I would rate this company a negative if I could. Please do your due diligence before subjecting yourself to this property management company and its employees. Read through CURRENT reviews, and you will quickly learn what type of people you are dealing with. Delphine makes up the rules as she goes and according to some of the reviews I've read, often makes discriminatory comments and supposed requirements. Some reviews state the consumer had to hire an attorney, and I cannot believe that a lawsuit hasn't already shut this company down. My daughter is a college student. She is 19 and will have her bachelors degree by the time she is 20. She has worked really hard to advance her studies by two years! She achieved an associates degree as a paralegal before she even graduated from high school! She has had a job since she was 14 and pays out-of-state tuition to MSU all on her own. She works two jobs in MT currently and makes more than 5 times the amount of rent she would be paying. She is very responsible and has an excellent credit score. Perfect tenant, right? NOPE! I am stating these facts, not just because I am proud of her, but because you should know that this isn't some exaggerated story about a mom who is just sticking up for her kid. My daughter lived in the dorm 8/20222- 2/20233 and then moved into an apartment for $1200/month. 6 months of perfect rental history that is double what my daughter would now be paying. Delphine now is stating that the requirement is that you have to have 2 years of rental history regardless of your income or credit score. I understand that she does not meet this requirement, however online company info indicates this is something the company can work around. My daughter has had an application into the office since July 3rd and it is still not approved. Upon completing the application, my daughter was told that it will not be an issue and she will get the apartment. There was no mention of the exact requirements for approval. My daughter stopped looking for other housing options based on this info. My daughter continued to check on the application progress as online, it states that the application process is 2-3 days. Delphine kept saying she is the only one there, and she is currently working on a delinquency list of all the people who are past due on rent. (Irony, right?) My daughter has called several times and finally Delphine told her to stop calling her. My daughter is supposed to move out of her apartment in 7 days and still no answer. Today, Delphine said she needs a grantee to sign her lease. I find this ridiculous with a very high credit score and plenty of income, however, I signed it for my daughter. When my daughter told Delphine that she will have the grantee form completed shortly, Delphine said "well, I called your employers today, and I'm still waiting on them to return my call." Delphine did NOT call my daughter's employer. She works directly with the general manager and most often answers the phone herself. When my daughter said this to Delphine, she hung up on her. Upon hearing all this, I called the office and asked for Delphine, but the woman that answered the phone would not put my call through. I asked this woman some questions and said I wanted to see in writing what the requirements are for renting an apartment. She acted confused, so I continued to ask simpler, applicable questions and she hung up on me! Ten minutes later, my daughter's future roommate who is already living in the unit, advised us that a woman had just called him to inform him that he cannot have a roommate because "we are just not going to deal with this." My question is, dealing with what? A mom who calls about the best interest of her daughter who is clearly being harassed? A mom who asks legitimate questions and is hung up on? Maybe Delphine is accustomed to bullying college students because they are unfamiliar with the legalities of what can and cannot be said or done in a rental relationship, but I am far from ignorant. These people are unprofessional and liars. With all of the reviews/complaints about Delphine, I can't even believe an honest business owner would continue to employ someone like this. Delphine is a huge liability! A simple search in the state's corporation commission shows Keith Flanigan as the statutory agent. Go to his Facebook page! "Owner and Founder of Self Employed and Loving It." Really? Please save your rent money, hold onto any security deposit you have, and run! Living in a cardboard box is better than what the future holds for you with this property management company. I am thankful that I learned this lesson now and not when my daughter is in a rental contract and having issues such as the other reviewers. DISCRIMINATORY !! UNPROFESSIONAL!! LIARS! RENTERS BEWARE!! CAUTION MSU STUDENTS!! Long read. I originally spoke with Delfina in the last week of April 2022, my first question for her was is there a minimum credit score requirement to rent through Aspen Properties and she informed me that "No, there is not." I cried because my family and I had been looking for a home for so long and being turned away for our poor credit at the moment. She told me to apply on their site and we set up an appointment for a viewing of 506 West Shore in Belgrade. In that same conversation Delfina told me that she "would rather rent to a family than to MSU students" and she wanted to help my family out and would vet our applications before others. We view the place and though the carpet clearly needed a thorough cleaning we loved it. I called and emailed Delfina and told her that if she found us to be a good fit we would love to sign a lease. She calls me the very next morning (all the last week of April) and offers us the place, we set up an appointment for the last day of April to sign the lease papers and hand over the deposit. The day we are supposed to sign the lease, Keith (the owner) finds out that we are going to be receiving some financial assistance thru Family Promise of Gallatin Valley and asks us for a credit report because he thinks we "can't afford it." Even though I was told there is no minimum credit requirement and we had also provided paystubs which confirms we make more than three times the rent which is what they require. My husband and I decide to go in to their office at our scheduled time, we walk in and there is a woman sitting in the room, I ask her if she is Delfina and she confirms and asks us what we are doing there. I introduced us and told her we wanted to chat about the situation and she refused, said they were very very busy and wouldn't see us until the credit report was sent. I mention that she told me there was no minimum credit requirement and that she has seen our pay stubs and had offered the apartment to us. She shrugged and told me it was up to the boss now. We ask to speak with him and she says he is very busy and that she told my husband that they wouldn't meet with us until the reports were sent. We told Delfina we would send them. We go to our cars, called our guy at Family Promise and I sent our reports before 2pm (they close the office at 3pm). We call a few family members and still hadn't heard from Aspen so we go to the grocery store. While we are out we get a call from our guy at Family Promise and he said he went down to their office and they told him that we "refused" to send the reports and that Keith told us that the offer was still on the table as long as we sent the reports, which is far from the truth, he wouldn't even talk with us. I have since sent multiple emails and called multiple times and no response. They relisted the property and never called us. The $35 is ONLY for the application and not for background /credit check. all in all AVOID ASPEN AT ALL COSTS. read more

