I'm very surprised to see many negative reviews of Peak Management because I've lived at one of their properties for over 4 years - leaving now - and they've been nothing short of great, and I have loved living in my apartment. 1000 sq. feet, 2 bdr, great layout, big trees on the property; quiet, clean....the buildings are older but they've spent a lot of money on upgrades, a new roof, new carpets in the hallways. The maintenance guys are on it and management has been great to deal with, especially Ryan Rios. I moved up from Bozeangeles many years ago, lived in Livingston for a bit and been in a 6 unit building managed by Peak last 4 years. Apartment has everything you need, including a nice big storage room. And no, I'm not be paid anything for writing this, just adding some balance to the negatives. BTW in winter having one's own parking lot and space included in the rent is very helpful. If I return to Bozeman, not likely due to the City going mad and trying to become Boise or Seattle, first folks I'd call would be Peak. read more

My partner and I had a disagreement and I asked him to move out. He signed a lease and then we decided to reconcile. Signed the lease on Friday, cancelled the contract Monday They cashed his check, and added a thousand in fees to the deposit they took. Then they forced him into mediation and only returned $300 of a $2200 deposit for an apartment he never had the keys to, or control of. Think twice about renting from these crooks, you will never see your money back even if they don't provide services to you. read more

I could write a short book on this, but I don't have that much time. I trusted peak to take care of a property in Bozeman for me. This house was my life savings. It was a beautiful house. They rented it to several college students. I was told numerous times there were only four residents in the house. To make a long story short, the Christmas of 2022, all the students left and did not inform Peak that the house would be unattended. They said ( the tenants ) they had informed one of their girlfriends. I do not know what the heating temperature was set at, but I was informed at about 5 PM that my house had flooded from a broken pipe under a bathroom sink. It had been flooding for 10 days according to water records. Peak had called Buffalo restoration and they were already in the house with their pumps and fans before I was notified. When my family and I went to look at the damage, Paula met us there. Not only did we find severe damage from the flooding, but tenants had damaged, destroyed, and vandalized our house so much, we were in shock. As we walked around the house, Paula sat there on her phone. We looked behind posters. There were so many holes in the walls. So many bad patch jobs, doors had been smashed, and screens destroyed, scratches in the beautiful wood flooring, doorstops were bent. When I went to buy replacements, the people at the hardware store said they had never seen anything like it. Burn marks in the kitchen. I found wood chips in the oven and the oven was broken. One of the painters showed me and my daughter, where somebody had been bodyslammed right through the wall. Clearly you could see it. The stench and the smell in the house was nauseating and disgusting.. So many puke stains on the carpeting, the carpet cleaner had to come back twice to try to get them out. It's clearly written on the billl. I had to scrub the garage floor myself of what was dried puke and whatever other garbage they had in there. Once my daughter and I caught several young people having a beer pong party. They had a ladder going up the two-story house, and one young man was already sitting up on the roof. I called the office, but they didn't seem to think too much of it. Also, they had piled so much of their belongings on the side of the house. It was beginning to look like a dump site. I also called the office and they laughed it off and said, well we can't do anything about it. She proceeded to ask me if I knew how many calls she gets every day just like mine? Then the HOA came along and cited them. They also received several complaints from neighbors, to the HOA, one being that they drove drunk and hit the neighbors daughters car. The police were called and the tenant decided to take some revenge by staring the people down in the morning, or parking in their driveway. Many times when I self drove by cars were parked backwards on the street. The times I tried to get a hold of Peak, they never would return my calls. My insurance covered a lot of the water damage, but not all of it. I'm having to cover so much of this on my own. Thousands of dollars. Also peaks contract ran out, I had to evict the tenants myself. Clean up a big mess that was peaks responsibility. Peak did not make the tenants abide by their own contract. I thought Peak would be a reputable company that would honor the contract they gave to me and to the tenants, but they did not. They said the reason they did not do inspections was because of Covid, and even after. For instance, nobody is ever allowed on the roof. if the tenants were to leave for longer than five days, they were to notify the rental company. Don't know that this would've done any good. when I went to collect the mail from the mailbox, there were 11 or 12 students names that were coming to our address alone? This is just a small Piece of the story. Peak has partnered with MSU to keep the young students safe? MSU you better rethink this. I am 74 years old. I know what the truth is. My children were born and raised here. it's just sad what has happened to honesty, respect and integrity. read more

Worst experience I've had with a property management company in 20 years of dealing with pm companies here in Bozeman. To say they were rude is an understatement. They do not look at renters as their clients, they only care that the property is rented for the owners ASAP, even if it means you have the keys and drove all the way across town to look at the property, they will rent it from underneath you. Despicable and unprofessional, I've never had a company rent the unit from underneath you, while you are in the unit with the key. I 100% would absolutely not recommend them to anyone!! They were snarky and unprofessional at best, at worst I can't even say on here. read more

