining the basic things that needed to be explained, and then had no more follow through. 3. Disorganization and Inefficiency - It is apparent there are organization issues internally. They can't find files that were sent to them, they call me the tenant instead of owner, the person on the phone didn't record or pass on the message that we discussed on the phone, etc. Something that should easily and practically be addressed quickly can drag out over a week because their field rep isn't communicating or available or something. Simple fixes get so obviously upcharged, or unnecessarily assessed first by some contractor or other professional when any homeowner can go in and fix it right away (like screwing something in tighter). 4. They are not actually property managing, YOU are forced to micro-manage them. They are not aware of issues more than half the time (I found out through contractors before AllCounty ever shared). They should be laying eyes on the property, but it's clear they don't do this enough or at all (example I asked about a garage and they had no idea if the door was open or not). If there is an issue, they don't present solutions or suggested next steps. And even if they emailed me an issue and I wrote back with comments about next steps, there was no reply that moved things actually forward in a way that was helpful to the tenant. 5. Tenant feedback was beyond awful - a tenant called me (not even sure how they got my cell phone, I really hope it was not given by AllCounty) and in an incredibly angry frustrated tone, yelled at me for having hired such an awful company. The tenant was beyond enraged for having been ignored/ neglected by AllCounty. Both tenants we had All County property manage left before their contract was up due to hating their experience with All County. (I let them break their contract without penalty because I know AllCounty messed up multiple times). 6. Their portal is not excellent but honestly it's functional enough.... but then there's a separate portal for all the maintenance repairs tracking. Why is it not all just in the same place? Truly, the worst possible property management experience I have ever had. I've worked with 4 other people / groups to help compare and contrast the experience. Look at all the other reviews, there is a theme and trend. AVOID starting with them. CANCEL your current contract with them. They need a 180 degree internal reorganization. TERRIBLE! If I could give this company no stars I would. From the first week we moved in our plumbimg backed up and the house was not clean when we moved in. Through our time there two different companies gave estimates to perform the fix to the drain line and nothing was done. Backups continue during our entire lease. The company never offered to compensate or provide us lodging in a hime with one no plumbing for days. We often had to call after hours when this happened and the response was never urgent even though we had pets and young children. Multiple times, the dog ingested water from the backups and developed intestinal issue which caused even more mess. At no time was any regular maintenance provided on the home. By the time we left the gutters had rotted off the garage. When we were finally able to terminate the lease our security deposit was deducted for damage caused by repeated plumbing backups. We also got charged for a light cover in the living room that was missing when we moved in and that we asked them yo replace the first week we moved in (which never happened). I had to fire All County NEO for many different reasons as my property manager. Been with them for many years but their services have fallen apart. They were good for a long time but they had many issues. 1. I was told by my NEO property manager that if I spent $12k to fix up a property, I could rent it for $1200 a month. The work done was done so poorly that I needed to pay another $3k to All County for them to do even more. The property never got rented for 8 months because of All county. Lowered the price and eventually fired them and got another company to manage the property. The new property manager said the place needed another $5k because the work done was so bad that they could not rent it. Got the place fixed for $5k and the property rented in 2 weeks. All county lost my thousands and did horrible. Also, another property, the PM said the bathroom needed repairs and the cost for their crews would be $5k. The work was SO HORRIBLE that I would not pay. Then after I fired All County, they kept the security deposit from OTHER properties which is illegal, to pay their "Contractor" the balance of their horrible work. We rented a house from All County and it was by far the worst experience. There hours are very streaky so it's hard to get ahold of them, when you send emails they may not reply. What you have a service request they might get it done in 4 months. When you pay your rent they still send you late notice and eviction notice when we have paid on time every month. Very mediocre and inefficient. I have a property and am out of state, they consistently charged to replace items (garbage disposal, replaced twice in 2 years already, bad bathroom faucet, replaced twice in 2 years, closet off hinges, replaced 3 times) that had already been previously replaced/repaired .. it became so draining I stopped communicating and they terminated our agreement, which is great. The most recent scenario was getting the home rent ready, yet was advised that the charge includes garage repair (interior, walls) I placed the down to start work, invoice has no garage repair .. I ask about it after the term and (poof) no response. Two tenants, two evictions, two years (evictions were vacated because tenant voluntarily vacated) - 1st tenant tried to sue for back rent, which judge threw out as he didnt pay for 3, 4 months claiming poor conditions, yet all repairs were authorized and complete .. they gave me a professional renter. And tenant, they gave me a lady who basically didn't pay or attempt to during the pandemic with the federal moratorium st hand. With programs available and my tenant applying for one, which would get me most of the rent I mised missed the previous 6-8 mos, in October 2020 they advised me she had applied. They then contacted me about an eviction in Feb 2021 .. I refused and asked about the program and stated I want any and all funds that could be made due .. they seemed so hesitant it was interesting. The funds were made available in April 2021 .. tenant still behind, she voluntarily leaves in June 2021 with eviction threat .. now looking for tenant #3 in year #3 .. I am worn by this point .. did not contact them when they wanted more money for interior garage repair, nevermind I'd already replaced the roof, the door and the entry door .. asked about previous repair and warranty as it had been a year, was told it was other portions of the interior (after getting back to me) . We hired All county based on Roy's sales pitch, that was our last positive experience, as an out of state investor we rely on an honest and trustworthy team, we found accounting mistakes almost every month, they didn't do any of the follow up work that preformed by their own contractors and charged us for work that was never done, our last straw was we had a tenant track us down and explain a plumbing issue, we hired our own plumber and found out that the work we previously paid for was not completed and the main issue (a cracked waste line) was being ignored by the maintenance department even after we forced an inspection from All county. Not sure what the scam is but this company is running one or they are completely incompetent to handle property management! I would stay away at all costs! read more

