If you're an HOA board considering AIM Real Estate Management -- proceed with caution. We dealt with constant staff turnover, lack of follow-through, and poor communication during our years with them. The real issue came during our transition. Kevin Quat (President of AIM) withheld all community documents until the full 30 days post-termination and resisted efforts to transfer our own association funds. He was difficult, defensive, and made everything harder than it needed to be. Communities need supportive partners, not roadblocks. Sadly, AIM proved unreliable and unprofessional when it counted most. We do not recommend them. read more

Josh and Marlan have been really amazing helping get our two rental units up and leased to qualified tenants. They are always available and willing to help in an way they can. One call from Josh and the plumber was right out. I had made calls and didn't get that kind of response. Totally feel they have the owners back they are your eyes and ears. Very poor management. Lack of upkeep on the building has caused numerous issues, including many roof leaks into several units. When it happened to mine they told me to call my HVAC company, which I did, and they confirm my HVAC unit was not the cause, the leaking roof was. Now AIM is refusing to reimburse me for that visit, which I never would have had if their roof hadn't leaked. My HVAC unit has been properly maintained according to my lease. Just one of the many issues over the past 3 years I've rented there. They refused to trim trees that completely covered our signage (until recently), the doors to the units are in such bad shape most people have to chain them closed, and the leaking roof (which they have known about for years) caused our insurance to go up SIGNIFICANTLY, which in turn gets paid for by, you guessed it, the RENTERS. Definitely will not renew my lease with them and wouldn't rent with them in the future. read more

Communication was horrible, if you ever even received communication back. such a turn over rate of employees that no one is on the same page so you receive wrongful information didnt even have a mailbox key for the first month or living there because an employee quit near the end of the end of the lease when you have to give 60 days notice if renewing or not, they don't let you know of the price increase until less than 30 days read more

the worst place I ever had to live in this dump 5 months a real nightmare loud music trash everywhere no window screens no ice maker's I wouldn't use the dishwasher to clean my dog's food bowl, built in 1975 never been remodel since. I just wanted to reside for one year until I could find a condo to buy but I just couldn't take it any longer. the management has done nothing to resolve the issue, stay away from this hell ..They have rules but no one care , gasoline stock under the building ,flowers pots on railing edge waiting to fall on your head , moldy dirty laundry room , the tenants are not the problem the management is . I broke the lease and now they contacted a collecting agency for me to pay , I would rather spend the money in lawyer fees , this was a constructive eviction I never had one day of peace or enjoyment of the apartment the landing of the unit next to mine was clean until I moved in then hell broke loose . read more

The owner, Kevin Quat is a liar and has no soul. I lost my job and needed to move back to my home state and break my lease. I immediately found them a qualified replacement for my lease. Kevin told me he could do it for $300 and ended up stealing my deposit and charging me for phone calls, texts and emails during the process like he was an attorney. He thought he was doing me a favor. He is nothing but an arrogant business owner who screws good people over. Do yourself a favor and heed my warning. Kevin will screw you over too. He owes me over $1,000 in security deposits he based on our discussions and the facts that he did not disclose the additional costs he was throwing at me. read more

ABSOLUTELY THE WORST COMPANY EVER. This company owns the unit above me. Their maintenance man, Mark, burst the water pipe and flooded my unit. We were forced to stay in a hotel from Oct.2-16- costing us over $2,200. AIM/their insurance is now refusing to repay that money to us because my boyfriend works at the hotel we stayed at. But, please note that he had nothing to do with our stay, it was all done by his superiors. High Tide Water Restoration came and were done in a promptly and were generally fantastic! Once they were done, Mark was supposed to come back and fix the 4 holes in our ceiling, repair our can light in the kitchen, replace our baseboards, repair the wall that was saturated and then repaint. While this was all supposed to be being completed we were completely out of the loop, when I came by the apartment on numerous occasions to check the progress, he was never there. When my boyfriend did finally find him in the unit (on a Thursday) he said that significant progress would be made in the days to come and when we returned to the unit on the following Sunday, NOTHING had been accomplished. On the next Tuesday evening, we were told we could move back in, only come to find out, I have a can light hanging out of my kitchen ceiling, no baseboards in my laundry room, hideous blemishes on my ceiling where it has not been repainted or the popcorn replaced a large part of my wall had to be fix and is also unpainted . Now, they have put a huge halt on any repairs being made, claiming that an assessor will be coming out to determine who's fault everything is and will not touch our unit until the insurance gives them the go ahead which is ok except that it's been a month since this all happened and they need to get it fixed. They're treating us like we did something wrong and we are quite frankly the victims in all this. Up until Oct. 2 I had no dealings with AIM but rest assured, I will make sure that every one in the area knows the hell they've put us through. read more