If I could give them less than one star, I would. They are lazy, rude, and quite frankly, incompetent. They take your money and then never call you back. They also tend to lose paperwork and blame it on you. If you want to know any information at all, you must repeatedly call them and ask, and they will only give you the right information 50% of the time. My application was sent in, and nearly three weeks after they said it was approved, I tried to apply for a couple different places. One was sold without a word after I repeatedly asked to have my name put down. The next one I applied for they told me my application hadn't been approved, but it had, weeks prior. After almost a month, I have not ONCE received a call from Peak Management, about anything. I have had to repeatedly call them to check my application, see if the places I'm looking at are still available, etc. I don't know if it's a lack of communication between staff members or possibly some sort of gas leak that causes ignorance, or what exactly, but if you can go ANYWHERE but Peak Management, do it. Waste of time, waste of money. I sincerely believe that a group of brain-damaged cockroaches would do a better job and have better service. read more

The GOOD first: the manager, Beth is extremely friendly, understanding, and helpful. She's never demanded anything ridiculous from us as renters, and has always been available when we have encountered issues (which of course is inevitable). The employees in the office are super sweet and friendly. One of them brought her infant daughter with her to work a lot, and she was so cute! The fact that they let her bring her child to work speaks volumes for the company. Repairs were always handled quickly, and their maintenance man, Greg, is super kind and friendly. The only bad thing I have to say about their repairs is that our linoleum hardwood floors were cut inaccurately, and therefore, the wood planks separated over time... When they came to fill it, they filled it with something that ended up sinking over time, leaving spaces in between the planks. Other than that, absolutely ZERO complaints on repairs. Always quick, efficient, and prompt service. They always adhere to the Montana laws regarding tenant/renter agreements and never once infringed on that. Considering the good, I would recommend others to rent from Peak. Now the BAD: I hate to write anything negative in a review regarding certain people, because those people don't necessarily represent the company. However, Tom from Peak Property is extremely rude and inconsiderate. He wanted to show our townhouse since we are moving out. He wanted to show it the day after we signed our 30-day vacate notice. Our house was not ready for a showing, since we have three kids, my husband was working graves as a cop, and one of our children is an infant. When we explained to Tom that the next day would not work for us, he kind of gave the "too bad" line. When my husband told Tom, "I kinda feel like you're not being very respectful of us right now", Tom tried with, " Well, I'm sorry you feel that way" in a very demeaning tone, as if he couldn't care less. We called Beth, and she was very nice about it and apologized, and we figured Tom might just be a bad egg. Until we met Paula a few days later, who did a showing of our townhouse. First of all, she brought six people with her. We were not warned of this many people, so I took our daughter and infant son for a short drive since my son was crying, and we felt weird being there while six people went through our home. My husband stayed behind. Paula brought the six people in our house, didn't make any of them take their shoes off, even let one of the ladies bring her DOG in our house, then she just stood in our living room, on her phone, and didn't even supervise these six strangers walking all over our house! My husband had to follow them to make sure they didn't wander in our room, where he keeps his duty equipment, where our guns are, etc. I mean, luckily these people were nice, but seriously, Paula should have supervised them. It's rude enough that she's tromping six people through our house unsupervised, but then when I came back after my husband called me and told me they'd left, Paula was parked in our driveway, preventing me from pulling back into it. I had to park in the street and wait for her to talk to the renters in our front yard, and then eventually leave. My husband expressed his displeasure with Paula while she was in our home, and she blew him off. He said, "Well, I mean, how would you feel if you had six people going through your house?" and Paula said, "Well, I can't relate because I'm not in that situation". Really? You can't possibly imagine how annoying and disrespectful this is? As far as the property management goes in general, we really like them. But there are two VERY bad eggs in the crate--Tom and Paula. Worst experience I've ever had trying to rent a house. Usually the realtors TRY to sell the house a little but not this one. They took all our money and lied to us. DONT get a house from these people!!!! Unless you feel like losing all your money in return for a broken down home. Aubrey Miller shared confidential information with us, refused to help us try and go further, and treated me and my mother poorly solely because of our income, treating my wealthy brother COMPLETELY different. My husband and I applied for an apartment with Peak Property and we paid the overpriced $50/person application fee. They call us the next day to say that they couldn't find my credit score so I would have to pay an extra $35 fee and find a cosigner. Funny thing is, I have a really good credit score and was easily able to find it. I have several open credit cards. We asked if we could email a credit report that we did with Experian or Transunion and they said no, that was not an option. They also wouldn't try to find my credit score again without me paying an additional fee....even though we already paid $100 total for them to figure that out. Basically, they scammed us. Just beware of that before you apply... they care more about money than people and will always make base their decisions to intentionally make more money. Also, read the lease carefully....I have never seen a lease with so many extra unnecessary fees. I decided not to pay to the extra cosigner fee because I knew how unreasonable and money-hungry of a company they are. Please don't waste your time or money on this place. read more

