Javier flipped my kitchen and two bathrooms. His guys were good with framing but terrible with plumbing. In the upstairs bathroom, they had a problem with the toilet flange, and then poof! Problem solved! 5 years later, the flange was leaking and the ceiling downstairs is dripping. The toilet was glued to the floor with RTV and that was hiding a massive leak! Turns out they shoved in two wax rings on top of each other, and there was a cone that restricted the drain down to about 3". The cone prevented a flush from dropping immediately down the drain, and the wax ring sandwich leaked! The cone also caused a lot of clogs over the years. Now I have an almost $6,000 plumbing repair, I have to patch my ceiling, and I have a mold issue! There's never time to do it right, but there's always time to do it twice! Javier is the best! We have been working with Javier for about 20+ years now and his work is fantastic. We started working with Javier on a remodel of our master bath in 1997, and he recently (2020) replaced our backyard overhang and remodeled our main hallway. I found Javier to be more of a foreman than someone that actually did the work for us. He has laborers work for him, and I seldom saw him during the process of the project!!! I would also warn that you make a solid contract of the fee for the project. Pay close attention to the contact that he draws up. He has made extra fees for labor when he bids a contract. $75 / hr for himself and his laborer. We were bid a fee of $1500 . This exploded into almost triple that amount. He always answered his phone and text messages. He accommodated all design and construction requirements we came up and made valuable and creative contributions to the final product. Javier is a meticulous and detail oriented craftsmen and made all the efforts to please us with his work and to keep up with the vintage characteristic of the house. As the general contractor he planed and coordinated the construction operations with his subcontractors and managed to complete the remodeling on time, against a very aggressive schedule, and with our full satisfaction. Javier's price was very reasonable and he used very detailed, easy to follow spread sheet. The change orders due to unforeseen conditions or per our requests were also reasonably priced. Being a professional engineer with extensive construction experience myself I did appreciate Javier's work more profoundly. We had used Javier over 15 years ago to completely remodel a 1940's era kitchen in our Alamo home. He also did some seismic repairs as well. We were completely happy with the work he performed. We recently contacted him again to do a complete make over of a 700 sq. ft. space that we use as a guest room. Once again we were completely happy with the work performed by Javier and his excellent crew. The highlight of the work performed was the stunning redo of the bathroom. It was a complete demo of the old bathroom and the results were fantastic. Everyone who has seen it and remembered the old bathroom were amazed at the results. Some specific highlights of the work performed on the project: All of the workers Javier used on the project were outstanding. They were, polite, skilled and cooperative. Javier was always available at critical points in the project. We were especially impressed with the painting that was done. It was equal to that of any painting contractor. They always completely cleaned up and hauled away all trash. Not a trivial item. They performed several tasks that were not included in the work order. In one case a sofa bed delivered by Ikea for the room was left unassembled even though we had paid Ikea to do so. (still have not resolved this with Ikea). Javier's workers put it together for us. In another case; we had ordered carpeting from Home Depot and they were to move the furniture out of the room and remove the old carpeting. They showed up a day late with only one installer. It was clear that one person was not going to be able to do all of that. The installer left without notice even though Javier's crew offered to help him. In order to keep on schedule Javier's crew removed the old carpet and moved all of the furniture out of the room. Home Depot did show up the next day with 2 installers and because they didn't have to any other work got the carpet installed. Probably would not use them again. Javier and his team helped us with several projects. They are very pleasant to work with. 1. Our house is on a hill and had significant foundation problems. There was previous questionable pier work done. Walking through the house almost made you feel dizzy. We received quotes for tens of thousands of dollars to fix it. His quote was less than $5k, so we didn't have high expectations. He blew us away. What an incredible difference. The house isn't perfect, but its an old house. He caulked the outside to weatherproof it. He fixed a lot of the squeaks from poorly installed jacks. He anchored the foundation. The house feels basically level. He did a great job, especially for the price. 2. He relocated our washer and dryer. He installed a new gas and water line, a utility sink, a sump pump and completed dry wall repair to cover the holes. We had a small hiccup on the configuration. Just be clear with what you want. Draw it out. Make sure everyone is on the same page and you will be fine. He worked with us on it and it was done the way we wanted. 3. He did drywall work inside our furnace closet for safety purposes. Again very reasonably priced and done quickly. 