Upon tearing out my basement I discovered I had a few cracks in my foundation... mostly hairline…read morebut they were very long. I wasn't worried, but I wanted to cover my ass in case I sell the house. So I called a few engineers that stated they do residential buildings and settled on BIE. I was told the engineer would show up between 11-12:30. They didn't how up until right at 12:30, which did annoy the hell out of me. But he did apologize. The cost of the drawings ended up being a little more than what I was quoted but nothing serious (and a whole lot less than having any contractor come out). I look at drawings for a living (not architectural anymore) and I instantly found mistakes on the drawings and in the report. I also found conflicting information between the report and drawings. So I sent an email to the company listing out all the discrepancies. I did receive a revised report, but I never received any revised drawings or even a message about the drawings. It's not hard to rectify the drawings... I used to be a designer/draftsman for an architect. The amount of mistakes that were on the drawing would only take 10 minutes to fix. My experience with the company shows how terribly unprofessional they are. I don't know if it's because I'm just a person, not a company looking for repeat work, but I cannot recommend this firm for anybody to use.

This guy and his team were my landlords for my last apartment. They have buildings all over the…read morecity and they're very good to deal with. If you want to make sure you have a landlord that's square, these guys were always available when there was a maintenance issue and the contract was upheld as negotiated. They were prompt in their call-backs and professional at all times. They were especially good with documentation, providing inspection checklists, copies of contracts and even cleaners to use so you'd be more likely to meet their criteria for full deposit refund when moving out. They are fair, and while I had to come back to clean my oven better (bummer, I hate cleaning ovens) if I wanted my full refund, I got the full deposit back when it met their expectations. These guys own so many properties around the city, just name your budget and they'll help you find an apartment to rent in a flash.