Absolute worst renting experience ever. If there was an option for zero stars I would pick that. They don't deserve any stars. These people don't even know the words customer service. They take advantage of college students and use contracts and intimidation to take their money. Leasing agreements are supposed to be used to protect the renter and property owner. Never felt appreciated or welcome in their office, any fee or charge that they could possibly come up with I was billed for, and after moving out and leaving the place in better shape than when I moved in I still did not get my entire security deposit back. We have been renting from this place since 2004 and recently our clothes washer flooded our house. The restoration company came to assess the damages and set up 14 hot air fans and 2 dehumidifiers and the gentleman in charge said we would probably have to stay somewhere else because it was going to become very hot in our house and we needed to keep all the windows and doors closed to dry it out quicker. So we stayed in a hotel for 3 nights because it was 112 in our house. We stopped by the office of Peak Property management to request credit for 3 days that we couldn't be in our home. We were told by the blonde woman behind the counter that because we chose to stay in a hotel (which really we didn't) that they wouldn't be able to do anything to help us out. She was quite rude and had a chip on her shoulder from the minute by husband started talking to her. Needless to say after renting from them for so long I was sadly disappointed in the response given. read more

I traveled man hours and paid for a hotel in order to look for an apartment.This company has a policy of giving tenants 24 hours notice, which I guess I can understand, but they are CLOSED on Fridays. What? Closed on Fridays? For "Winter". Here, people are snatching up rentals left and right, there is no snow on the ground, it is in the 50's, and they call that "Winter" hours? Oh, oh, and let's not forget --- they are only open until 4pm on the days they are actually open! What do people do who work during the day? They can't come before work (open at 9am) and they can't come after work! They would not even try to help me when asked (you know, call a tenant just to SEE if they would be willing to show the place, have someone actually come in for fifteen minutes on Friday to show me a property, etc.) -- nothing. What a joke. My only experience with Peak Property Management was a property showing. From just that small interaction with them, they managed to prove themselves inconsiderate and ignorant. They had me drive across town to meet at their office; where I discovered the lady showing the property had already left. They said they did this because some people don't show. Ok, great - perhaps a phone call would have been appropriate? The lady showing the property had no knowledge about it. This is a horrible property management. They dont have their stuff together. They call you out of the blue and say they are coming by to fix or check something. They never give you advance notice even though they say so in the contract. They werent up front about things before you signed the contract. They are shady. They didnt do any repairs after we did our walk through before we moved in. There was a big hole in the wall. The dryer died the first week after we moved in and took 3 weeks to replace. And the dryer repair guy didnt take measuements before and banged up the door way. They are an all around bad company. read more

If I could give a zero star rating I would. When looking for a new home to live in, my boyfriend and I thought Peak Property Management would be a great rental company. The house we checked out from them was nice and exactly what we were looking for but was left with dirt in the cabinets dirty carpets and stained walls! As well as not being in the best shape what really upset me was when Beth called me to ask when we would be able to sign the contract we told her it would be on Friday. Friday was two days away and my boyfriend and I both have jobs that would keep us from being able to sign until then. She immediately cut us off and threatened us by saying if we couldn't sign it that day they would give it away to someone else. Beth was completely unprofessional and extremely rude to me. Not allowing me to ask questions, and continuously talking over me. They tried to pressure us into signing a lease that we hadn't even had the time to look over. I will make sure that I never work with Peak Property Management, as well as Beth. There needs to be some serious changes in their office because the way they deal with paying customers is completely asinine! read more

This management company is not a good one to deal with. As a college student at MSU, my roommate's and I entered our house in hopes that it would be clean and all maintenance would be up to date. It was a mess in the house when we first started moving in. After a discussion of the house they had agreed to clean. A few things that needed to be cleaned were mouse droppings out of the refrigerator, the basement had a nice layer of dirt, and there was a dead mouse in one of our storage rooms. NONE of this was done except they replaced the refrigerator. It was understood that the house that I was moving into was not in great shape but they consistently let my roommate's and I down with their negligence to fulfill their end of our contract. read more

Do not rent from peak property, they have no customer service, they are not polite, and they are hard to work with. I have rented from them for two years and will not rent from them again. I paid my rent on time and did everything they asked but they were still very rued and they tried to keep my security deposit at two different homes, when I know for a fact the house was in better condition when I left then when I started renting.