Just an opinion... This company is very interesting, their website shows people that are no longer employed by there. Their network of repair contractors is a joke, you are better off finding your own. Don't waste your time waiting for them, it will take forever. The contractors they hired we're sent out multiple times to the incorrect property address. I guess it must be hard for All County to write down the correct address? Their rent ready inspections are a joke; whomever they had doing these tasks had zero idea what to do. Do yourself a favor and hire a 3rd party to do these for you. Also, hire your own cleaning company...they hire cheap and it was beyond frustrating because they didn't really clean anything. Again hire your own cleaning company...do not rely on All County Neo. Communicate via email first, then call...because otherwise things are "accidentally" forgotten. Take extensive notes because good luck getting them to call you back in a timely manner. Double check the lease before anything is signed, things may be added or omitted. They seem to cycle through their property managers fairly quickly, so make sure you have a decent one otherwise you're screwed. They have huge challenges marketing properties and scheduling showings. Do not use their services for multi-family housing and especially housing outside of Akron. Like other reviews, if you challenge them on fees then good luck listening to their explanation. Caught them numerous times with incorrect fees and their explanation was "oops". Look I don't want to scare you off as there were pros to this company as well. Their online portal is easy to use and they communicated very quickly when they wanted money for their fees, services poorly rendered, and if they needed something from you. Otherwise good luck trying to get someone to call you back. 1 out of 5 stars feels appropriate for my opinion of All County Neo. read more

I am a tenant of a property they manage. they are terrible, if I owned this property I would get rid of them... they do absolutely nothing to ensure the building is taken care of. Gutters on this unit are growing small trees and weeds out of them, rain water pours over the side, which leads to the basement being wet with small moving rivers at times. They have no idea how to maintain the furnac. "Meld" request for service are ignored. They contract people to do work that is done very poorly, then say they have pictures and it's fine, except the pictures were not if this building and I had to send actual pictures of unfinished and not up to code work. They simply don't care about the tenants or the clients that own the structures.. Not sure why anyone would pay them just to collect rent. Terrible performance. read more

Do NOT do work for this company. They used to be amazing and pay everything basically NET 15. I called them numerous times over several weeks trying to get everything straightened out. I sent emails, left voicemails etc. I finally got in contact with the owner (Rob Grahovac) and explained that I understand the difficulty of accounting and moving systems etc but I'm simply asking for a timeline for when they will figure it out. I visited the location in person and no one would leave the meeting to discuss the issue with me. We had a rather pleasant conversation about how it's difficult as a small business owner and sometimes you need to step in. What followed was him not answering my calls or pushing me off with text messages. They failed to provide a timeline and took a little over 3 weeks to finally mail payment only after I said I have no other option other than to take you to small claims court. As far as their services go they appear professional but are disorganized on the back end. There was a lack of communication between their office and the tenants on multiple occasions. They agreed to doing some higher cost repairs that most companies probably wouldn't go for but in retrospect it was probably because they didn't plan on paying in any timely manner. read more

Worst property management company ever. They take your money and ignore your home. The office staff is nice, but the owner and the contact person assigned to my property did very little. The property was so neglected that it cost thousands to get it up to speed and pass the city inspections. They tried to rent my home in an embarrassing state with trash in the yard, carpet pulled, filthy bathrooms, many code violations, and so much more wrong. I was shocked when I flew out to look at it, the condition it was in. It took months to clean up the property and while it was empty they terminated me from their service with no warning. I would not have kept this company anyway, but I think they knew they were not capable of managing my property. Very rude, when I challenged them on some fees that they charged. These people take advantage of their renters.. You will not have your security deposit returned regardless how you leave the premises.. They are a cut throat outfit who will charge you for updates like painting and repairs that should have been made by the management company due to normal maintenance.. Jim and Lynn Mollohan were our landlords At 271 Grant Street in Ravenna until Jim passed.. Then these tyrants took over their properties and all the personal respect we got from Jim was gone.. He had promised updates like trim and countertop repair. When we moved, we got charged for the repairs. I have never heard of a former resident being charged for painting and labor. If your looking for rental property please be aware of this untrustworthy company. It's all about the dollar. One last thing, we lived there for six years and not one rent payment was late, Ever..
