I moved out on August 22, 2025, but my deposit refund has still not been returned. Despite multiple emails and complete documentation, nothing was processed. I even received written confirmation from staff (Ivy Bhattacharjee) that the refund cheque would be ready, and I have audio proof confirming the inspection was completed. Yet, they ignored me for weeks. On top of this, they only gave us one key at move-in and told us to make a copy ourselves. Later, at move-out, they falsely claimed they had originally given us two keys, accused us of losing one, and forced us to pay extra. Unless you have signed paperwork and recordings, they will deny everything. In just the past month, I've seen dozens of other tenants reporting the same scam: refunds withheld, false claims, and unfair charges. This is clearly systematic misconduct, not a mistake. Future tenants: Please avoid this company. They withhold deposits, create false charges, and ignore tenants until legal action is threatened. read more

On Sunday, June 15, I lost my apartment key as some of my belongings were stolen and was locked out. I called the accommod8u to have the door unlocked and put in a request for a call back to get a new key issued (the company's decision for a call back for a new key). Since I didn't have a key, I had to leave the door unlocked when I left the apartment. I never received a call back about the new key. When I returned on Friday, June 20, I found that the door was locked which seemed impossible as I don't have a key and had to leave it unlocked. It wasn't until Monday, June 23 that I found out that accommod8u had changed the locks without notifying any of the tenants or providing new keys. They claim I requested the locks be changed, which is completely false, I only requested a new key for the existing lock. And I understand it is for safety reasons for a new lock, but no notice to changing the locks OR how to get new keys for ANY tenant is unprofessional. Now I'm being charged $75 for the service call (to have someone open the door for me), $350+ for the new locks and keys, and additional service fees, despite the fact that I was only locked out because the locks were changed without warning. This was an incredibly frustrating and costly experience caused by miscommunication and a lack of basic notice, and I'm sharing it to help future tenants understand to never rent with accommod8u. read more

Worst Service. The thermostat in the entire house is not working. This is the fourth time we are complaining about the same thing and it happens every other day. There is something or other thing wrong every other day. Along with this, there is no hot water in the shower. GREAT!!!!! This is the service and care accomod8u provides. Not even a single window in this house is secure; a cold wind is flowing throughout the house. The thermostat must always stay on, making our utility bill way too much than expected. read more

Worst management, deducted double payments from all tenants and now they are not replying to the mails and calls.

Terrible, horrible, horrendous, nightmare experience. Lived there for two years and the customer service was beyond subpar. They only want to talk to you and be nice, if you are calling to rent a place, After that they ignore you. Cap it all with an unwarranted and bogus $1400 bill from them, 3 months after I moved out, to cover painting costs. They have now sent a nasty collection agency. But wont take my calls to try to clear up this mess. read more

Refuse to give us our $540 key deposit back on time! Sharma says we have to wait over 1 month to get our deposit back! You have to take video after you move out. Leave keys in mailbox for owner. After a month Accommod8u says it will return deposit not to you, but to the unit owner whp will then return our money to us! Huh? Acxommod8u took first and last plus $540 key deposit but now basically refusing to return our money directly to us, on time!!! AVOID ACCOMMOD8U! Units are tiny! No tv or microwave as advertised in their pictures. Faux leather sofa is so uncomfortable. Never any staff in this building. 77 Leland st. Hamilton. Any emergency you cant reach any staff! People keep parking in your spot for days while you pay for it. Will drag Accommod8u to court if we dont get our deposit back!!! RIPOFFS!!! read more

I wish I could give 0 stars because this company is absolutely terrible. I should have read the reviews about this company before signing a lease with them. Though they were very responsive and pleasant with prospective tenants, this all changes once you've signed with them. Maintenance requests- they will charge you $40 for "service" and blame you for causing a problem. First day I moved in, the sink is clogged in the washroom and the kitchen. We requested maintenance and they supposedly fixed it since the water doesn't clog anymore (yay), yet goes the drain VERY slow. Months later, the same issue comes up-- clogged sinks. Blames us that it's our fault and it's definitely not a plumbing issue then charges us for a "service fee" when this issue has been present since the first day we've moved in. Windows- I got a two bedroom apartment.. and there's only one window that actually opens which is only in one other bedroom. Air is always thick, got sick many many times because I had the room with no window. Living room windows also does not open. Lol. Laundry- there's two washers and two dryers... FOR THE WHOLE BUILDING LOL. What's worse is you have to pay for it separately and honestly, it's not even worth it. You have to use the dryer 2-3 times before your clothes actually dry.. and guess what- you have to pay for each time. Unless you only wanna dry 10 pieces of clothing, then it'd be dry, but doing an actual laundry in this place? You'd have to use the machines twice. It's crazy how this company will do everything to make students pay extra. The fact that the rent is already high enough without hydro and the slowest internet ever, you're off somewhere better. The rent here is higher than renting in Toronto. Please beware and don't sign a lease with this company. They will scam you and look for every reason to get extra money off of you on top of a very expensive (and worthless) price for rent. read more

