After personally managing my property from afar for several years I gave myself the relief of hiring a local property management company. Following considerable research I chose Luna. They have been consistent in vetting my renters and, even though (due to my location) I consistently rent to groups, the property has been looked after and the rent is deposited into my bank account with predictable regularity monthly. When a problem arises I am contacted immediately and it is taken care of. I am kept informed about new regulations I have to honor and adjustments are made accordingly so I appreciate that the staff is apprised of these legal requirements. If I could wish for anything more, it would be more frequent inspections of the house as I've had to wonder if more people were living there than those who signed the lease. read more

this is the worst rental company I have ever rented from. first of all, when we we first arrived in town at our apartment, we were told that the keys would be left in our mailbox as we arrived at 11 PM after driving over from WA state. we arrived at the apartment and looked everywhere and the keys were nowhere to be found. we ended up having to get an emergency hotel room that night with all three of our pets that cost almost $300. when we informed them of this, they told us "sorry- we forgot." and they said there were was no way they could pay us back for the hotel stay. so we finally get into the apartment, and our stove and oven doesnt work. it was basically just a big hunk of empty metal sitting in the kitchen. so great, we just moved in and we can't even eat. and then we discrovered mold. we discovered it was in every room of our apartment. we reached out OVER 3 TIMES via phone and email. it wasn't until we had someone calling them pretending to be an attorney that they FINALLY contracted someone to come over and start fixing the mold issue. I was constantly sick all winter during this period. if you look at luna's new lease clauses, they now claim they are "no longer responsible for moisture" in units. so they have scapegoated that as well because many of their apartments have mold issues. so, that brings us to today. there are still holes in our ceiling from the construction of fixing the mold infestation, and the construction crew never re-attached our smoke detectors so they have just been hanging out of our ceiling since they left. we obviously opted to not re-new our lease, and even though we have until October 13th to move out, they sent me an email on Monday night saying they scheduled a showing of our unit on thursday. so they gave us less than 3 days of notice with no phone call. we haven't even started packing for our move. this is a terrible company that preys upon the less fortunate. i highly suggest you do not rent from them no matter how desperate you are. read more

Thank God Our Condo association fired Luna Properties Unfortunately the apartment units next door are using them. Which means our property is being devalued, and in danger of the unsanitary, unsafe, unsightly, disgusting trash pile ups and which are now scattered around the parking lot. Luna is unresponsive and neglectful in managing properties. To the point that it is unsafe and unsanitary. I have had to call them THREE TIMES to address their disregard of their duties. Try calling them you will never get "mary ann" the manager. She is always unavailable. I doubt she exists. Once again I called them as Once again their garbage is overflowing, scattered on the ground and around the receptacles. It is devaluing our properties, and attracting pest. I have repeatedly called them and they cannot seem to answer the phone or call me back; the one home that is next door-- the lawn is trashed; college kids driving up on the lawn; constant partying; they never take care of shoveling the walks....and a neighbor told me that the current tenant at 729 south 14th is catching birds and killing them. Absolutely abysmal. This company must sit up at night thinking of new ways to charge its tenants. Want to pay your rent? They're going to charge you. Doesn't matter if it's credit card or debited directly from a checking account, they're going to charge you. When it's time to move out? Plan on losing more than $900 from your $2200* security deposit. They'll charge you to clean the carpets (which is actually probably fair). But then -- plan to pay $400 for a professional cleaning service to clean your place after you move out, NO MATTER HOW CLEAN YOU LEAVE IT. Then add on a mysterious 20% "handling fee" and even another $40 just to put it all on a bill. It's unconscionable the degree to which they will help themselves freely to your security deposit. And don't bother asking them about it. They don't want to talk to you. read more

Luna was beyond frustrating to rent from. They moved me and my husband into a unit when we needed it, which I appreciate, but turned right around and refused to renew our lease stating "they don't rent to felons." They were aware of our criminal history when we moved in in the first place, then changed their minds! We were nothing but perfect tenants, paying rent on time and maintaining the place, despite them moving us in with rips in the carpeting. Additionally, the made it clear they didn't give a darn about putting my disabled military husband out on the street in the middle of winter. Any communication I attempted to make was ignored, then they blamed me when things weren't done on their timeline. The last slap came when they charged us nearly a thousand dollars for "cleaning" and replacing a set of blinds. The place was 600 sq ft and we cleaned before we left. A thousand dollars??? I found Luna to be incredibly unprofessional and caution anyone who's looking to rent with them. read more

