DelVal managed my property (1 unit) for 6 years *Price…read moregouging and nickel and dime-ing *Failed to make for smooth transition from one tenant to the next Example of prices plus: 1. Quote to make my place ready for new rental was $1,215 more than the price quoted by the management company I have since moved to and who has stellar reviews. Some items in the quote were clearly unnecessary, in my view and, apparently, in the view of the management company I've gone with since there was no mention of "ripping up carpet," for example. 2. Over 3 times more to renew my rental license than it would cost me to do by myself (which I have done every year). $70 versus $283 3. $180 to "supply and install" 3 smoke alarms. (By the way, 3 functioning alarms were there on the bannister. I was charged $95 to go to the unit to turn off one that was going off. 4. $200 to remove items left in closets and "haul to dump." Note: one item was a portrait of me when I was a child and the other items were photo albums. No questioning of whether I or the previous tenants wanted these items that clearly were personal. They knew that the previous tenants were my family members. Regardless, I would think that one's first instinct would be to see if family photo albums were left by mistake and to see to whom they belong. 5. $150 to inspect my property after the previous tenants vacated 6. $125 to replace a handle on a sliding door to the indoor balcony 7. No reports emailed to me (as other management companies that I have researched do) and a portal that does not at all make the reports easy to read. Indeed, I had to ask for a report to be run for what I needed to file my taxes. 8. An attitude of my place looking nearly like a dump when the person I am going with said it was a nice place (including a functional fireplace) with not much work to do to make it rent ready--painting was the main thing, which DelVal also said but, again, at a MUCH higher quoted price. Instead of seeing the dirt on the steps that lead to the unit as "normal wear and tear," DelVal's inspection saw it as "damage." These are examples. I very quickly learned to simply take care of matters myself. As I recall, it was going to cost 2 or three digits to replace an air filter, for example. The mark-up for repairs and maintenance is 20%!! Other management companies with reputable reviews and with years of experience charge anywhere from 0 mark-up (they have their own General Contracting Company) to 10%. In doing my personal research, I have found no other company to charge a 20% markup. Lack of Smooth Transition: For example, no arrangements were made with the tenants who were leaving in terms of keeping the gas on (putting it in my name) or changing the electricity into my name. Again, I am taking care of these things, including having to travel 2 hours to wait in person for the gas company to turn on the gas. Bottom Line: A landlord can do MUCH better without DelVal and with another management company.

I must second the bad reviews! I was going to give them a two-star rating because there were a…read morefew times they did give me timely help when I needed it, but I felt the need to warn the public off this property management company. 1) All the stuff about them doing everything possible to extract money from you is true. A) I would emphasize the new scheme is to try to keep locking you into a yearly lease, rather than let you go month to month after the first year or two. Basically, they are always engineering to either move in a hurry when it is inconvenient or extend the lease so they can extract a lot of money from you when you have to move because that next big life change, new job etc. B) They are extremely punitive of enforcing the letter of the lease when it comes to any nickel and dime way to charge you. For example, if you were to leave behind some small easy to carry thing for a Maintenace guy like a step ladder (because you have a much better one than the one, he uses), they will charge $50 as if you were leaving a large hard to carry sofa. This kind of thing is very aggravating due to what I'm writing in 2) and is the main reason why I am writing this my first Yelp review. 2) While they are extremely punitive, and I will add threatening in their communications (warning you of some new problem and how if you are found doing such and such you might be evicted), while they are often themselves really guilty of delivering a below average product where you can find yourself living in slum conditions due to no fault of your own. For example, I had a persistent black mold problem in a spare bedroom that hounded me persistently until it was nearly time to move out. (The problem was temporarily solved with bleach etc. but they never really were able to get to the root of it because their staff was always busy with other projects until I was a month from moving out.... Another example, I had a one foot by one foot hole in my bathroom ceiling above the tub/shower for over a year due to faulty building maintenance and negligence (a water leak of the upstairs apartment and workers ignoring my banging on the door that water was leaking!). This was not repaired until about two weeks before we had inspectors come so the company could keep it's rental license. Besides all this they are fussy about having "assigned parking", yet they do not bother to actually mark the spaces with a sign or paint them. Basically, it is up to you to realize you are so many spaces from the dumpster etc. And I'm not sure how people ever know which spaces are for visitors other than keep their occasional mail notices on the topic and give them to any guests that might be staying with them. In addition to all the above, they are not set up like your typical landlord, or Property Management company. By this I mean there is no office that is in town, or at least easy to get to that you can walk in give them your check in the first three days of the month while you are doing errands etc. Their office is not set up to receive visitors at least not renters, and do not expect the customary three day grace period on your rent at the start of the month. Anyway, unless you are in danger of being homeless and got nobody else to rent from, I advise you to look elsewhere.

DO NOT RENT FROM SLATE…read more I lived there for one year and had a horrible experience. It started bad right from the start. They were impossible to reach and when you did reach anyone they would not have the answers and said they would need to get back to you but never did. Throughout my stay, my roommates and I had multiple issues. Some were fixed with but the big / costly ones were ignored. I warned Slate that I saw a leak starting on my bedroom ceiling in October. It was ignored until I called and called about it. The little leak blew up into a full blown issue. Slate never appropriately addressed the issue and kept trying to do cheap fixes instead of solving the issue. I had a leak & hole in my ceiling from October-January. There were periods where they were ignoring my calls and emails. I ended up getting a rent credit because I fought so hard and had put rent in escrow. Also the issue was never truly fixed as the girl in the apartment below me started having leaking due to the quick fix they did for mine. George is a smooth talker but do not let that fool you. He is like a politician. He may genuinely be a nice guy (although I don't think he is) but he definitely is a HORRIBLE landlord and business owner. He did not even have a valid rental license for my apartment when he rented to me. The city of Philadelphia contacted me and issued him warnings and fines. And no we did not get the security deposit back. They actually said we owed them money that they would not be pursuing. Ha! Save yourself the time, stress, and money and stay as far away from Slate as you can.

SLATE negligence could have killed my son and his roommates - not being hyperbolic - gas was leaking into the house. I am cosigner of lease - 224 Wendover. Feb 2020, gas bill was $17 each; March was $130 EACH. Didn't pay b/c obviously something was wrong. Slate did not even notice the jump in the bill; My son and his roommate were waking up with headaches. Slate did nothing. My Roommate called PGW - Slate did not. PGW came and inspected all pipes and connections. PIPE ENTERING HOUSE WAS RUSTED; GAS WAS LEAKING INTO THE HOUSE. Told Slate I was not paying the outrageous gas bill due to their negligence. THEY HAVE BEEN PILING ON LATE FEES SINCE FEB OF 2020. I have lost count of how many times I've called; they DO NOT CARE ENOUGH TO RETURN THE CALLS. I wonder if this will make a difference. I am sorry for the owner of the unit, this is not his fault; Slate has been negligent and every time I think I might pay the bill, I recall how SLATE ALMOST KILLED MY SON.
