I have never seen a more dysfunctional company and one that is so difficult and ineffective. The past 6 years being a homeowner with an HOA managed by Luna Properties have been some of the most frustrating experiences of my life. The staff at Luna are some of the rudest people and by far, the most unprofessional, I have ever met in my life. It is sad and disheartening that such a company exists in Bozeman, a town known for its honest and good-hearted citizens. Luna embodies something that I have never quite experienced. Kristy and the other staff members on the HOA side of the business are so outwardly terrible at their jobs and so rude to the homeowners and associations that employ them. It is a wonder someone like Kristy has a job at all. Her behavior and attitude would surely not be tolerated at any other business in Bozeman or this state. But, then again, the owner at Luna doesn't do anything to assist and has created a culture and business tolerant of such atrocious behavior. Over the course of several weeks, my husband and I left messages for Shannon, the owner, Shanie, and Kristy. Not one of our calls was returned. I strongly encourage any contractor, homeowner, renter, and HOA in need of management services to look at literally any other company to hire besides Luna. You will be so disappointed otherwise. During the course of having several issues with Luna and being unable to get any assistance or help with our problem, I had to reach out to other HOA boards in our neighborhood. I found that they had all used Luna in the past but had voted to fire Luna Properties over the past couple of years due to the attitude of the staff, their lack of communication, and their inability to effectively manage HOAs. Luna would not provide us with the contact info of our board members, even though we vote them in and are privy to the knowledge. We literally had to walk door to door in our neighborhood to connect with the board. This was appalling and shocking to our neighbors that Luna would not provide this information to us and we had to resort to this means of communication. In speaking with our neighbors, we were met with countless similar stories about experiences they had had with Luna or were in the midst of. They all revolved around their intentional unresponsiveness, extremely unprofessional manner, and blatant rudeness for the people that literally pay them. Not once, did anyone have anything positive to say about this company. Aside from how rude they are as people; they are also terrible at managing HOAs. As an example, our HOA ended up being over budget by nearly $6K in 2018 and over $15K in 2019. It is so unacceptable and shocking that a company like that can continue to stay in business I rarely write reviews, but due to Kristy and the company as a whole, we nearly had the sale of our home fall through and we want to ensure that no one else blindly walks into a similar situation with Luna. I urge you to take your business elsewhere. A company that doesn't respect and value their clients and the people of Bozeman, has no business in this great town. read more

If I could give Luna Properties zero stars, I would. This rental company has been, without exaggeration, the most incompetent and disgraceful organization I've ever had the displeasure of dealing with. From the start, communication was nonexistent. The office staff appeared completely clueless--unable to answer basic questions or provide critical information. It was as if they had no idea what they were doing, and frankly, it showed in every interaction. One of the most appalling issues we encountered was the condition of our unit. They left a washer that was already half-broken and expected us to handle its removal. When it leaked in MAY, Luna Properties sent someone who did a horrendous job tearing up the flooring--and then never returned to fix it. We were left with exposed black mold for months, a serious health hazard they ignored until OCTOBER, at which point we were abruptly forced to move out. Why? They couldn't even give us a reason. Adding insult to injury, when we finally heard from them about our deposit, not only did we get zero of it back, but they had the audacity to charge us an additional $520 for "cleaning" and a completely unjustifiable "handling fee." This, after subjecting us to uninhabitable conditions for months. This wasn't the only health and safety concern. Mold was literally growing out of our sinks and bathtub. Doors were so warped we had to take off the handles just to get in and out of rooms. The floors above us felt like they could collapse at any second. The surrounding environment was equally disturbing: police were regularly called to deal with our neighbors, who would scream and fight at all hours. Aggressive dogs roamed freely, completely unchecked by management. Luna Properties has proven to be the most arrogant, unprofessional, and reprehensible company I've ever encountered. Their utter disregard for tenants' safety and well-being is astonishing. I wouldn't wish the experience of living in one of their properties on my worst enemy. read more

