I had Imperial Home Inspections (atrevor May) do an inspection on a home I was purchasing. The…read moreinspection came back same day. The inspection report was missing items I would have expected to see in it. 1. Trevor missed one of the A/C units installed at the home. When I spoke to him and asked about it, he agreed there was a second unit at the home but neglected to include it in the report because he could not find the year of it so he chose to leave it out of his report with no mention of it. 2. A very LARGE amount of dry rot was missed all around the entire roof. Which is Easily visible from inside the attic, I spent 30 seconds in that attic and was able to easily spot it. This is an item I specifically asked Trevor about - he said it looked good! (No pics were provided ofcourse) 3.No pictures were taken of the thermostat; he indicated he typically takes a picture of the thermostat but must have forgot this time. 3. Pictures provided in the report were bad quality and not easy to see. 4. Lastly, the water pressure was visually inspected. Any inspections I've received previously, measured the water flow at one of the water outlets with a gauge. 1 star due to the reasons I mentioned above. Communication from him went directly to my realtor instead of me. I had to call him to establish communication about the report. I would not chooseTrevor or this company again for any sort of inspection, unless you are the SELLER and hope the inspector ignores and misses items of importance that should be part of an inapection. I then called them to come back out and ensure that they get those items, since that was something that we were trying to mitigate. The wasp nests were removed, but sure enough the cobwebs were all still left behind. I was able to get those down myself, so I'll just be taking care of this work myself moving forward rather than paying over $150 for a half-completed job.

He claimed leaks and damages when they didn't exist and many times failed to identify locations thereof. And, he neglected the HVAC label confirming LP gas so we had to hire another inspection company to take a photo of the label. Plus, his 'recommendations' were based on personal preference rather than professional judgement...which cost both Buyers/Sellers valuable time and money. So, steer clear of Chase Home Inspection. Since Home Inspectors aren't required to be licensed or certified - due diligence in hiring a reputable firm with integrity is advised.

Recent home buyer in the Sacramento area who had their inspection done by them and now has mud…read moretubes in my house indicative of termite infestation. They also offered a 50% off for inspection and future treatments. First red flag: when I asked the person on the front desk if I should scrape / clean part of the mud tubes, she said yes. Just make sure to take a picture of it. When most suggestions say not to do this. I asked for a WDO- wood destroying organism inspection of the whole house, which is also outlined on the email and was quoted for. When the inspector came by, he literally only looked at the area of the mud tubes, asked to go outside (I have a crawl space) and already diagnosed the problem. His name is Derek Mills and he has 18 years of experience and does not seem to really care about the condition of your house. I literally asked him if he was supposed to look at the interior of the house, and he said "no", and explained he didn't need to. When I called another company for a WDO inspection, they had told me they are supposed to look under the crawl space and spend a minimum 1 hour on the inspection. Derek was there for less than 15 minutes. There was no follow up of when he was going to go back. No email. I sent an email and called, and did not receive a single phone call. Please, do not waste your time and effort with this company for inspection or treatment. Especially if you care about the management of your home. They are poor communicators, with inspectors that do not care about the condition of your house. At least, for branch 2/3 termite control.
