I had a very disappointing experience with All County First Choice Property Management. Do not do business with them. I initially applied for a house, but I did not get it. Later, Albert called me unexpectedly, saying the same house I had applied for was now available. I agreed and began preparing to move forward. I had already paid my security deposit and was in the middle of signing my lease when the online process failed. When I contacted Albert, I was told the house had already been taken, despite him previously offering it to me. Even though I had paid the deposit, I was told it would take five days to get my money back, and I also lost the convenience fee I had paid to submit the deposit online. To make matters worse, Albert then suggested a condo in the same area I already live, as if I would want that instead, even though I had specifically applied for a house. Now I have to wait for the manager to call, with no clear timeline, which just highlights how unprofessional and disorganized this business is. Worst living experience. I would never rent from this company. They basically acted like no one lived in my unit. There was roof work starting at 7 am, including Saturdays, and they did not give us any warning. That lasted a week. We did not have hot water for 9 days, I had to threaten legal action in order to get it fixed. During those time periods, they did not offer to house us elsewhere. Our oven broke and they took a month to replace it, and decided to have the new oven delivered without our permission a week before moving out. We have reported leaks and nothing was ever done about them. It is crazy to me that I have to remind a leasing company that real human beings are living in the unit. read more

I have been a customer of All County for almost 7 years. I have depended on them as I am an out of area owner. They have managed 2 properties for me. In August of 2022 my unit flooded. It started with a leak in the washing machine and the tenant filed a claim on a Tuesday with the management company. The maintenance team came out and said there was not an issue. The leak persisted until it became a flood on a Sunday morning. The tenant tried reaching out to the management company with no luck. The tenant reached an HOA board member who had access to owner information. Once I learned of the now emergency, I called the management company with with the same luck the tenant had. Being 3000 miles away and on a Sunday I called a plumber who stopped the leak within an hour, and I called a disaster recovery team who had the carpet pulled and fans blowing wintin the next hour. I offered the tenant food allowance and hotel accommodations until we could reach the management company. I was asked if under the circumstances could my tenant break the lease and I said yes just please give a 30-day notice so I could schedule necessity repairs. Tenant moved out and I was not notified until after the fact, so no notice was given. I was out a full month's rent. I made the repairs to the unit and relisted for rent with the management company. It sat for 1 month with no applications and virtually no communication. I informed the management company that my goal is to rent the property but I wanted to list it for sale as well. I communicated to them that if a tenant comes in we will take the listing for sale down. Two weeks later, I get an email, not a phone call from the property manager to tell me they are canceling my contract. Not a warning, not a call, nothing, Just an email ending there services with zero notice. The notice said that if I do not sell the unit I could come back. A simple phone call to say hey, we need you to either list it for sale or keep it for rent but one or the other I could have made a decision. But no, unilaterally canceling after almost 7 years of business. Shannon used to be the best. Attention to detail was a strong suit. Being so far away I had comfort knowing she was just a call away. Not anymore. Now I do not know what happened. Thought I had good history with these people, but apparently not. Mike whom I never heard from before said this was his decision that it is expensive to advertise etc... seems his goal would to be to rent my unit, not turn away business. My question to them, and I did ask it, why is a unit sitting empty for over one month and no is one concerned. What are you doing to market the property. Why are you not personally showing the property instead of just giving people lock box codes and going in unattended by themselves. Minimal effort at best. I have been a Tenant for one of All County First Choice properties and I will say I am suprised at the low rating. This company has been truly emazing to me for the past two years. As I have seen rent go up crazy high with my friends renewed leases, this company makes sure that they do not intential up rent an outrageous amount. The individuals in the office; especially Shannon have hands down been so amazing to communicate with. OWNERS BEWARE!!!!!! You will be better off managing your property on your own or with someone else. They don't perform the services they claim they will, including securing a lease before expiration!!! In my case, the tenants went 2 months without a lease before I found out. They use incompetent vendors that don't show up, nor did they know their craft. All but 1 repair was arranged by me, NOT the property manager. Why have them! More to say, but you get the gist. Interesting how Michael O finally has 5 minutes to spend in regards to this property after 10 months of neglect. Anyone else wonder why the two positive yelp reviews are from "Michael O" (owner) and "Amber", the name of an employee? In response to owner's rebuttal...full of lies. I will never recommend this property management company. I lived in my place for two years and had nothing but problems. March 2 2015, Fridge/Freezer not working. June 6th 2015 leak in pvc pipe in utility closet 11/2/15 AC not blowing cold 7/19/16 AC not blowing cold- was not repaired for a full week in the hottest month of the year and no attempt to put me or my kids in a hotel. 9/16/17 rodent in apartment 10/4/16 snake in apartment 11/10/16 front door issues 12/26/16 water coming through fixture in ceiling I had to repeatedly bug my landlord to get these issues resolved. Plus they took a chunk of my security deposit when I left because I didn't give a full 30 days, even though I left the place better than I found it. read more