Do no rent from this company. During COVID-19 I was supposed to have my lease end and not be tied to the apartment anymore. However, during the entire pandemic the employees at Accomod8u were kept telling me that no 'lease facilitators' working when I called (even though I had called for 12 straight days, hard to believe no one was working remotely or virtually for that entire period) and they kept saying that they were only office staff and couldn't help me. Fast forward to the week after the deadline to cancel the lease and magically the Accomod8u people are up and running again, sending me emails left and right that I have overdue balances ON A PLACE I WAS SUPPOSED TO HAVE CANCELED, now whenever I try an contact an upper managment person to speak about the issue im told no one is available and ill get a call back, and guess what IM STILL WAITING FOR ANY CALL BACK FROM ANY EMPLOYEE AT THAT COMPNAY FOR THE LAST 3 MONTHS. Save yourself the headace, time and especially money and stay away from the crooks. Even if they give you a discounted price watch out, it only lasts for the first 2 months of your lease then they'll charge you interests with no notice read more

Do yourself a huge favour and live absolutely anywhere else. Although everyone is friendly, they are extremely unresponsive and do not resolve issues. They are illegally withholding my key deposit (which they also illegally charge at $500 per key). I have spoken with the rental enforcement unit, and at least know I will eventually get my money back as I intend to take legal action. However, it is a huge waste of time and only one example of how incredibly greedy and corrupt this company is. read more

Wish to give zero star as well. On the date of moving in and taking over another tenant's contract, the apartment was left with a mess. The staff promised in the office to clean the apartment soon later. But they chose to neglect this inquiry later in the phone, and no longer response me on this issue in the email, with same staff. The staff was extremely kind at the time when she promised me in the office, because there was another customer deciding to signing a contract. After she promised it, she let us leave and wait the cleaning service. For the worst assumption, she deceived us in order to leave a good impression for another new customer in the office, who was deciding to sign the contract with them. They are very skilled at these kinds of moves. I knew Accommod8u always have a bad review, but I was indeed impressed by the new apartment building, so I signed the contract and even if I cleaned the whole flat by myself, I didn't complain with them. However, this rental company depressed me finally for not returning the key deposit. I verified with some friends, they ALL suffered from similar issues. read more

My daughter has been living there since Sept 2 and has had the worst service!! Bathroom ceiling leaking first week, No Internet for first 2 weeks had to get it fix herself after calling many time. Pay $150 for parking with no permit or parking spot. So many times have to wait 1/2 -45 mins for one or park 2 streets over and walk back. Bed bugs which she had to take days off work and they are trying to bll her for. By Law it is the Landlord responsibility. When called because smoke dector is not working she cant book a maintenance request because they say she owes money for bed bug sprY.windows dont work and was put on initial inspection when she moved in. They do not return calls or emails. read more

Moved in and found fridge stuffed with expired and rotten food. Very dirty microwave. DO NOT RENT THIS PLACE.

I would give zero stars. Absolutely horrible company. Expensive rent, yet the contact number for the emergency maintenance is a 'service office' where they did not contact the maintenance that our building was flooding. We waiting half an hour and called again. They literally only ask for our name and number and will not answer any questions or tell us if someone is coming. We walked to the Accomod8u office to tell them, and nobody knew anything was going on. Our AC has broken twice this month even after having someone to come fix it. We are paying $1600 a month for this. read more

They do not communicate or get back to you. For repairs, move in, etc. You wait forever and have to put in multiple requests to get anything done. They sold a building in Hamilton and never communicated to the new owners I wanted to continue my lease ( when I did tell them via email and have proof months prior!) So i was kicked out without warning. Still don't have any $500 key deposit returned and I have been moved out now for 3 months. Also, customer service sucks. Takes days and weeks of continuous emails to get any answers. I have went back and forth about this issue over email with accomod8u for almost 2 months now and nothing is resolved, I just need a simple answer of YES or NO, not telling me to continue to wait and wait and wait with no responses unless I continue to email and ask. I have went 6 weeks without an answer before, because I simply kept waiting around. You guys have zero customer service. read more

Accomod8u is the worst housing property one can ever live in. they are rude and just care about money. because they are private owners they have there way, they never acknowledge your problems. The parking area is overly priced and there is no parking space even after you pay fully for the covered parking. They are sweet talks at the end when u come back from work at 10 pm whom u gonna call for the parking space availability. there are illegal cars parked in that pRKING SPOT. overly priced, garage smells like sewer coz no one cleans it ever. poor management read more