I recently had an incredibly disappointing first apartment experience with Luna properties. As a tenant, I expected a certain level of professionalism and responsiveness, especially when it came to issues affecting my living conditions. Unfortunately, my experience was far from that. The most pressing issue was the severe water damage and mold infestation in our subfloors AND plumbing. Despite multiple requests for repairs, Luna Properties consistently avoided addressing the situation in a reasonable amount of time. Each time my roommate or I reached out, we were met with vague replies, which only exacerbated the problem. Living in an environment with mold is not just uncomfortable; It poses serious health risks. It was Disheartening to see such negligence from a property management company that should have prioritized the well-being of its tenants. To make matters worse, they asked us to vacate and gave us an unrealistic timeline to move out of 5-days. The notice was abrupt and left us scrambling to find a new place as full-time COLLEGE STUDENTS and employees with little to no support. It felt as though Luna Properties was more concerned with their own convenience than the needs and right of their tenants. For anyone considering renting from Luna Properties, I strongly advise against it. Their lack of accountability, poor communication, and disregard for tenant safety and comfort makes them an unreliable choice. Renting should be a partnership built on trust and respect, but my experience has shown me they do not uphold these values. Save yourself the headache and look elsewhere for a rental property that respects its tenants and prioritizes living conditions. read more

By far the best place in Bozeman to rent from. Every email, every phone call, every need has been answered immediately. We have never rented from a property management place that was so helpful and friendly. We had problems with our smoke alarms going off all through the house and with no apparent reason. They not only had someone come out immediately to change all of the detectors, but they sent out the fire department as well to check for carbon monoxide leaks in and around the whole house. Every maintenance issue has been resolved in less than a week. When our lease was coming close to ending they found us the perfect house to rent next and the transition was extremely smooth and they have continued to be wonderful landlords. I honestly do not understand where any of these bad reviews could have come from except bad tenants that need to blame someone besides themselves. read more

I had a negative experience renting from Luna Properties. They seemed more focused on profits than on the well-being of their tenants. During my 9 months living in one of their properties, I encountered several issues. The building itself was poorly constructed and my neighbors were extremely difficult to live near. After moving out, I paid for professional cleaning services, but the company still found fault with the cleanliness of the property. It took almost 25 days to receive any sort of response from their office, and the staff provided only vague answers. I found their customer service to be terrible and had to go to great lengths to get any information from them. I would advise against renting from this company, as positive reviews may be biased or provided by employees. read more

I am leaving one star due to repeated failures in communication and lack of responsiveness. Over the course of several weeks, I made multiple attempts to contact Luna Properties by phone. Only two calls were answered, and multiple voicemails were left without any return call or follow-up. Messages were not relayed or addressed in a timely manner. Additionally, Luna Properties has refused to facilitate a roommate exchange. My lease does not state that roommate exchanges are restricted to lease renewal periods, yet this limitation was imposed without reference to any lease provision. The ongoing lack of communication and refusal to act in accordance with the lease terms has been frustrating and unprofessional. read more

We have owned a rental in Bozeman for 6 years and have used Luna Properties from the start. We couldn't be happier with Luna Properties managing our rental and have had no problems with their employees ever. Luna has taken care of repairs and notified us of anything that was a problem over and above "wear and tear" which you have to expect when you are an owner. I would highly recommend Luna to all I know who own rental properties in this area....absolutely no problems whatsoever. I would say they "go over and above" your expectations from a management company....very professional! read more

Everyone there has been extremely helpful and knowledgeable about all facets of the rental and hoa management industry. Luna has ruined our subdivision: Lazy TH. They threaten home owners with all kinds of made up rules that they pull out of thin air. They lie about other home owners complaining about you. Them threaten they will call the Sheriff and fine you, put a lean on your property. I'd love to show a deputy there threatening, and rude emails. read more
