If I could rate a Zero or negative number I would. Do NOT rent from this property management person. Very hard to get a hold of. Never at the office, and does not fulfill maintanence orders. We upkept the property to where even the neighbors would come by the house and say how it looks amazing and the best it has ever looked. We kept the inside emaculant. Had the microwave go out and it took 6 months for the property management to come and replace it. The oven was shorting out a te Haitian said it was a fire hazard and it took property management 8 months to replace it. Found out both bath tubs leaked and property management never came to look atthe issue or even fix the leaking. The roof lost some well needed shingles in a wind storm and property management never came to fix it. We asked to rent to own or lower the monthly payment t as job changes occurred and how well we took care of the property. We were told no to both and instead they raised our rent significantly with no written agreement to the new price to pay. We ended up moving out and now seeing they have resisted the home for way less a month than we were paying,not to mention to the price we were asking to lower it to for us to stay in that house we considered our home. read more

As a landlord, Above and Beyond is THE WORST property management in Bozeman. They were great when I first hired them, but the past year has been a nightmare! No one answers calls, texts, emails or personal visits. I do not receive payments on time (if at all!) and she bills me for things without any receipts or documentations of what work was completed. I have a property sit empty for 8 months now!! I referred people wanting to rent it to Brittany and they said she never responded. I hope she isn't collecting rental application fees and just keeping the $$! Tenants have also called and said she doesn't give their damage deposits back. I am so sorry to anyone that rents thru them. This kind of neglect is what gives landlords a bad name. read more

To landlords, please know that if you use this company you are screwing your tenants. The only reason I would think a landlord would use this company is because they are the cheapest option. As a tenant I have never been more frustrated with any other rental middleman. I honestly do not know what service they provide. My roommates and I have called the office a dozen times, only twice have they picked up. And whenever they do answer the only person who can help you is not there, and the front desk lady will tell you she will call you back. They never call you back. Do not bother leaving a message, they will not call you back. Almost every time I have shown up to there office in person, they are not there. I am thoroughly confused at what service this company claims to provide, but I can assure you they are doing a horrible job at it. read more

It has been over a year since we moved and I feel compelled to tell our story, especially after reading a similar review from another yelper. Overall the move in process went smoothly and while we were in our rental for the year things went ok. My only regret is that we took the initiative to fix some things on our own and I wish we wouldn't have spent the time and effort doing any of it, after the way we were treated upon moving out. I am a clean freak. I cleaned that house from top to bottom. These people are the pickiest people I have ever met on the planet when it comes to their ridiculous 'checklist'. I had my parents and my In laws helping with our move out and they all felt the house was cleaned spotlessly. The morning of our move out inspection (mind you, with a fully loaded uhaul and a 27 hour drive ahead of us that we were departing on as soon as we had the walk through...not to mention the fact I had stayed up until 1 am scrubbing the house to make sure it was immaculate), the manager shows up. The first light she turns on immediately burns out right there. My husband and I exchanged the 'you've got to be kidding me' glance. She tells us it needs replaced. She also had an issue with the shower, making me feel like I had not adequately cleaned it. I explained they were hard water stains that were already there but she wanted me to 'try again'. Same thing as the previous review, the window tracks weren't clean enough and there were some dead flies. It was a country house. I had cleaned them the night before but obviously some flies had died that night. Rather than waiting for us to take care of those few things right then and there she had to leave and reschedule the inspection for the next day. We had to postpone our trip (remember we'd already rented the uhaul) and spend the rest of the day taking care of those items. Let me tell you I've never been so stressed! I was literally in tears! We were PERFECT tenants, took care of the home like it was our own, and yet they were so picky, not even taking into account the care and maintenance we had performed. Needless to say, we scrubbed, and scrubbed some more, and we got up at 4 am the next day because we had to get on the road. We later received notice that they had to hire someone to clean the parts we missed and deducted it from our security deposit. ABSURD. I feel like they are crooks looking for any way to get extra money! I am SO glad we aren't in Bozeman anymore. I feel they took advantage of us! This is a college town and I can't imagine the condition some must leave their homes in. We were amazing tenants and I want to warn anyone that you need to be extremely careful when considering renting from this company. Be sure to take before and after pics of EVERYTHING! read more

Please listen to the all the poor reviews. Myself and my roommates are looking for a new rental so we called and set up a showing at a property they had listed on the website. While they did mention there was a prospective renter, they offered update us on any changes and call to cancel if the other renters were approved. After hearing nothing, we went to the property at the scheduled date and time as instructed. Not only did they not show up but they would not answer our calls to the office or the after hours EMERGENCY line. The listing was only removed from their website after we called several times and were sent to voicemail. Seems to me as though this company is unprofessional and avoidant of potential clients when they would rather not put in the little bit of extra work it requires. The only upside of this is that they gave us plenty of reason to not rent or even look at any property under their management before being locked into any contract. read more

