DO NOT RENT from this company! They would take their time coming to fix anything that's broken in your home. My stove would be on low and start cooking on high by itself for no reason smh. The A/C unit started leaking and when I reported the issue it took 2 weeks before anybody came out to fix it not to mention it completely ruin my hallway floor. A company that has lost it's way. We used AHI for 4 years to manage our home and were very happy with them for most of that time. Unfortunately the last year things have changed with them. They are mismanaged and don't care about their customers anymore. They take weeks to respond, they won't admit fault when they make mistakes and just pass the blame. We even talked to the President and he just kept trying to pass the buck. In the end we had to take over our housing project repairs ourselves to get anything done. I will never use AHI again to manage my properties and you shouldn't either. read more

Investors beware: I started with AHI properties in 2020 and my properties were well managed by Jonathan Cook while he was at the company. There were a few issues with getting in touch with maintenance but not serious. After a year the company evidently was sold without any notification and Jonathan was gone. Joe Levio of Purepm took over and now they had two email address ahiproperties and purepm. Which I found out was because Joe Levio had taken over. My make ready jumped from $600 to $4000. A tenant was put in place but no one not even Jamie Gates had any idea about my property and why the tenant had not paid rent. I had to ask what was going on before I could get them to find out. I would receive notifications that I had a leak from Phillip Barnes but with no explanation and no follow up. For months I tried to get him to respond to my follow up with no reply. I found out after a few months that my sewer line was broken and they had no idea. I kept trying to get an answer about the leak at the property but no one would return my call and no one answered the phone. Finally I wrote an email to Joe Levio about the lack of communication. I was told to email. In July Phillip Barnes sent me a message I needed a new sewer line. I looked in my files at the lease and found out they leased ended in a week with no notification at 90 days that it was going to end. The tenant had not paid and what was worse they had abandoned the property. The locks on the house were changed by the tenant and a security camera was installed by the tenant. AHI had failed to secure my property and the grass was knee high. Joe Levio had the nerve to ask me to sign a contract with him and his new company. I demanded they finish fixing the sewer with the funds sent and turn the property over to me. But Joe Levio still wanted to make an extra buck on try to charge me for yard work after I had left his company and took the money from my last month of rent from the tenant. I contacted the Alabama Real Estate Board to file a complaint but they are as crooked as AHI. This is one of the worse companies. BUYER BEWARE! read more

This company took $135.00 in application fees from me and never ran my application. I was told the property was available so I applied and the next morning I was told that the property was unavailable and that I could choose from one of their other properties. I waited 5 days and the property came available again. I called to see if my application would be processed at this point and I was told "No". The employee told me that there was another applicant was being processed at the time even though the property was now, again, listed as available. When I asked if my application had been processed, background check done, credit check done, and she said "No". So basically I paid this company $135.00 for absolutely nothing. AHI is the worst company I have ever done business with. They managed our house in Hoover, Alabama for 1.5 years, and they are very slow to move on repairs and to communicate with my husband and I. We had a sewer back-up in December/January that they didn't tell us about, then it happened again in March and it backed up into the hall and 2 bedrooms. The laminate floor in the hallway buckled and the carpet was nasty as a result of the back-up, so I told them that I wanted the plumbing and flooring issues fixed, and multiple emails later they stated the repairs would be done late May-early June, meanwhile the tenant found some law in Alabama that allowed them to move out if the house is "under construction". I called one day and the maintenance guy said the tenant had moved out, and I was like "what?!" Anyways, none of the managers would field my questions and only the administrative staff and maintenance workers would call me back, and I'm not a difficult person, the management here is just extremely poor. When they made the repairs and did the cleaning after the last tenant moved out, it was so bad I had to redo everything, and on top of everything I had the worst flea infestation of all time. Find another company if you are looking for someone to manage your property. read more

We hired AHI to be our property management company and they are hands down the worst company. The lack of communication with owners was nonexistent! Often times our emails and calls to several AHI employees would go unanswered and when we did make it down to look at our property, because the tenants broke the lease the house was a mess! The most unorganized, unprofessional organization I have ever dealt with. They allowed the property owner along with a neighbor harass me. The landlord then threaten me and said if I didn't like it to move out. I paid my rent on time, keep her place clean, notified property management of anything going wrong in the unit and was very quiet. This treatment was unwarranted and unprofessional. Don't rent from AHI properties!!! Over a year of living with squirrels in the attic and walls . You never get a response from the maintenance department about needed repairs. The employees are rude on the phone. When you pay rent faithfully every month repairs should be done and you should definitely get a response on a repair request. read more

I'm only here to give one star because there is one employee in that office who's made this entire process of renting through the company a nightmare. Here name is Astria. There have been countless occasions where we have had appliances and other household items that need attention and assistance and as we struggled through the WEEKS (months for some applications// waiting to get fixed) we had zero assistance from Astria. In fact it's almost like she seems the entire situation is funny. There were times she didn't send any emails back during business hours despite other household members emailing her for help. There has also been times when Astria inappropriately takes the time to email me or another household member back, near midnight (but couldn't during business hours?) just to be argumentative with me (from person experience) // She also takes the time to email on the weekends to cause a chaotic problem that was even previously settled with another member in that office. We clearly don't feel like this women has any good attentions when it comes to us, and renting with Ahi. Even though me and the other tenants of this residence have had ZERO problems and issues renting through two different apartments, and Alabama rental managers (all together, over 10years) / this has been the first compliant during that time frame, and the first person I've specifically felt the need to make a comment about. She is a very rude individual and it's sad that AHI has her as a team member. I have even asked her myself if we could finally just speak to another team member!!! And ASTRIA TOLD ME NO. I would give this company, Joe and so many other people in this office an amazing review, but with Astria on their team I'm sorry to say their performance is reflected by her performance and the company as a whole, and that's sadly definitely no more then then One star. My husband and I had a terrible experience with AHI and finally terminated our relationship with them. We rented our home in Birmingham after an out of state job transfer and hired AHI to manage the property. There was little to no communication about maintenance issues until the deposit of our rent would be short at the end of the month. Billing was done months later about repairs we weren't told about. I sent email after email to the maintenance team and wouldn't receive a response for months, if at all. We asked for the house to be inspected every six months - that didn't happen either. The one time it did (nine months after the initial request) we were told everything was fine in the house, specifically that the carpet and walls looked good. When our tenants vacated 60 days later, AHI came up with a laundry list of issues that needed to be addressed. When I asked why the discrepancy, we were told that some tenants try to hide damage during inspections. But the things AHI recommended addressing were the carpets and painting the walls in the entire house! How was that "hidden" during the inspection? This was the final straw and we terminated our relationship with AHI. Now that we're selling the house, we have to spend even more money to repair issues AHI never told us about. I don't trust the judgment of the maintenance team and would not recommend AHI to anyone. read more

Tonight our Air conditioning started to blow hot air and is currently at 80 degrees. My family ( my husband and our two younger children) normally sleep with our air conditioning at 70 degrees which is a huge difference! I called the emergency maintenance to only be told that they wouldn't send anyone out tonight because of our children not being under the age of 3 WOW! REALLY? Didn't ask of any health conditions ( they both have asthma) my oldest which is 9 just got over a stomach virus and have been having night sweats lately. Also in order to keep the germs away we should all know to keep our air conditioning at a lower temperature! No other questions asked! Supervisors are gone for the night! What's the point of having emergency maintenance is my next question? If it's a fire we call the fire department! If it's a domestic issue or crime we call the police so once again what's the point of having emergency maintenance? For them to only tell me that they're going to take care of it in the morning?
