I am a clean person, but the hard water in this place has caused the bathroom faucets to look like this. Nothing I try cleans it off.

These are NOT "luxury" apartments, although the corporation who owns the property wants you to believe they are. The place is run by heartless and greedy people who will take advantage of you at any and every turn if given half the chance. I was a tenant at this complex for years up until CoVid hit. . The rent can be jacked without so much as a 24 hour notice; mine recently went from $863 to $1029 without any proper notice. They are two-faced and backstabbing. The apartments are ill-kept; the tenant is responsible for pretty much ALL maintenance inside the apt, including the upkeep of the Fridge, stove, A/C, although all those things belong to the corporation, not me. My fridge has no handle; the stove is at least 15 years old, the A/C needs a new filter and they have refused to put it in for me, even if I purchased it. They throw people out with no qualms, even if the tenant is paying their rent, following the rules, and causing no problems. And they're doing this crap during CO-VID! They don't have an ounce of compassion for anyone. They are out for your money and your money only. That is literally all they care about. I have plenty of photos to document how badly this apartment is maintained. I can only do so much myself. In other buildings, the landlord has the responsibility to maintain the appliances. Not here. The pool is green.....literally green. Looks more like a swamp. The corporation and the property manager can do anything they like, but if a tenant steps even an inch out of line, they get f--ked royally. I've been told they screw people over on deposits, as well. It's also a difficult building to get stable Internet in. It's impossible to work remotely here. Very inconvenient during Co-Vid. The mailboxes are not secure; one panel is loose and if you want to mess with the mail, it would be easy enough to jimmy open. The laundry room leaks. You are nickled and dimed for every "amenity" they claim they offer here. You have to pay a fee for the private washer and dryer that is in the laundry "room" on the deck of every apt. Even if the machines don't belong to you. Money talks at this place; humanity is completely non-existent. Do NOT even THINK of moving here. You WILL regret it. It's been nothing but one long and painful headache. If anyone is interested in photos, I have plenty to share. Please contact me before you apply here. You'll thank me later. Also, you CAN have pets....but there is a pet rent fee every month. Even the animals have to pay. Ridiculous beyond belief.

The carpet wasn't secured properly, causing my 4-year-old to cut his feet on the exposed edges. When I raised the issue, Rusti wouldn't take responsibility. Our AC and heater didn't work, the oven was damaged, and the kitchen sink had a moldy odor and visible gunk/hair-yet I was told this was "normal." I was consistently met with defensiveness, gaslighting, and blame rather than solutions. As a tenant with a disability, I've experienced deeply concerning treatment. Despite both my husband and I being on the lease, Rusti regularly insisted on only speaking with him. When I emailed with questions or repair requests, I was met with hostility, dismissed, or pressured to switch to phone calls-something I made clear I couldn't do after I was yelled at and brought to tears during a previous conversation by Rusti herself. I have asked-politely and professionally-that communication be handled by email to maintain records. This was initially agreed to, but as soon as I began referencing my legal rights as a tenant, the tone shifted dramatically. Instead of resolving issues, they tried to have us re-sign a document we already signed, then sent us a blank copy instead of the signed one we requested. They even tried to record inside our unit without consent by telling maintenance to film it, which caused me significant distress due to my trauma and CPTSD. As this is highly illegal. Rusti has refused to acknowledge how discriminatory and inappropriate her behavior has been, instead trying to flip blame onto me every time I speak up. This is not just bad management-this is manipulative, negligent, and unethical behavior. They have taken our deposit and our money, and then attempted to pressure us to leave when she realized I wouldn't be easily silenced. I will not be moving. I will hold them accountable for the full duration of my lease. For transparency: the one bright spot has been Eduardo from maintenance. He has always been professional, respectful, and helpful. I deeply appreciate his work and feel for him having to work under this management. If you're considering this place, think twice. The issues are not just cosmetic-they're systemic. She doesn't uphold their no-smoking policy, don't follow through on repairs promptly, and do not treat all tenants fairly.

You pay to live here. You pay bills here you going days without water.

