Dan & Tina performed an inspection on a 2004 house my wife and I were going to purchase in September 2020. Thank goodness they did. We received the 124 page inspection report and it was filled with so many major and minor issues it really saved our butts! We were more than pleased with the inspection but the seller was not. Because this is a sellers market like we haven't seen in a while, the seller would not do the repairs nor discount the house more than what was agreed on before the inspection; telling us that his house was worth it and he would get his asking price. Maybe so, as I see his house is pending now. Nonetheless, Dan and Tina were professional, very detailed and caught things that were hidden from plain sight. The most shocking thing they found, besides fiberglass particles in the HVAC ducting and rotten facia in one valley, they left a whirlpool tub filled and running for a couple hours while they were performing their inspection. After a couple hours I was leaving them to finish with my agent and Dan pulled me aside to show me that there was a leak behind the shower wall that was so bad it was leaking water outside from the brick weep hole, something I have never seen in my 53 years (I often wondered why those weep holes were there). My wife and I are disappointed that the sellers wouldn't do any repairs, and that we just spent a bunch of money on an inspection on someone else's house but they saved us potentially tens of thousands of dollars in repairs. My husband and brother are in the process of buying a 4 unit building. We were concerned that the property might have a few issues due to the age of the property. We had no idea where to go to have the property inspected. The real estate office gave us the names of a few inspectors. I looked online to read their reviews, but I really did not see anything that would make me feel comfortable with using their service. I came across All American Inspections and called Dan. He had a lot of reviews and all positive. He was in the process of inspecting a property, but still took the time to go over everything with me in detailed. This made me feel comfortable. We decided to work with Dan. He spoke with me while he was on site and provided a detailed report with pictures and videos. The property had more issues than I expected. He then referred me to electricians, termite inspectors, roofers and plumbers. We even had the property tested for mold based on Dan's observation. Turns out one of the units has black mold. Last year I called Dan with All American Inspections to inquire about an inspection and mold testing for a house I was renting at the time. Dan was very helpful over the phone and answered all of my questions so I decided to go ahead and schedule the testing and inspection. The day of the inspection Tina came out and did a wonderful job. She spent hours inspecting the property, answering our questions, doing the mold testing and explaining about it. I learned a lot that day and I was very, very thankful. Within a few days our 28 page report was emailed to us and Dan called and explained the report in detail. I was so impressed that my father used them as well to inspect and mold test his house and property. Once again Tina was great! She answered all of my dad's questions and took her time with a thorough inspection and doing the testing. Dan was awesome with reviewing the report once again. All American Home Inspections exceeded our expectations! Dan was extremely helpful and thorough. He educated us during the inspection so that we would be informed of the problems at hand. After the inspection was completed, he remained in contact with us and allowed us to call or text him at any time with questions. He does honest work and is one of the best in this field. Outstanding! I wanted a thorough inspection of my home to identify any issues I might be facing now and in the future. I live alone and have little knowledge of home repairs. Dan was awesome! There was a little confusion about the appointment time (his business partner made the appointment with me but miscommunicated the time), but it was well worth the wait! Dan was highly professional, incredibly thorough (even according to the Realtor), and explained everything as he went along. He took time to listen to my concerns and then addressed them with his inspection and made notes with the ones that were relevant. He gave me some great tips on things to watch throughout the years and how to maintain the home. We found this inspection team online and decided to use them based on stellar reviews from Yelp and other websites. We couldn't be happier with their service, as Tina and Dan did a very thorough inspection of a house we loved and were about to commit to closing. Upon receiving their detailed inspection report, however, we decided to withdraw our offer because they found numerous serious defects in the house that were not easily seen by us or the realtor. Although we spent some money to do an inspection on a house that we did not buy, we are so happy and indebted to the fantastic duo team for not making a possibly disastrous investment on a problem-ridden house. Tina at All American Inspections and Testing is like a house detective. She inspected two houses for us during our search and each time it was like she was conducting a forensic investigation into crimes the owner was trying to hide. And she found them! The first house had extensive termite damage and an active infestation (both drywood and Formosa) and the second house had toxic black mold. Each home also had other problems, all of which she detected. You're paying more at All American but that's because you're getting more, a much more thorough investigation than some guy who'll come and go within an hour. These inspections took four hours. It's definitely worth it to pay more upfront than find out later that a cheaper inspector missed a problem that will now cost you tens of thousands of dollars to solve. Dan at AAIT has been amazing! He conducted air quality tests for my home following Hurricane IDA and I am so glad I had him. He educated me as he went through the testing and went into detail about the test results.