This property management company is by far thr worst. I am a parent to a MSU student trying to help her have the best experience in trying to get I to her own place. I'm sure most can relate to how nervous we all where in our adventures into the real world. Well first off I would like to say that little miss Delphina was right out rude as soon as we walked in, she made us feel like a bunch of idiots because I ha w never been asked to hand over bank statements to rent a place or even to Co sign. Second she called my daughter and asked for more rental references, when my daughter informed Delphina that she had not history since she had lived at home up until she moved into her dorm. Were great when we signed up with them, terrible to leave. To be clear, their maintenance staff was prompt and great. The initial check-in went smoothly, and for they took complaints about other tenants seriously. But do not go with them. A few friends of ours signed on with them per our suggestion. Had the same great check-in process, but when it came time for them to move at the end of their lease, getting their deposit check back was a nightmare. I should note that one of them is OCD, so the house was immaculate and they were promised the entire deposit back. However, they did not get it back. Not within the 30 days. Not within 60 days. They were given the run-around for over two months. They were told that it had gone to the wrong address (he had gone in and given it in writing and in person with a hard copy of the paper for himself as well). He called them to give them the right address. At which point they said that the check had been received already. He told them to void the check and send it. They said that they couldn't do that. I went in and vouched for him, and told them to get him his check. Finally, after +70 days, they got only part of their deposit check back. Apparently, new items of concern had been found, so they docked a few hundred. Then it came time for us to move. We had the same problem. Complete runaround on getting the check for our deposit. But, because I had dealt with the problem with my friends, I kept documentation of every interaction in the process. I went in to the office in person and gave my new address to "Megan" (I think there is more than one) printed by my new landlord! I gave it over the phone, and gave a copy of it at the time of my exit review. It was also on the receipt for the carpet cleaning, and bill forwarding that I gave them. Still, with all that, we've had the same issues. I called once a week regarding the check through the 1st 30 days. They said that they had 30 days and that they'd get it out before the 30 days was up. I called them a week after the 30 days was up, and they claimed that they had mailed it within the first two weeks of the last month...which is impossible because I had called after that supposed date, and they had said that they wouldn't mail it yet. So, either there is complete incompetence in their accounting, or they are trying to swindle people. In either case, that is not what you want in a landlord. We actually made the choice after our friends' debacle to not rent from an agency again, because it's too easy to get bamboozled when dealing with more than one person. read more

Very unprofessional property management company. Stay clear of them if you can. We submitted multiple maintenance requests that were never completed, but at move out, they charged us for the exact maintenance requests! We cleaned the carpets at move out and had it spotless, and they still charged us $140.00 at move out, because they can for no reason. The apartment was empty for carpets cleaned, but we also were charged $130 for trash removal after clean out. Gave us $100 out of our $800 deposit. AND we paid pro rated rent and some other charge they gave us, and for carpets to be cleaned. Office workers are short and rude. Entire organization is unprofessional. If I could not give any stars to this company that is what I'd do. They are awful. Our house lost power, after calling their "emergency numbers" and not receiving any answer (one was out of service) it took an hour for the maintenance to call back. After we explained the situation he didn't even offer to come check anything out. He just said that they would call an electrician in the morning. The office is unorganized and they rarely answer the phones. Our house has had a serious MOLD problem and they wouldn't come fix it. There are many problems with the house that we have repeatedly asked for help with and they refuse to help. They are constantly trying to charge money for just about anything they can and are very deceitful. If you have any other options for a rental company go with it because you do NOT want to rent from Aspen Properties. read more

