    A few years ago, I contacted Stearns after hiring an absolutely terrible kitchen remodeler led by…read moreDoug Smith (his company name changes, probably due to lawsuits), as I was in need of an estimate for what it would cost a) to undo the damage Doug's team did and b) to get an estimate of what it would cost to actually get my small kitchen installed. I am a broke grad student that owns half a duplex in hood-adjacent Bryan (it's not in the hood, but it's viewable from my home). When they came over, they were very honest in saying that they don't usually do projects as small as mine and that don't involve design; they do higher end projects. I appreciated their honesty, as I've had multiple people waste my time or charge an absurd amount, I'm assuming to get out of the work unless I paid them 4x over what others would charge for the same job. Despite my home not being within their usual budget and area of specialty, they still wrote me estimates for free that I could take to court when the previous remodeler tried to sue me for nonpayment when virtually nothing he did was up to code and most of it was actually a huge fire hazard. These guys have integrity. I've had virtually no luck with any home repair people out here and didn't actually hire these guys to do the job, but, if I had the money, I'd do so in a heartbeat. They're good guys with good hearts and won't take advantage of you and will make sure the job is done right. Genuine, honest, and reliable company! Highly recommend!

    In summary: greedy and unhelpful. Their webpage would have you believe that they are aw-shucks…read moredown-to-earth folks that are part of our Aggie family - do not trust their advertising. I never even met a person who worked directly for this company. Four months into renting from them, and I am left with a bad taste in my mouth for the nickel-and-diming and random extra fees. You are better off sticking to a mom-and-pop operation. Actually, any of the more established property management companies in the area would be a better choice. Here are some of the annoyances we have dealt with: - after verbally agreeing to a rental price, changing the terms of the rental (e.g. adding an extra monthly fee to rent the washer/dryer that initially was included). It took annoying negotiating to change it back. - an email from some administrative assistant I had never met instructing us to not make the rental look "lived in" from the front, for photo purposes (How the heck do you make a place you live in NOT look lived in? Do I need a cloaking device for my vehicle?) Oh well, I'm sure all the dirt and dead plants look much better than any improvements I could make to the place, anyway. -being told to "like" their Facebook page for announcements to tenants. Why not email or call? My Facebook is strictly for private, personal use. I do not want any exchange of information between my property management company and myself over social media. - shoddily "renovated" build quality. Random paint smears everywhere, dirty oven, washer/dryer hooked up incorrectly, supposedly new kitchen cabinets and countertop were warped, roaches throughout kitchen even though it was supposedly sprayed. Granted, I needed a quick move-in, or I probably could have addressed these issues beforehand. - only accepting rent online, through a website that charges a $2-5 fee per transaction, or if you physically drop it off at the office (which is in an out of the way location). Ugh. - exorbitant late fees after a holiday -- ** 9/13 Updates: ** - In mid-summer, the property manager asked to "borrow" electricity for renovations being performed on the unit next door. He said $20 should cover it. I had no way of knowing how much electricity the heavy machinery being plugged in would use, so I refused. The property manager then asked me to "help him out." I told him that was not in the lease agreement. - Asked for a screen to be installed in a screen-less window. This was completed over 4 months after the request. - Installed a worthless home security system with no advance notice. - Did a "HVAC Inspection" ostensibly to make sure renters are changing the filters (more likely, they just want a silly reason to justify collecting a $50 "fine" for a filter they deem unacceptable). The inspector did not close the air unit door properly. Again, greedy nickle and dimers (thankfully, our filter was new).