These people can get away with murder... NEVER rent with them if you value anything. The worst landlord company I've ever heard of. First, Luna removed our logins from the website we use to pay rent after my roommate forgot to pay and was about 5 days late. They refused to answer an email we sent them immediately after that and each month afterwards, a few days before rent was due, asking to drop off a check. This was the only other option, because of course they weren't in the office and were sitting on their butts at home, doing absolutely nothing and making a killing. And then evicted us without a hearing for NONPAYMENT OF RENT. I have no clue how much they paid judge Rick West, but this is insane. My roommate did not have the money to take it to district court, and I honestly wonder if that would've even worked. I wish I could give less than 1 star. read more

They manage my HOA. I had an account and I had it setup for auto pay. So naturally I didn't check after the first bill to make sure it was being paid. They apparently switched software which cancelled my auto pay and didn't migrate my account. I didn't receive any special notice other than the normal 2 bills and they didn't even bother to send me an email. They have since charged me 2 years of late fees which I only found out because my bank contacted me. When I contacted them, they were rude and refused to remove the late fees. This is a garbage organization and I don't see why anyone would ever want to work with them. Also for some reason they send me 2 separate bills each month for my HOA because they can't figure out that 1 bill is common practice. Also they charge you $2 a month for a paper bill and they don't have an option to get an email one instead. tldr; THIS PLACE IS GARBAGE read more

The workers who cleaned the vents were shocked there had not been a FIRE. This placed homeowners, families and our property in DANGER OF LOSING THEIR HOMES AND CHILDREN. They did not respond to customer inquiries in a timely manner and when they responded they were RUDE RUDE RUDE. I was their tenant for 5 years, used to be a great property management with very welcoming people, unfortunately all the staff changed and now you will have to deal with dishonest, rude, and incredibly unprofessional people. When they answer emails, they get back to you at the end of the day so they don't have to get back to you right away once you reply. Most of the people there don't answer emails anyways. When moving out, after cleaning the whole house twice and going through the 24 hour cleaning checklist - i'm not even going to go through all the BS details on the list like "hair on the floor" and such - i went personally to talk to the manager to see what would i be charged AFTER i've gone through the check list. I was shown that 4 light bulbs were out and there were 2 stains behind one toilet bowl and outside the bathtub and was told that i would be charged for the cleaning of those items. I trusted them. When i got my security deposit back, they discounted $472.50 for the cleaning. I wish i could give zero stars and if i were to go through how rude and unprofessional they were/are, well, you would be here all day reading this. Do NOT take the chance, don't rent from them. Nothing good to say about this organization. The staff at Luna are nearly useless as property managers. I rent an apt from them and my lease couldn't end sooner! The staff do not take complaints seriously, and have zero follow-through on anything. Many times complaining about disrespectful neighbors and nothing is ever done. Even Maryann said, "There is nothing we can do" when I went in to talk with them.The property is barely taken care of and hires college kids to do their maintenance requests - not professionals. Luna also instructs other tenants to confront other tenants, I was confronted by another tenant that had a problem with me, and it came out that someone at Luna said to do so! Horrible company to work with. DO NOT EVER rent from this company. Jessica's post below is spot on. I rented a place from out of state which was advertised as "Clean" and "Nice". Upon move in, there literally was a pile of dirt on the floor in the entry, the cabinets had hair in them, the kitchen was a disaster with food particles in the cabinets, and to top it all off, the train tracks were just across the road. Needless to say, I didn't stay. I requested my money back and was told they were not going to give me my money back until the place had been rented. Furthermore, I threatened legal action against Luna Properties, considering the advertisement online for the property was misleading. Misleading to the point that it violated Consumer Protection Laws. I then received a check in the mail for only a portion of my security deposit (Initially, I paid $200 in prorated rent, $500 deposit). I stayed at the unit for less than 5 hours total and turned in my keys the next day (would have turned them in the same day, but they were already closed). So, net-net, I received back $233 for my deposit and paid almost $500 for the 5 hours I was there. Bailey Roberts, Shannon (owner) and the entire team shouldn't have a job. Pretty clear they don't do what's right for the customer. Filing a case with the Better Business Bureau, Federal Trade Commission (deals with violations of Consumer Protection Laws), and will be speaking with the Gallatin Valley Business Association and Chamber of Commerce in the coming days. I don't even need the money. My issue is the simple fact that Luna Properties is unethical and took advantage of me through false and misleading advertising. read more

