For the past 2 years (2021 and 2022) we have stayed in a duplex rental on 81st Street. The 2 bedroom, 2 bath rental is clean, comes equipped with every beach amenity imaginable, includes both children and adult bikes and helmets, and a kayak. The beach is an easy 3 block walk from the house. The only downside to this property is the screened in back porch is never quiet as the neighbors pool has a loud filtering system that never turns off and the air conditioner unit is loud. Sadly we are not able to rent this home for 2023 for the dates we wanted but Petra from Duncan Real Estate found us an ideal rental in the price range we could afford. (Rentals have almost doubled in price over the past 5 years!) I highly recommend working with Petra at Duncan Real Estate if you are looking for a vacation rental on AMI.

We will NEVER rent this house again. For starters, the kitchen was minimally stocked... Just the required pots, pans, dishes and glassware, but NO serving dishes, platters, etc. We assume their personal serving pieces were in several kitchen cabinets that were locked. MORE importantly, the owners live in a different country, and manage the electrical system for AMI Beach Home from their home abroad. We were UNABLE to use the SPA for several days while the problem was being DISTANTLY resolved. The MOST significant issue was that we were WITHOUT Wi-Fi for six days, a MAJOR inconvenience to us during our stay . After almost a week of the owner trying to fix the problem from abroad, it was finally resolved. To compensate us for our inconvenience at this premier rental, the owners reluctantly but finally agreed to compensate us with a " small gift card to a local restaurant" I will end by saying that my husband and I found this "compensation gift" AN INSULT as we were paying $700+ per night for this premier property Respectfully submitted , Bennett Prichard

I've been contacting Alahna since we started looking at homes in Florida. I found her through Zillow, and it brought us to this office. We've been to Sarasota, Lido, and Longboat Keys a few times. Our concern is that the place we will find does not allow pets. We're a pet-friendly couple, so we want to find a place that welcomes our pets. Alahna has been very good at listening to my concerns and has been good at explaining some properties. She dealt only with me before we coming to this visit. When we were there, she had the opportunity to speak to us in person, and Hubby thinks she's a good and professional RE agent. It was good to talk in person to be on the same page about what we expect to purchase. Alahna answered the questions that we had in our minds other than just the pet issue. This office is beautiful inside and outside. It is located in downtown Main St. It is a busy area with restaurants and stores along the street. The way she handled us makes us feel comfortable to continue working with her. We had the opportunity to tour a few homes. We know this process will take some time because we don't want to make any mistakes. With the help of a good agent, we believe we will find what we're looking for. Our next visit, if the schedule permits, will be July or Sept, or the moment the price is right, we will fly down to view more homes. If you're looking to buy a home in the area and happen to be downtown at the same time, please visit this wonderful office to get some information about homes in Sarasota. We received the brochures. We look forward to studying more about the lifestyle of Sarasota. Nice office and highly trained professional! Highly recommended!

Re: Charles H. Hodges, CMI FL HI8377 Hodges & Associates, LLC…read moreWe hired Hodges and Associates, LLC. home inspection service to complete a 4 point home inspection on our home pre-purchase in 2016, on the home located at 919 82nd street NW, bradenton FL 34209. This home inspector pulled the wrong roofing permit for our home before we bought it, showing the roof was installed in 2013. The inspection also stated that the roof was in good shape with 17 years of life left, however 6 years from the time of closing, we were trying to renew our home insurance and the insurance company stated our roof needed to be replaced because it was installed in 2003. We have all the documentation and the inspection report which states the roof was installed in 2013, with a manatee county building permit number. However when we pulled the permit number from county records it was for another house located at 1919 82nd street NW, not 919 82nd street NW. (A huge error on the inspectors part) This error has cost us a new roof, almost $20,000. The new roof had to be permitted/installed in 1 months time in order to satisfy our new home insurance company. We have contacted Hodge and Associates and have several emails from Charles which we also have on record. He admitted the error but is not willing to work with us in anyway. I don't believe he carries insurance. A dead end in the worst way. Devastating for us! Do not use this service! SB