4. Drywall work to cover exposed electrical wires. What can I say! My wife and I love the remodeled bathroom they gave us. For such a small bathroom what a lot of work. It would have taken me 6 months to do what they did in just a couple of weeks. Acha Construction cut in and installed a French door for us in September. Javier was great to work with, and the work is outstanding. We had issues with the door hinges that came from the manufacturer. We had the door company, Milgard, come out to replace the hinges after the door was installed. I worked with Javier to do a job renovating my older house built in 1934. He had to take over last minute for a contractor that backed out, and he was very gracious and helpful considering he had to start from scratch and quickly. The house needed significant dry rot repair, a completely new kitchen, plus many other things freshened up, repaired, or replaced. What I liked about working with Javier is that he is not your typical bossy "I know what's best" contractor, he listens to what you want and provides feedback about whether or not that is feasible, without being arrogant about it. This was a difficult job for him due to financial constraints on my end (it was a 203k rehab loan and the bank was really slow to disburse funds) but he made the best he could of it and I'm glad he stuck with it. The biggest visible part of the job was the kitchen, which had been stripped to the studs by the previous home owner and had to be completely redone. The kitchen gets compliments from everyone who sees it. I have a job that sees me spending time in many other kitchens around the Bay Area and I think mine can now compete with some pretty nice ones. The only aspect of the rehab that has not been fully up to expectations is the paint on the exterior of the house faded badly, but it appears to be an issue with the paint itself, and the paint company has offered to repaint the house after coming out to inspect it. Javier and his crew did an amazing job helping my wife and I turn our hose into an amazing Mid Century Modern show piece. In Dec we bought a house in Monclair and needed to redo the main floor of the house, and Javier was recommended by long term friends. Javier came over to look at the project (complete down to the studs redo in the kitchen and dinning room along with opening a wall for an open concept. Javier spent a ton of time up in the attic working out the drawings needed and the process that would be needed to do everything. To add to his skills at this he also know that correct ways to get permits and work with local laws. If you have never done a remodel...this is a tricky bit that requires skill and time to stay ontop of issues that come up. Javier knows this inside and out. When we got down to the work Javier's framing crew Jesus and his helper came in and went to town doing the beams and framing out the entire process. These guys really know there stuff and can work out complex problems, putting you at ease that its getting done...on time...on budget...and correct. Framing was finished in two days...and was dead on level. Best part they helped move wires, and were always on time. Next up was the Electric, and in came Buzz. Really the name of the company is Buzz Electric and the guys name is Buzz. Well I though it was kinda funny...but nothing was funny about his work. Super detailed and thought out...really knows what hes doing, and how to lay out a system. We added tons of recessed lights, plugs, switches, and redo of the fuse panel. One of the issues with the house was the questionable wires we found in the walls...yea direct feed live 220. Buzz ran down the problem in no time. After the wiring was finished in came Brian to do all the sheetrock and smooth all the other walls. Brian came in and just went to town bringing all the work together and making it a house again. Brian was really detailed and gave the wall and ceiling perfectly smooth. Brian also helped sheetrock an entire enertainment center, amazing! So now that our project is 90% complete (just waiting on kitchen counters) I can't be happier going with Javier. His skill is just right, his customer service is perfect, and his sub's and crew are real pros that get the job done. I came in ON TIME, ON BUDGET, and with NO Problems. Thanks Javier! He helped convert our office to a nursery and remodeled an old shed/studio into a beautiful space. The new structure is now the perfect extension of our Mid Century home, creating a whole new indoor/outdoor living space. It serves as a library/office/lounge/sanctuary and sleeping quarter. Given the age of the structure, shoddy add-ons over the years, Javier uncovered plenty of surprises along the way. Where do I begin!!! I found Javier on Yelp as I do with most of the help I acquire for my home. Some good some bad.. Like any thing in life ... You just have to take a chance... So dealing with a few hustlers ( just want the money not caring about the work) in my life I was Leary about Mrs Javier . His price so far has been set with a minor increase do to additional painting.. Which he has assure me will be reasonable.. Now for Mrs Javier and his assistant. Love them!!! They have done and continue to do everything that was promised. His quality and craftsmanship is right on cue.. Here's the biggest reason I recommend him.. He shows up to work!!!! A rarity in our society today unless your paying big bucks or your someone of great importance . We had another job done by Acha Construction back in 2012 and brought them back in for our summer 2015 kitchen and hall remodel. Can't be more happier with Javier and his team. They brought the project in for a very reasonable cost and kept me informed at every stage. We really tore up the kitchen and main access hallway for our house and needed the work to get done in a timely manner with careful dust control. Project included electrical, paint, new floor install, new quartz counter tops, leveling existing counters and doing fixes to extend their lives (and save us $20K+ replacement costs), sheet rock repairs, new dishwasher, and new soffit to hide vent pipes. Lots of detailed work where a mistake would have cost us thousands or made the remodel work look strange. Javier is very consultative in his advice and will steer you clear of design mistakes. You'll want to rely on him for reviewing the acceptability of different approaches and what is currently in style. I now live in NC, but have a friend that lives in Vallejo. She is a senior, never married and did not have children. She and I have been friends for many years. She had a flooring problem in her bathroom. She told me about his problem a couple of years ago. She also told me recently that it had only gotten worse. She was concerned and we all know that the condition of a floor will only get worse if it stays damp. I volunteered to help her by making some calls and finding a contractor that would do a good job for a good price. I really nailed it by deciding on Acha Construction. I know a little about construction since I was also a summer time carpenter during my college years and a full-time carpenter after college. My friend gave the job to Javier.