258 Sunview building, Accomod8u : There are not enough parking spots in the buildings. Money for parking is collected through Honk and Accomod8u administrates the parking. Their efforts are useless as people from other properties, or without a valid parking permit leave their vehicles overnight. Whatever system they implement, is not working. Regarding their quality of the apartments: Anybody that lives here can confirm the quality of the units. Luxury applies only to the the price, other than that, regular and really bad quality stuff everywhere (toilets, doors, cabinets, appliances, floor, etc.) Regarding staff: Some of them are nice and helpful but a lot of them show a lack of skills when dealing with people, and the customer's satisfaction is the less they care about, they are always right!. I'll never forget when one of the people that works there told me "If you are not happy with us you can leave, that means I have a unit to rent" Such lovely words, that person really appreciates me as a tenant! right? Expect a treatment like that and lack of empathy most of the times. The good thing is: not all of the staff member are like that, so maybe you are lucky and they will show a smile, even if they don't help you at all. Overall: Price/Benefit not good, depending on the property you choose to live, you'll have parking issues. They will barely show empathy for your concerns! Remember, you are not important for Accomod8u, all they care about is your money. You have to give 6 months notice if you want to finish the lease (this is not legal but you have to agree if you want to live here),. Keep in mind THIS because finding a place in Waterloo is not easy with all the different conditions such as security deposits, move in dates, location, etc. If you decide to live here: ALWAYS read the contract, the staff is not 100% familiar with its content, DO NOT believe in what they say, believe what you read. Maintenance/repair time: not bad, it depends how bad is your situation. Security: bad, Staff on site: none read more

Fu$% this company. Predatory fees on move out. Never rent here. The rent is set too high. If you miss a payment it jumps higher. You will be kicked out *before your lease expires* -- your contract will say something like early September, and you'll be kicked out in late August. You will be charged when you leave, no matter how nicely you leave the building -- god forbid you have a messy room-mate. Expect to pay at least 100$ when you leave. Don't rent here. Lots of places in Waterloo. read more

Lied about the unit being done back in July before signing lease, leaving us homeless in September, with no notice provided until August 29th. Either managed to "lose 50 construction days" over the course of ~30 days where we heard nothing from them, or conveniently forgot to mention that when we asked before signing. "I finished my employee site tour about an hour ago and can attest to the construction's completion" - July 21st, 2017 regarding 130-7 Columbia Their idea of alternative accommodations is a dingy hotel an hour away from campus. Lined up for 3 hours to speak to a representative only to be told that they weren't dealing with issues related to their unfinished building, and given a number that went to an answering machine. The staff you talk to on the phone or see in person are doing their best despite the fact that there's really nothing helpful within their power. Emails were ignored because "the person responsible just started classes." This is a little strange because the emails that were being ignored were sent long before classes began, and are still being ignored now even though they were acknowledged to have been received over the phone. read more

Do NOT sign a contract with Accommod8u. As others have said, this company is disrespectful, unprofessional, and the furthest thing from accommodating. Move-in in 2019 is STILL an issue for this company. They are unorganized and the apartments are handed over filthy and badly damaged. Management lies to your face, telling you what they think you want to hear, to get you out of their office---this is true for both the Accommod8u head office on University and the HUB office on Columbia. It is extremely disappointing that for the price of rent they are not better. All I can advise is avoid at all costs!!! read more

Never rent from this company! I had a horrible experience during the THREE weeks I spent here. I was renting a room for myself and on the day I showed up to move in the apartment was disgusting, one of the bathrooms was coated in black mold and there were dirty feminine products all over the bathroom floor. I requested a room transfer and within that week I was able to transfer my lease to a different unit. During the TWO weeks I spent in the second unit two very strange unidentified people broke into my apartment and attempted to break into my room. Luckily my roommate was there and told them to get out of our apartment. I attempted to contact the building managers at Accommod8u to report the issues; however, I was continuously greeted by teenagers who were working a 9-5 jobs that had no interest in addressing the issue. No one took this issue seriously and there was no efforts to check the security tapes to see who broke into our apartment. This company is not interested in helping their clients, they simple want your money. They do not care about your safety. I will never be in contact with Accommod8u ever again and I hope this company gets shut down!!! read more

Very unresponsive and irresponsible. Dealt with a couple of situations with the main office and maintenance. Would not recommend dealing with this company if you are a student, the name is definitely not true, as they are definitely NOT accommodating. read more

The following is my opinion and what I experience. I believe this company has zero ownership over their tenants and do not recommend them. They damaged my car and refuse to take ownership for the damaged. I have over 1000 dollars in damage due to all the construction; the building was dripping cement from the ceiling which splattered all over my car. We also had to move in while there was still construction and there was a lot of noise. Even the apartments are not suitable to my liking. For example, there's very little water pressure in the shower and the fire alarms go off constantly. There's mold growing in some places and when you contact them to fix it, they either don't respond or don't do anything about it. The prices in Accomod8u are worse than Toronto and I wouldn't call it luxury. I had a single bedroom which was less than 500 square feet in area and was paying way over a thousand dollars per month. Also I was ripped off with the hydro bill, I was told it was going to be 30 dollar per month. I was paying over 100 dollars per month for hydro and I was barely there for some months. I even started showering at the gym to save costs and my bill went down to 90 dollars per month. Parking is incredibly expensive, and people are always taking my spot so I'm paying for a spot I can't even use. read more