These guys are so bad. Unfortunately, we've dealt with them for years as they manage our condo's HOA. It's always the same poor (and worse yet) rude customer service. It's mind boggling how businesses like this--that are so unprofessional--continue to stick around. If you're lucky to enough to get a response, it'll be chalk full of attitude and condescension. If you have the privilege of emailing with Luna staff, you'll likely receive a short and irritated message that looks like it was written by a school kid in a hurry. With the exception of Jayde (who is actually quite cheery), it's the same lame service every time, no matter who we've dealt with over the years. It's clearly a culture thing at Luna Properties. I'm convinced after years of dealing with them, that they train up their staff on how to be difficult, for the sake of being difficult. Where to begin about the treachery they call a management company... Never once has Luna responded me and I have been renting for almost a full year. They call the cops and towing trucks to remove and fine us and all of our friends parked on the street and lots at 12am knowing fully that they do not provide enough parking. There isn't even enough parking for the amount of people who live on my street. Almost every single door handle has fallen off or stopped being able to be opened including exterior and interior doors. It took them 5 months to fix our front door handle!!!!! It took them 3 months to send someone out to put screens up on the windows at that point the summer was over?!?! Our oven does not even have a working dial. Only 3 out of 4 stove burners semi work. Luna Properties manages our condo's HOA. They take days, sometimes a week to return phone calls about even the most basic of questions. At every opportunity, they are condescending and make it apparent they are annoyed to have to respond to questions or concerns about billing. Most recently, I dealt with Lindsey and Kathi who waited days to return calls and emails, and then passed me from one person to the next via email with no explanation, answer to my questions or apology for the confusion and poor customer service. It took me pulling every check ever written to and cashed by them to prove we hadn't missed a payment from over a year ago. They took NO responsibility for their mistake, put it back on me, and then after finally adjusting the payment, they thought it would be cute to remind me to pay this month's bill as well. As someone who has never missed a payment with them, I found this treatment more than surprising. They are incredibly frustrating and disappointing to deal with, and it stinks that we have no choice as homeowners in our HOA. We're stuck with them and they know it! If you have a choice in your HOA, might I suggest NOT using Luna Properties. read more

The ladies at Luna properties have the absolute best customer service I have ever received from a property management company in Bozeman. When they took over management of my building, the quality of of life in that building was drastically improved. They were always very quick to respond to any service requests, and were very friendly whenever I had any questions. I have been working with Luna Properties as part of my neighborhood's HOA. There is certainly a disconnect between Luna and thier customers (home owners). Their communication around neighborhood issues has been inconsistent, misguided and vauge. While employees from Luna have been respectful and curtious, they do not have the experience to serve as a liason between an HOA board and residents. Over the course of 9 months, my specific HOA has had 3 separate 'HOA Managers' from Luna. A very disorganized company sees issues and important tasks slip through the cracks. My boyfriend and I moved in and everything seemed great from the get go. Maintenance was very prompt and work was always completed properly. On the other hand the move out process was a nightmare. We gave them well over a month notice that we were to move out and kept them up to date with the whole process. We had been very dependable tenants the entire time living there and made sure to always keep them in the loop. When it came time for an inspection we literally SCRUBBED every single wall, nook and cranny and we were told that they wanted us to come back and touch up on a few things we "missed". With this, we had already left the keys at the property as we were instructed to do and told that we had 24 hours to touch up those areas. When we arrived the door was locked and we were not able to get in and they didn't communicate really at all with us at the end. It took forever for responses and we had even tried calling and leaving voicemails. Finally, after we had finished everything we were told from 2 different people we would receive our deposit (which they never told us how much we actually got, or the break down at all) the following week. When it didn't show up we contacted them SEVERAL times to get the status of it. We were then told it would be delivered by the end of the week and it was already sent out. We waited and waited and still no deposit. Finally the following week we contacted them again and heard nothing until the end of the week and they told us yet again that it would be delivered by the end of the week.... (I thought it was already sent out....) ANYWAYS it took over a month to finally receive it. I was very frustrated especially because they never communicated to us that someone had moved in and we ended up paying for a week of their power. Since we had terminated the lease a month early we were possibly responsible for rent as well until re-rented and we had NO IDEA if we were suppose to pay or not till literally the last minute. I loved Luna in the beginning but they really let us down and I'm not sure I would ever recommend anyone to rent from them. read more

My roommates and I rented a property from Luna for three years, and I have to say the experience was very hit and miss (but mostly miss). First, one positive: it seems that if you are good tenants Luna will leave you be. I believe over our three years we only had one house inspection and never really heard form the office otherwise. There were, however, many negatives. These included: losing their copy of our lease; cashing a rent check, neglecting to make any note of our payment, then accusing us of not paying; and unprofessional and disorganized service. When we moved into our house there were burnt out light bulbs, broken outlets, filthy carpets, and a mug of expired condoms under the sink. Finally, when we moved out Luna scheduled house tours instructing us to have someone present to let everyone in and help answer any questions (from renters and Luna reps). However simply scheduling and giving tours seems to be too hard a task for Luna to accomplish. On more than one occasion Luna canceled their tours but then neglected to notify the people taking the tour leaving us to give tours without a Luna rep present. They also scheduled tours at times without telling us. There is nothing better than a surprise visit from a group of strangers who want to walk around your house. Overall, if you don't mind dealing with a company that does the bare minimum in both quality of service and professionalism than this company is for you, otherwise look elsewhere. read more