We had a 5 week deadline to find housing, turned in the application with all supporting documents weeks before we needed to move in, not a SINGLE phone call was returned despite "oh, so and so has an emergency, she will call you right back" Between myself, my daughter and her roommate, we must have called daily for three weeks and always the excuse was " we are processing your application, she will call you back shortly" " oh, we are so busy, we will call you this afternoon". This was the absolute worst property management company I have ever worked with in my life. They are so rude and unprofessional and I can't say enough to STAY AWAY from renting from them. They will put random charges on your online portal and won't explain what they are for but say if you don't pay them then you will be evicted in 2 days (this happened multiple times). They also claimed to have lost our rent checks AFTER our checks had already been cashed and said we needed to pay rent AGAIN which is actually something I saw written in other reviews as well so they must do this commonly. I made an appointment to look at an apartment and was excited about it, they called 20 minutes before my appointment to tell me that someone had already rented it...nice, really professional. I am glad that I am not renting from them because if that is how they treat you to begin with then you'll probably get the same treatment through out your lease. When I was searching for a property management firm I called every company in town and Aspen was the only one to return my call. They found dependable renters and have always been easy to contact, and to act as a messenger between myself and the tenants. The money has always been deposited on time, and they were agreeable when I requested a change in deposit date. Aspen Properties managed the Stadium Apartments near the Montana State University campus in Bozeman and they are the worst. The girls who work the front desk and have all the paperwork are huge bitches, and extremely rude to college students--who happen to be a large majority of their patrons. When we moved into the apartment one of the smoke alarms didn't even have a battery. During the school year, one alarm was broken and would go off randomly 3-5 at all times of the day. The battery was not the problem, but instead of checking it out and fixing it like we requested, they sent the owner to replace the battery and proceeded to try to charge us $80 for a fucking battery change that we did not even ask for. Still did not fix the broken alarm. Bottom line, they were rude, ignorant, and horrible money suckers charging a ton of money for a nightmare of an apartment in what was basically a crack motel. read more

As others have stated, getting your security deposit back is a nightmare! The staff lacks communication skills with their customers and themselves, and do not care about the quality or repairing of the property. Surprisingly, we were told we were excellent tenants, by the staff, neighbors, and the property owner. To start off, the listing was inaccurate. They classified a converted garage, basically a divider wall with door and carpet on concrete, as a bedroom. It had no closet or windows, and no heat from the main house. We blew this off, as the other two bedrooms suited our needs. Over the time we rented the property, we called several times about issues, which rarely got resolved. From a leaky roof, no window screens, and birds nesting in a bathroom vent, nothing ever got properly repaired. When the apartment building next to us had a fire, the paint on our outside walls started bubbling off, and roof tiles became warped. Nothing was done to fix it. When a large hailstorm hit, causing more leaks to the roof and severe shingle damage, nothing was done, even though basic home insurance covered others in the townhouse. After almost three years of patience and putting up with their lack of professionalism, they call us with a notice of inspection. A real estate agent was coming to see the house, take pictures, and get an estimate of its value, as the owner decided to sell the home. Without any compassion or sensitivity, we were told that we would have to move out, and if the property sells, we would have thirty days to vacate. Even more surprising was that, for us being excellent tenants, no offer was made to assist us with this massive life change. They didn't even offer to have us come to the office and check what current listings were available so we could even stay with them! I've been in customer service for over a decade, and you should always try to offer something else to a customer if you can't meet their specific needs! It made no sense; so I asked about doing so, and they seemed surprised at the novel idea of us checking other properties. i then asked that, since we are being inconvenienced by the whole situation, would they be able to roll our previous security deposit into a new property, which they almost scoffed at the idea. What a way to treat your customers. For the next month, Aspen's lack of communication shined well, so much that every real estate agent contacted us about the property instead of Aspen; they found out that I was more aware of what was going on than they were. At least the seller's agent was very polite, friendly, and accommodating to us, and I would gladly hire her services when I eventually buy a home. I received the notice of the home getting an accepted offer, the agent told me two weeks before Aspen communicated it to us. We decided to move out early to assist the owner and agent with the selling of the property, in return she pro-rated the rent. While we were cleaning, the owner stopped by, and said everything looked good. We asked about not having the carpets professionally cleaned, as they looked excellent, and there was only the stairs and the landing carpeted; everything else hardwood. She agreed, so we left it. Later, when Aspen called and asked if we had them done, I replied, "No, the owner agreed it's not necessary." The brilliant staff told me, "It needs to be done before the next tenant moves in." Really? What tenant? The person calling had no idea that the property was even being sold. Again, great communication skills there. Just like the other reviews here, their horrible office skills left us without our returned security deposit for almost two months after they inspected the property. They sent it to the wrong address twice, and only after several calls, convinced them to leave the check at the office so I could pick it up. We were also charged $99.00 for a carpet cleaning, which we are still protesting. Aspen Properties treats its tenants like numbers; just a form of income. They have no humanity in them. read more

