I was amazed how quickly he was able to get both transactions completed. The condo was listed at the end of January and in a couple of days we had a firm buyer. This was in a building that had similiar properties that were on the market for weeks or months. Ours was in contract in a few days and closed 3 weeks later. It was the fastest sale of a property that I've personally experienced in my life. Once we had a buyer, Shane focused on helping us negotiate buying another investment property. We found a house in Henderson. The house had just been listed and by the time we were able to get an appointment to tour the house (Feb 10) there were 4 or 5 other interested parties. We liked the house and Shane advised us what to bid. Then we waited, but Shane was working behind the scenes negotiating with the seller's agent. With his skills, he was able to get the seller's agent to accept our bid over the others. It didn't stop there. Once we got the appraisal and inspection reports, Shane was able to get the seller to agree to the lower appraisal amount, saving us thousands off the asking price. We closed escrow about a month after our initial tour of the house. Shane coordinated and negotiated everything for us. Even worked with the lender that I had chosen. He certainly made both transactions go smoothly. We wouldn't think of working with a different agent when we're ready to buy/sell property.

He understood that this was a significant purchase and I did not feel pressured at all when I finally submitted my offer. He walked me through each step and kept me posted on any updates. I can only describe our experience with Xpand Realty as a fever dream steeped in mismanagement,…read morechallenged communication, and just inexcusably poor handling of the whole situation. After a relatively normal walkthrough and slow signing process, we were informed ON THE DAY OF OUR MOVE that the property had an HOA that did not allow renters, and Xpand basically said "Sorry, what would you like to do?" They wouldn't offer a refund in any usable amount of time, and since the signing process took up our entire moving window, we had 24 hours to vacate our old dwelling and move into a place with total uncertainty looming over what our future might look like. We spent the next month and a half fighting Xpand to 1. Fix the problem they created by not verifying they could rent this property before listing it, and 2. Give us our money back so we can at least have resources with which to apply to a more competently-managed residence. I will give one team member a lot of slack because they were navigating a personal emergency, but the amount of phone tag and online research I had to do to get a timely reply on a weekday was just absurd - only one party is getting paid to do this administrative work, so why am I the one always waiting for your reply? I finally called the top manager Randy and miraculously began to get replies with timelines after that. It gets better though! The dwelling we were in had an untreated water leak and mold issue + water pooling in the garage ceiling. Any basic inspection would have caught this, so I have severe doubts that Xpand/the owner of this property were upholding their legal bare minimum responsibilities by even having the place inspected at all. Once we pointed out the water issue, Xpand and the owner were both trying to rush us out so the remediation company could begin the extensive work required to salvage their soggy property, but Xpand STILL was only willing to offer us a refund AFTER we vacated and AFTER a processing period of several business days. Meaning Xpand expected us to just pull another several thousand dollars out of our to sign on to a new place and move for the second time in a month. Y'all saw our incomes, you know we can't afford that, and the onus is STILL on Xpand to fix the storm your half-interested business management style created. But wait, there's more! The HOA of the community started knocking on our door several times a week and lurking by windows, demanding to know whether we were allowed to be there and threatening to tow our vehicles, but conveniently claiming total powerlessness to do anything about the leaky roof that is the HOA's obligation to repair. Xpand offered to move us into a similar property at no charge, but were unable to come up with anything in their corporate portfolio that wasn't a significant downgrade for the price and didn't fit our communicated criteria, so they essentially gave up and told us to let them know when we leave. We stood firm that we would begin that just as soon as Xpand returned our deposit and first month's rent (they sure as weren't getting any additional rent for the wet box they stuck us in). So the situation became a standoff until finally, Xpand relented and returned *most* of our money upfront. They held onto a few hundred dollars for "after the inspection" (so your company does know what inspections are after all?), and we finally had what we needed to sign on to a new place. Xpand had offered multiple times on phone calls, unprompted, to pay for our moving fees, but again, when we asked them to honour this in writing, they wouldn't do it. Xpand made many verbal offers and then neglected to honour them when we asked for them in writing. So we moved a second time with our own money and sweat and time while Xpand continued to badger us with requests for updates. We got out, and we did get the rest of our money back, but Xpand's avoidable dipshittery set us back an estimated $10,000 in our time, labor, and materials. May this company become insolvent. It's the only thing they've earned.