This place doesn't even deserve 1 star. They rented us a condo that was infested with fleas and will not resolve the issue. They keep telling us that they can't get ahold of the owner. Give me a break. They sent someone out to spray twice and that was it. You can't get rid of fleas by spraying twice. It seems like they got ahold of the owner previously but now all of a sudden for almost a month they can't get a hold of them. This is absolutely ridiculous. And so is the fact that they allowed us to move in there know there was an issue from the previous tenants. Now when i ask about breaking out lease with no penalties I get no response at all. We are seeking legal advise and I will keep fighting this. read more

As a rental property owner: after a 7 month business relationship with this company, it is only fair to state, that this business is by far the worst management company one can deal with. The agents are unavailable; promises are made but not kept, monies improperly (or not at all) disbursed. Borderline embezzlement, book keeping inconsistent or none existing. This may be one of the worst experiences I have had with an apartment. Although the secretarial staff are very pleasant and kind most of the time, the experience with the apartment itself has been nothing but bad from day one. The place has been under construction for over a year. Every day you're dealing with maintenance people at the property banging and clanging things around. Well not every day, as they seem to show up at random moments and work for a few hours here and there...especially when tenants are trying to sleep. Even on Thanksgiving and Christmas Day when people prefer to rest they are banging around at early hours. There is no end in site as to when they will be done remodeling the property. We paid over 1000 a month to deal with all the noise for the year we were under the lease and they were actually working on the property before we moved in and came to look at it. Maintenance staff sometimes appeared intoxicated. They have been seen drinking and smoking in front of the building. They would play loud music treating the place like they were working on an abandoned building. A few times after they left, the entire place smelled like smoke, and took hours of airing out the apartment to get rid of the smell, as they would smoke in the area downstairs next to their maintenance closet next to the steps and the smell would get into the vents. One of the maintenance workers would swear constantly. I reiterate that they are spending well over a year trying to fix up two small buildings each with 4 one bedroom apartments. Plus condos are about to start going up around the corner putting you in the middle of all the construction. The place has the old window shaker AC units. They will cool down your apartment after running for a few hours but when you first turn them on it won't cool down right away as central AC does. Some windows got painted shut when maintenance was painting so you couldn't open them which made it hard to cool down the apartment and the ceiling fans never did help much. Lady in one in of the downstairs apartments had a dog which she claimed is service dog. It was untrained and was never on a leash or in a harness. The thing barks aggressively and tried to attack us. Nobody cleans up after their dogs and there are deposits all over the backyard. Was told we needed to tell them a month in advance if moving out at the end of the lease but couldn't get a straight answer as to if they were renewing the lease or not when the contract was up in the beginning of July, so we had to move out. One minute the property is up for sale the next minute it's rentals. I was moving out and had a staff member show up and try and say we were trying to sneak out in the middle of the night when they never made contact after several calls to determine if they were renewing our lease or not. It was the beginning of June and they had our last months rent plus 1100 security as we had paid it on move in and the contract ended July 1. We just assumed they were not renewing so we were making plans to move out. She yelled saying we knew the place was under construction when we moved in. We figured it would be under construction for a few months or maybe even 6 but never over a year. The contact was not evan a full year as we moved in July 15 but they ended it July 1. It has a good location and apartments are a decent size. If you don't mind never having any peace and quiet this is the place for you. read more
