The only reason why Erin is getting a one star review is because a zero star review is not an option. First thing that is not necessarily a complete knock against her is that our window for her to show up for an appraisal was between 4pm and 6pm. We requested her to show up as close to 4pm as possible due to us having kids and they'd be home after 5:30pm. She showed up at about 5:45pm which is technically within that time window.
Once she showed up, she started her appraisal. Based off my research as well as speaking with multiple people in the real estate business, appraisals typically take between 45 minutes to an hour to properly conduct. She was in our home for about 15 minutes total. Once the appraisal was completed, she left without issue but it struck my wife and I as odd that she was only in our home for about 15 minutes total conduct an appraisal. Some days passed and our realtor reached out to us saying that Erin had appraised our home much lower than both our realtor and the buyer's realtor had thought our home would go for based off of comps in the area. When details were given, Erin had "measured" our home at just under 2300 square feet. My wife and I raised the issue that according to the building plans and brochure that the home building company provided, it measured just over 2500 square feet.
I own my own construction company so I'm well versed in how to use a simple tape measure. I measured the exterior of my home as is standard and I got over 2500 square feet. When we asked our realtor how Erin had measured our home, Erin had told our realtor that she had used a tape measure and laser to get her measurements. This was an outright LIE. Erin lied to our realtor saying she had used a tape measure and laser. How do I know that? I have video of Erin in our backyard counting out her steps to "measure" the back of our home. In the video you can see she only has a camera in her right hand and no laser or tape measure to do PROPER measurements.
After my wife and I raised the issue of her "measuring" techniques, she told our realtor that she needed to come back to our home and "verify" a measurement even though "she knows she got it right" when she was here the first time. The second time she came, the video on the camera shows she used an actual tape measure and measured the exterior of the home correctly.
Erin's "professional" appraisal cost my wife and I thousands of dollars on the sale of our home and resulted in our mortgage of the home we purchased to go up since we had less money from the sale to go into the down payment. Erin is unprofessional and extremely dishonest since she flat out lied to our realtor saying she used a tape measure and laser to measure when we have camera footage to show otherwise. I would STRONGLY recommend NOT USING Erin for ANYTHING real estate related as she has shown that doesn't care about being professional and honest and has shown a STRONG propensity for being dishonest and completely inaccurate on her appraisals. If someone is using a VA loan and she shows up for an appraisal, be prepared to have any documents or surveys ready to counter her work. She has shown that she won't do good work and we are in the process of reporting her to the VA to keep her from being an official appraiser for them but also reporting her to the official institute so her license to be an appraiser can be revoked. Her "work" and lying about her work is what has warranted this response and hopefully she loses her appraisal license soon. read more