I have tried to write this a few times and struggle to do my experience with this company justice,…read morebut try to bear with me. It's a bit of a story. First contacted Shane Nguyen in the spring of 2020. I was recovering from cancer treatment. My marriage was in its death throes. I was going to have to do something about the house. The market at that time was terrible - there wasn't enough equity in the house to make it worthwhile and I stuck it out with the spouse a few months longer and omg everything went straight to h*ll from there. In the summer things got to the point of separating. I had to call Shane again and ask for a valuation for lawyers, which he happily provided even though I told him I was going to try to keep it until the market rebounded. In the spring of this year, market was going crazy and it finally looked like a good time to sell. Of course I called Shane and he came up with a listing price and my ex just refused to accept it. I'm surprised that Shane was even willing to touch this deal at this point, considering he's been patient with us for nearly a year already. But he sticks around, lists it for what the ex insists on, and waits out another six months of no showings at ALL plus being stuck more or less as the only person who can speak to both sides of this mess. He did an amazing job that was so over and beyond what being a realtor should be. When we did finally get showings and offers, I was back in the hospital for MULTIPLE surgeries, freaking out about my dwindling income due to missing so much work, and generally concerned that I wouldn't be able to move into anywhere new because rents are insane and I was stuck in divorce limbo over what would happen with the proceeds from the sale. He worked it out with the buyer for me to stay long enough for the divorce to finalize and get the money from that settlement to buy another house. The agent he set me up with as a buying agent deserves a whole other post for himself. Shane Judge has been TIRELESSLY running all over this valley and videoing things while I was at work so I could get offers in immediately. I'm now in contract for a one of a kind dream of a place that I literally would never have had a chance at if Judge wasn't the kind of agent to go so above and beyond for his clients that he is. So here we are! A year a half later and just about everything in my life is looking up and I honestly can thank these two for a SIGNIFICANT amount of that improvement. Hire them. TLDR: You could not be any luckier to have these guys as your agents. They are devoted to seeing things work out for their clients, no matter how much of a headache it involves. These are the guys who will do the right thing and words do not exist to convey exactly how grateful I am.

if I could give zero I would. husband and I rented a property managed by 1st priority, Duc Lu was…read morethe agent. we lived there for 2 years. during that time it became clear the owner was too cheap to make needed repairs and we decieded to move. when we left we cleaned the place from top to bottom. we filled all the nail holes and touched up what we could. in the end Duc informed us he was keeping 750 of our security for touch up paint and landscaping. 550 for touch up paint to be exact. first the home was not painted when we moved in. we did not do excessive damage and the previous tenant was there at least a year but my search shows approx 2-3 years. so in 3-5 years the home was not painted but we should pay 550 for touch up paint? also I would love actual proof of what was done to the landscaping when I have taken pics since we moved and nothing was changed. the kicker is the home was listed two days after we moved, meaning it was rental and show ready. it was on the market 9 days, rented and tenants have moved in all in a total of 21 days... so please explaint to me how keeping 750 of our security was even justified? when we moved in there were nails in the wall that were just painted over, when we left we patched all the holes. we left the place in better condition then it was given but it is not our responsibility to paint and make it ready for a new tenant. guess we will take the legal route and let them expain to the court how a home not painted in five years is the responsability of the tenant not the landlord. so if you are thinking of renting from them, I would think twice as this could be you in a few years when you move out.

She held a deposit of mine for 10 months and abused the court system by tying up my security deposit so she didn't have to pay. She tried to charge me over $3,000 worth of insane damages for burnt out light bulbs, backyard not being swept, broken toilet seat that was broken before my move in, holes in wall that existed before moving in and extra cleaning fees when I cleaned the place professionally and showed proof of it. I was willing to pay for certain items such as the toilet seat or toilet paper roller, but she charge me $400 for a toilet seat and $150 for toilet paper holder. The light bulbs she charged me $150 for 5 light bulbs. On top of it she violated my privacy on numerous times by dropping by my house and requesting 8 different inspections over a 22 month period of time. She is a horrible lady and shouldn't be allowed to represent any property owner or even sell houses. She should be banned from this industry altogether. This Yelp page serves as a sample size at what kind of person this company is. DONT DO ANY BUSINESS WITH HER!!!!!

Worst property management company I've ever dealt with. They took over a lease I had been living in…read morefor 8+ years. I was renting directly from the homeowner and we had a phenomenal relationship before this awful company took over. Once they took over. Nothing got done regarding any repairs. I had a whole in my wall for 6 months after a plumbing repair in the master. They also raised the rent $400 the first time and another few hundred upon the second year (directly after the pandemic in which I paid all the way through the pandemic without missing once). I decided to move out because of how horrible key property management was. We went our separate ways and all of a sudden I'm being contacted by a collection agency saying I owe $6k on top of the fact they never returned my security deposit. I never received ANYTHING from key stating what the charges were or what it was for or how I could dispute it. BEWARE!!! Very very poorly run and clearly they operate in a shady manner. Rather than a phone call or something to reach me to discuss any charges, they just stay silent then send you to collections. The house was left in better condition that I originally rented it in and I just found all my pictures/texts and documents proving all of it. I'm pretty excited now. I take that back, I am VERY excited for the future. DO NOT USE KEY PROPERTY MISMANAGEMENT!!! Unless you want to have minor repairs take 6+ months, poor communication from the office and to be charged a bunch of charges and never be told until you see a collection agency calling to tell me that I not only don't get my security deposit but that I owe $6k for a house that was a forclosure with nothing done to it, when I moved in......