Last year my husband and I made the decision to turn our second home into an investment property. AIM was onsite so we chose them as our property management company. We are very pleased with our decision. Kevin and his staff show exceptional attention to their clients. Since we are new at this and live out of state, we have many questions. AIM has always taken the time to provide an answer. We signed the property management agreement last year and in only two weeks our unit was rented. This year our unit was rented as soon as it was available. We send a special thank you to Glenn Schrader who has gone above and beyond to make sure our unit is extremely well maintained. He also helped us by getting quotes and overseeing our flooring project. We look forward to another year and would highly recommend AIM. read more

As a property owner living in another state, AIM has made our rental worry free. When there have been issues they are very easy to get a hold of and communication is always open. Problems are resolved very quickly. We had another management company prior to AIM who did nothing for the owner/renter except take our money. Very please with this group. Worst rental company I have ever dealt with. Josh was our agent and he was very helpful at first, but once we signed and were moved in could not get any help from him or the company. The company would say to talk to the owners half the time and the other half the owners were uninformative about the fact that we should have asked the company.. in the end they screwed us with the lease as well as the deposit. I have people in my family who are in the same business and said most of not all companies do not operate the way this once does. read more

They don't tend to renters needs unless you ask roughly 5 times and it still takes several months for nonfunctioning things to get evaluated and then fixed. Multiple customer service issues and unreasonable fines assessed. Charged for an HVAC air filter that was not changed. Entering apartment without permission. Asked to leave key under mat while I worked my full time job so they could get inside apartment because they didn't have a key. Fined $500 for a small plastic chair sat near dumpster. Dishwasher broken for almost 6 months but continued to pay full rent. Tools left by AIM after service all over kitchen and floor. Leak in master bathroom never fixed. Management told multiple stories. Apartment not clean when moved in but I was required to have it professionally cleaned. Many more issues - space limited to type. Complaint filed with BBB. I had rented a condo for my dad for a year-long lease. The condition of the condo was extremely dated and dirty upon move-in and had old appliances and an old HVAC unit. The carpets were so dirty and in one room the carpet was 20 years old. Unfortunately, I didn't have much of an option as I had to get my dad into a place that suited his mobility issues. I did a walk-through and we took pictures I made sure the condition was documented. Unfortunately, by the end of the year my dad passed and that employee had left and a different employee had to do the walk-through on the move out end, who consequently left just after that walk through. There were major discrepancies that were not included in the photographs. They had obscene charges and kept majority of my dad's $1300 deposit. They conveniently took $379.00 to put towards the " carpet replacement" of old and outdated carpet. They also charged us $400 in cleaning fees which included $75 for a 8' x 6' balcony area that was filthy when we moved in. I was told their tech cleaned up that area and charged that amount which probably took him five minutes to clean. Their tech conveniently charged us a $165 to put towards labor for disposing blinds. I want to be AIM's tech as you get paid very well! Then on top of that they have a project management fee for the coordination of sending the tech in to do everything that I already paid a ridiculous fee to have him complete. They don't retain their employees which works against anybody who is trying to have consistency with move in and move out conditions. That also tells you something about this company! I knew that contacting them to discuss this would not get me any additional funds back but at least it would give them an opportunity to explain themselves. That conversation was as one-sided as the charges that we incurred as a result of our move out. Be forewarned, do not use this company as there are many more reputable and honest companies in Hilton Head. read more

