I was told in the beginning I had to sign the application but was reassured by Cyd that she would not pull a hard hit until I was ready. Fast forward I said that if everything looked good to go ahead and do the hard hit. They did then I'm told my debt to income was 115%? Hmmm. Why do I have plenty of money left over at the end of the month? Why did they say they would preview my identical credit report before running?. I feel betrayed and the way I was talked to was degrading and belittling. My issue is not about the denial but instead that I was mislead. Fortunately I was able to find an Ethical Mortgage Company elsewhere.

They helped me close on time and made sure that all the information required at closing was done and we didn't have any last minute problems or anything like that. One thing to keep in mind is that if you want the closing costs in with the loan you need to tell them before hand, it wasn't something they asked me about but something that I had to ask for after the fact. The other thing I noticed was that they were very quick to respond, usually that day or the next. Sometimes they even responded with an hour or two. I guess the only other real complaint I had was with the costs, it seemed a little high and they kept informing me that I could "shop around" and that they would "match competition pricing" but the way that closing costs worked it I wasn't really able to do that. I did a little shopping but nobody said they could give me exact prices and that it would all be "estimates". So I ended up just keeping their rates and hoped that they were reasonable. It was hard to compare apples to apples. So if you're concerned about prices and they tell you they'll match the competition it might be a little harder than you'd expect. I'm sure they would have if I was able to dig up something to compare them with but in the end it wasn't as easy to "shop around" for closing cost prices. All in all they did a great job and I would recommend them to others.