First of all I would like to mention that the majority of the glowing reviews Aspen Property receives online, are written by none other than Aspen themselves. I find it suspicious that all their positive reviews were posted one after another. February was a good month for them! The positive reviews read as though they were written by the same person. Furthermore, why would there be such a disparity between people who hate Aspen and those who think this company is the best thing since sliced bread? Keith Flanagan HSO (head snake of operations) is not stupid. He knows how reviled his company is amongst renters therefore it would make sense to spend three minutes and make up dreamy reviews of your own company in order to drum up more business. Part of the reason they get away with murder is because Bozeman is a college/ski town and there is a constant influx of people coming and going...which the HSO absolutely loves. This is a greater opportunity to steal security deposits from unsuspecting tenants! If you doubt my words, I challenge you ask people around Bozeman on their views about Aspen. I myself rented a house through Aspen (despite strong advice not to) and have nothing but complaints. I'm not going to go into detail (at least not now) but I paid my rent on time. We took very good care of the house and returned it in 500% better condition. We planted grass, trimmed bushes and trees. We fixed all sorts of issues in the house ourselves due to many years of neglect by Aspen. They only respond after a dozen calls and threats are made. The long and the short, they "lost" paperwork, screwed us over on our deposit even though we spent an entire week cleaning the house from top to bottom. They employ shady tactics and will do whatever they can to screw you over and save a buck. They were even fired by the homeowner the last month we were there (presumably for not fixing things in the house for which they assuredly billed the homeowner). The bottom line is this: even if you do everything right i.e. complete condition statement upon moving in, pay your rent on time, leave the house in BETTER condition than you found it and abide by all the rules, they will still find a way to pick your pocket. I lost many nights of sleep due to these crooks. Do yourself a favor. Avoid Aspen Properties at all cost! read more

I am a current renter under Aspen Properties, and I am cannot wait for my lease to end. I absolutely will not renew my lease under Aspen for so many reasons. It was an emergency for me to move out and find a place and they had the only one bedroom studio opening when I needed it. The worker who showed me the apartment was not very interested and was late. She quoted me a price for rent and it was $30 more than that, but I was desperate. My rental agreement has the wrong address on it but the girl who works there thought it would be "ok I guess." The doorknob was broken when I was trying to move in and it took 5 phone calls to reach a maintenance guy who asked if I could wait til monday, he never left me with the new doorknob keys which led to the next issue. Without looking into what was actually available, someone in that office gave a man looking for a studio the keys to my apartment (keep in mind my issue with the doorknow- I didn't have the doorknob keys), and he walked into my apartment when I was getting ready in the morning!! I never received an apology for that, only an eye roll..... They didnt have the correct mailbox keys for my mailbox and so I didnt get to receive my mail for almost two months because their office hours don't work with my class schedule! (I am a female college student). This "company" is unprofessional, lazy and rude.... lastly their voicemail boxes are not set up correct so no one can leave any voicemails... how convenient... read more

If only there was a way to give zero stars. Let's start with the application process shall we. At the the top of the rental application for Aspen Properties is a bold note saying that it takes 2-3 business days to process an application. It took over 3 months, with me calling once a week, for them to finally give me any notice on my application status other than that they were pretty busy. Then comes the maintenance requests. The house developed a leak from the upstairs bathroom and instead of responding to 10+ requests, Aspen chose to wait 2 months while our water bill spiked to handle the situation. When they did send a technician he showed up two hours past the time we were told. Rent checks have been misplaced for 24 hrs or more, Aspen has failed to show up for inspections that they schedule, and they rarely answer their phone on the 1st or 2nd try meaning most interaction with them must be done in person during their convenient 9-3 M-F business hours... If you want a run-down, mold infested house for $75/mo more than any of your surrounding neighbors, love dealing with a completely incompetent business for all your service needs, and have a desire to rent from the absolute worst company in Bozeman, rent from Aspen. Otherwise, let an 8 year old handle all your rental needs, they'd run the business better... Swindlers indeed... read more