I agree with previous reviews written by Kevni P, Jordan H and Ericka J. AIM is a very unprofessional company and I urge you to run as far away from them as possible from them. Here is a list of my grievances which I have discussed with them but which they did not resolve. Please read to the end, just to see how unprofessional they can be. 1. First of all, I had hired them for the specific purpose of evicting my tenants, who were several months behind in rent. I was working out west, and the house is in SC. I paid the fee to hire them, however, they never evicted my tenants. They kept telling me that we had to wait for this or that. Then eventually it became too late to evict them, because they would have gone to court and we'd have had to wait for that which would have taken longer. As it happens, the tenants STAYED on in the house A WEEK after their tenancy was up, and, no, did not pay extra rent. All told the tenants owe me $5000. 2. Secondly, AIM found new renters for me but they negotiated the contract with the renters to my disadvantage. Which is unethical of them. Basically they negotiated that the tenants would do mowing and bush trimming in exchange for $150/month off the rent. However, they neglected to include 'weeding' as one of the tenants duties, which meant that I was in the awkward position of having to find someone to just do the weeding. AIM offered to do the weeding for $90/hour, but I did not take them up on that offer. Furthermore, they were supposed to have been checking the house, but they weren't so when I came on my visit I saw the weeds had gone out of control. AIM suggested that I hire a landscaper to do the weeding/ mowing/trimming at $160/month in addition to the renters getting the $150/month off their rent! Again, clearly they were not acting in my best interests to resolve the situation. They wanted to suggest to the renters that they give up their $150 rent deduction, which I thought was crazy but as they were professionals I agreed. Sadly, the renters then reported to me that they felt 'bullied' by AIM about the lawn issue. 3. Furthermore, AIM made a provision that they would contact a pine straw person (the renter himself was to lay the pine straw, although the pine straw would be delivered by an independent vendor). In fact, they never did that. I understand, and agreed, that instead of having the pine straw delivered as usual in October they would wait til the next month because the renters moved in in October. However, again it was not done. Therefore they were not on the ball with looking after my property. When I visited in June I realized that the pine straw had never been laid. 4. The irrigation had never been checked. AIM should have been stipulated in the lease as to who was going to do it. As a result of it not being assigned, when I came to visit I realized that two of the spigots were broken and not spraying water at all, and one of them was spraying water in the street! No wonder my lawn was dying! 5. The renter had not been irrigating the lawn. AIM had not checked that the house was being maintained. I had to tell the renter myself that it is their responsibility to water the lawn and to return the lawn in the same condition it was when I turned it over to them. If I had not checked on that the lawn would have been irreparably damaged and it would have cost me thousands of dollars. 6. The previous manager, Derek, who was Dutch, was a reasonable man to deal with. The current manager, Kevin Quat is very unprofessional. For one thing, he actually swore at me when I came to speak to him about the issues. He then said, Oh, if it's OK if I swear and I said, no it is not. Secondly, he marginalized my concerns and as you can see from the above listed issues, his company was not looking after my property in my absence. read more

I only recommend you to rent with Absolute Island Management if you want to go broke. There is a fee for every single thing even to pay online it's an extra $50. Josh, Ted and the maintenance team were very inefficient. Never kept up with our problems. Like when we spent over a month without a washing machine everyone magically disappeared. But when it's time to charge you for anything they are very on top. Very disappointed but I'm happy and glad I don't have to deal with them anymore. Slow maintenance. Inefficient management and "overcharge" is the only way to describe this company. But hey you are free to rent from them if you want to have the worst experience of your life. They will be very nice at first. Everything changes after they get you to sign that contract. read more

However, a friend directed us to Summer House and said it was an absolute must if we planned on staying on the island. The lease agent Josh is awesome. Although have had several issues getting problems fixed in a timely manner. Not sure if it's management or communication within their office staff. I have owned rental properties myself and never left a tenant wait more than 24 hour 48 tops to have a simple issue fixed. Or at least a response. This company takes weeks to months to get problems resolved. 6 months is inexcusable. Weeks is inexcusable. And you have to call them on a daily basis just to get someone to get it taken care of in a timely manner. Not professional at all. I've seen a lot of employee turn over in just the 1st year with this company also not a good sign. read more

Please avoid renting with this company at all costs. The professionalism and communication with them is awful. From the moment we moved in we had issues. They told my roommate and myself we were allowed pets, even signed it on the lease. A week into our lease they "changed their mind" and threatened to evict us. Luckily that is what leases are for, they should know they cannot legally do that. They told us nothing about the parking situation which almost got both of our cars towed night 1. After about a month of renting we could not get in touch with our "landlord". Apparently she left the company, leaving us with no communication for months. They tried multiple times to come into our apartment with little to no notice- I had to remind them about the 24 hr notice. When we FINALLY found a contact to e-mailed, he was rude and short. You would think someone in his position would be helpful and kind. Not that case. Our lease has ended 15 days ago and still no word on the deposit. He says he has 30 days. Okay, so you're waiting till the last minute? Very professional.... Just save yourself the stress. read more

We're having a lot of issues with this company too! They have entered our apartment without consent and are trying to make us give up our pets after saying we could have them. This is devastating to be going through. After paying rent on time every month for 3 years and never causing any problems I'm surprised they would want to do this to us and lose good renters. read more

The AIM staff is super professional (and also very friendly) and has addressed our questions and calls immediately. Summer House has amazing amenities like the pool, the gym, the multiple grills and a car washing station with a commercial vacuum! The grounds/landscaping and recycling center are kept immaculate and the complex was very tastefully decorated for the holidays. I would highly recommend contacting AIM if you're looking for a great spot to live. Also living right off the Cross Island means you can get anywhere fast! read more