It was vacant a month so no reason not to show me. I will tell you why, their is a non refundable amount of your 800.00 deposit of 330.00 plus 100 and for office work nonrefundable of 50.00. The night I moved in I expressed a couple repairs were needed. I didn't mention the carpet that hadn't seen a vacuum for years nor the un clean stain soiled carpet that was not in anyway seen a carpet cleaner in many years. I couldn't even run a sink of soapy water because the only one stopper for the sink was pulled apart in two pieces and couldn't hold water for dishes. She stated first night she will not have 200 repair Bill's right off the bat. That was because of air conditioner blowing warm air. She got several calls from me to repair so when they attempted to repair an air conditioner beyond its lively years air would stay cool enough for little relief so I would go to sleep to wake up with air blowing hotter air than L n outside. She finally let me live with no air for over 24 hours . I received a notice L certificate of 24 hours to repair or she would be working again n.v st the law. They brought up a new portable air conditioner I used until I moved. You see that first night she wasn't lying. She wont have people who stick up for themselves. She didn't want me telling the others just how many illegal and unethical way she did business. I was trouble to her After my first night t j.g ere she told two different people living there not to talk to me because I was sounding crazy that first night. Hell it had been almost 4 months without my own home because bullhead is over capacity. So being frantic with her regarding repairs she threw me into a panic. I said forget about the little repairs just try getting air fixed. She claimed I was using in excess of normal elect lil tricity. I was not only the first week because it ran all the time. After attempts to repair and adding coolant my air only ran less than half the time. She charges tenants who may be above the months average and makes them pay her but only in cash and she DOES NOT write receipt nor does she show any tenant the bill from electric company. This advertises free utilities. You get only 24 channels tv channels. Water is barely above hot so showers are short running out of heat. I'm on section 8 as so many of lil f those tenants are. She told me when I signed my lease her and inspector of hud agrees I will not be charged excessive elect. Because hud will not allow me to pay more. Those others on section 8 should NOT BE CHARGED overages due to her imagination or payback she gets off on making everyone uneasy and unhappy. I went as far AS HUD SUPERVISOR BECOMMING AWARE SHE MAKES HUD TENANTS PAY IN CASH ANY OVER USAGES OF ELECT. THATS AGAINST HUDS REGULATIONS AND WHOS TO PROVE BECAUSE SHE MUST POCKET THE CASH BECAUSE NEVER GIVES RECEIPT FOR CASH. HER NAME IS FRAN AND SHE NEEDS TO BE FURTHER UNDER INVESTIGATION. WHO KNOWS I DID CALL ADULT PROTECTIVE AGENCY. IM SURE WILL PAY HER A VISIT AFTER INVESTIGATION IS DONE. I NEED TO PHONE THE OWNER ALSO. SO MANY HAVE TOLD ME NOT ONLY SHE HAS DESCRIMINATED AGAINST ME IF I WERE MENTAL. ONLY WISH I WAS TO NOT GIVE A RATS ASS ABOUT HER. SHE WILL BE HER OWN DEMIZE. HEY ROSANNA. I googled how safe their tap water is. Turns out, they already had a lawsuit for being in federal…read moreviolation for it. Extremely high lead content in the tap water. There fix, was having a primo water machine you can get filtered water from, in their pathetically small on sight laundry mat. Which consist of out dated small washer/dryers (2 each), then they recently added 1 each of larger, and newer up to date ones. (ONLY washer and dryer that has an energy saver, rating). If you need quarters for both the primo machine, or washer/dryer. You're shit out of luck, as they don't have an on site cash exchanger for quarters. So that is yet something else, you have to remember to do when getting essentials down below. The laundry room also has no AC, so good luck doing it in the summer months, as you roast away, waiting an hour and a half to wash and dry ONE load. No folding table either, and only chairs inside are uncomfortable ones. This place has a LOT of wasted space. Claims 5 star energy rated. They are NOT. every single light fixture in the unit is standard 60 watt or higher bulbs. Not led. Not only that, they are BRIGHT! a lot of the lighting is overkill for the area it's illuminating. The bathroom has no option for a dimmer (in fact, there are no dimmer switches anywhere, and you wish they had them). So, you have SIX vanity bulbs, and a ceiling light on at the same time! No option to do one or the other. Their included appliances are also not energy efficient. So I have no idea how they make such a claim. There are no solar panels they could be utilizing. Of course they won't, cus how else will they get kickbacks from the electric company used here? To give you a general idea. We only had ac set at 80 and the fridge running for the 2 weeks we weren't here, and in process of moving in. In those 2 weeks, it was a $112 bill. i am scared on how much it's gonna be after a full month. Especially since I'm on a set income. Again, only low income about this place, is the rent, and it's barely at that. Totally gets cancelled out, when you have to go far distances for most ANYTHING. be it essentials, groceries, entertainment etc. Basketball court? Yeah, it's HALF a court. Pool? Pathetically small for how many units this complex is, and only 5 ft deep, max. And you have ZERO cellphone coverage when near and around the office/pool/laundry room. They push Optimum, which is what services this complex. Downfall is, unless you plan not every traveling outside of bullhead/Kingman. It does NOT exist in CA or Nevada (past Laughlin). So that's a waste of money, unless you're a hermit, and order everything online and have it delivered to you. (Again, they definitely get paid for promoting these 2 companies we never ever heard of prior to now) in regards to the electric company, it is borderline impossible to pay them, their app is confusing and doesn't work, you cannot go to them directly, as their office/building (in Kingman, yes we attempted to go in person), is not open to the public, and getting to a live representative is hard as hell. Storage space they brag about. If you have a normal sized vehicle and parked it in their pathetically small 1 car garage, you have bare minimum room left, for much else. My vehicle wouldn't fit inside unless I wanted to shear my side mirrors off of it. You cannot use the garage as a garage, cus you HAVE to park a vehicle in it (if it fits) as per the rules. There is a new low income place that just opened up, centrally located, and closer to everything, also section 42 housing. However unlike this place, they INCLUDE internet, washer/dryer (in the units), microwave, and utilize energy efficient lighting, appliances, etc. It's brand new, and their prices are CHEAPER than here is. They make it sound like this is a highly desirable location. I'm sorry, outside of it being clean, quiet, the units are pretty nice considering. I don't think majority of residents here, WANTED to be isolated from everything. Having to drive double the distance to get to basic things. And barely undercut the cost, in rent (which a few other residents verified it goes up every 6 months, not yearly, every......6.....months), of other similar 2-3 bedroom apartments, that are actually close to everything. They prey on the desperate, and those who have very minimal options in what they can afford. if not for no rental history, lacking 3x the rent most places require, and no credit, we would of been elsewhere. For me, I would of gave it a pass on how isolated it is, the fact cell service is extremely hard pressed up this way, and that it's close to zero schools. Not fair to any of these children here, having to be up at 5am, to catch a bus at 6:15 am, to then be on it for an hour to be in school at 7:20 am.

Lately I have read things about Jason the manager that are just not true. Jason is a good manager…read moreand I myself never saw him party with tenants. He makes the place a nice place to live and provides extra security (surveillance cameras are good) these apts are very nice and a great place to live the only issue I had was getting my deposit returned. I video taped move in and move out and suggest everyone do the same and this applies to any apt you rent not just here.