Update... They went down hill pretty fast half way through the year. It has been a while since we used them, but I was in my Yelp account doing some house cleaning and decided I better put this in there. We used them for 1 year to rent out our house and originally when we started with them they were great, hence my original review below, but half way through the year when I say they went down hill pretty fast, it was because it was like they stopped caring. My father-in-law would swing by our place once in a while and report back (we were in a different state at the time). The reports were always bad... things like poor landscape care (which we were paying them for). When we reached out to them for various things they were never prompt and sometimes even forgot we called and we'd have to call back numerous times. Hopefully they have improved since then (we used them Oct 1, 2015 thru Sept 29, 2016). I changed my stars from 5 to 3. The only reason I didn't go to 1 star is because they were great for 6 months and poor for 6 months. Just dreaming back on my trips to Bozeman & I only have the best things to say! Our stay with Above & Beyond was everything we hoped it to be. We stayed in a beautiful rustic cabin-style home (called "Bridger Views") that was truly a dream come true. Everything we needed was provided, from laundry on-site, to extra spices in the kitchen, we had it all. Whether you are looking to book for holidays, or for a quiet retreat/getaway, I would highly recommend using them. We've worked with them twice now & we'll definitely be using them again. DO NOT RENT FROM ABOVE AND BEYOND !!!! We took very good care of the house we rented from them and made all payments on time, giving them no issues the entire year we lived in the house. I have rented from many other companies and never had so many problems with a move out. They were very unresponsive through the move out process and left us feeling unclear on what needed to be done in order to finish things up before move out. We spent hours deep cleaning the house, leaving it in much better condition then we received it in and completed all the checklist items they had left us. When we finally were sent our deposit back after 30 days of waiting on it they ended up charging us over $400 dollars for professional cleaning they said was not complete. When I asked for pictures of the items that were dirty they sent me pictures of behind the stove?.. under the microwave.. baseboards and window seals. All which were ridiculous in my opinion. They in no way had pictures that justified the amount of cleaning they said it took and the amount of money they charged us for it all. There are a lot of other great companies to rent from in Bozeman, I would advise to rent elsewhere. read more

We rented from Above and Beyond for a year and they were the worst company I've dealt with in Bozeman. They will never call you back, ever. We had to physically go into their office anytime we needed anything and then awkwardly stand there and say we're not leaving until someone will help us. They wouldn't communicate with the property owner, they would randomly try to raise your rent $50 but never send you the new rental agreement. They have the nasties attitude as well. We're all professional adults but they did not keep that presentation at all. We passed the walk through inspection but then they decided they found a burned out light bulb afterwards so they charged us FIFTY DOLLARS and took 30 days to give us back our deposit. Don't rent from them. And if they're going to run their business this poorly, don't buy from the two realtors that own it. It's such a scam. read more

Had a horrible experience with Above and Beyond. We were initially satisfied with renting from them until the homeowner decided to sell our house and the property company decided that they didn't care about us any more and they were trying to convince us to move out before our lease was over. This then led them to become angry at us because we couldn't find a new place immediately and they started contacting us daily asking when we would be out, all while we still had about a month left of our lease. We moved out right before our lease ended. After moving out we tried to call them to ask when we could get our deposit back and we left messages and never heard back from them until we started to threaten legal action and I had to leave work early to go into their office. They then waited as long as they possibly could to return our deposit, and shorted us money for ridiculous things, including an hour and a half worth of labor to change three light bulbs and they charged us for "bad paint touch-up" when I personally patched all of the blemishes that we caused, and I paint $15 million houses in the Yellowstone club and specialize in touch-up. I'm still waiting to hear from them about my $500 per deposit, which they promised I would get back in full and now it looks like I'm going to have to talk to a lawyer about it. Overall, horrible company that I wouldn't recommend to anyone. read more

My family had a wedding to attend in Bozeman and we all wanted to stay together in a large home. I was referred to this company. The initial contact with this company was wonderful and informative. After that initial call it was a struggle to reach anyone. I had to call everyday and cross my fingers someone would answer. Messages left were not returned and emails would also go unanswered. When I would reach someone in the office I was told that the gal who took care of the vacation rental properties did not work in the office and they would try to reach her and I could expect a call back with in 24 hours. The over all experience with this staff was at best sub-par. The only saving grace was that the house we stayed in was absolutely beautiful. I would not recommend this company to anyone! read more

Do not rent from Above & Beyond!! Horrible service, they do answer calls, nor return messages in a timely manner. Our rental experience almost went to a legal expert - a brand new house ($3K/month) and we lacked heat during the coldest months of the year and the pipes froze. Their laziness left us to deal with plumbing company and paying for space heaters to warm the pipes/house. Ironic (not), that they "showed up" at the end of our least agreement to swipe some of our deposit money!! We are OCD clean freaks, who extensively cleaned the house prior to departure, and they listed unreasonable marks against us. We question whether they actually "planted" some of the dirt, or showed us pictures from a different house as proof of "filthiest." I'm telling you, honestly, it was that strange!! They were absurd, from the beginning to end; clearly they are in the business for a hustle. They finally returned a portion of our deposit money a month after we moved out; a frustrating experience since we treated them and the house with the upmost respect. We used Above and Beyond for a condo rental for managers of our new business. Our experience with this company was terrible. Very poor communication and lack of professionalism all around. We were almost unable to open our business due to the length of time it took to finalize the lease and set a move in date. Poor communication was the cause. The office staff blamed it on an upcoming maternity leave...The lease was not renewed after 6 months with no reason given. A month after the lease ended we got back 1/3 of our deposit-some of which was used to fix items that were in disrepair when our managers moved in. The rest used to make a repair on a countertop that looked fine when they moved out. No proof of damage was given. We are now using a different property management company with great service. We will never use Above and Beyond again!! read more

Above and Beyond is a pathetic excuse for a professional business. It is ran by lazy, unprofessional individuals that extremely lack customer service skills. I have rented from 4 other rentals agencies in the area and have always had a great experience and have always received my deposit back in full. Above and beyond was slow to respond to maintenence issues, never answered the phone, never returned voicemails or emails, and often closed long before their business hours. When I did finally get someone on the phone they were terrible at communicating and were never able to answer my questions. The office lacks intellect to say the least. Above and Beyond charged me for many items that were damaged or dirty before I moved in, most which I had discussed with them on initial walkthroughs. DO NOT USE Above and Beyond, I never will again.
