Geneva National no longer cares about the residents or their families. Before we bought, we called…read morethe HOA and specifically asked about the amenities (pool) and what are the rules for our parents, kids, spouses, and grand babies. We were told it is a family environment, and they are welcome with no strings attached. On top she noted we could have 5 additional guests with no additional fee. The lady at the office reassured us that they are so much about family that most residents do not even leave Geneva National as there is so much for us and our families to do. We pay over 1100.00 a month in assessments! Plus, all the additional assessments and now the HOA states you can put 5 people on your list and the rest must pay if they want to come! So, they are asking us to choose between our parents, kids, spouses, and grand babies, who will make the list and who must pay!! And why? Their answer: "there are so many new/more residents and the pool would be out of capacity." I have called the HOA office twice now to escalate it to top management. The two women we spoke to said they would have Rick (Director) call us back. It has been two weeks, and no one has called us back. Why because they don't care! Our voice means nothing. Geneva National (the women we did talk to) has taken the position of making decisions on their own. They said we can go to the July 20th meeting if we want to discuss anything further. News flash, half the season is over by then! And we had no say. Geneva National is making all the decisions. Why not penalize the families and the elderly by telling them they must pay! There are many other beautiful places in the Lake Geneva area that welcome families without a price tag. Geneva National is: Buy here then we will change the rules as we go. Geneva National wants to nickel and dime you. This is extremely disappointing to say the least!

We booked a stay here along with the Winter Realms event that was being hosted by the resort. In…read moreall of the promotional marketing, staying at the resort was heavily advertised. I made the booking back in December and was well aware that the event was weather dependent. Our reservations were from Feb 7-9. On Feb 5 I got a message that the winter realms was cancelled due to warm weather. No big deal, they mentioned right away that we would receive a refund. When I went to separately cancel the hotel stay, I was told that 'due to their strict cancellation policy' I would not receive my $200 deposit back. I replied that we were canceling due to the event, and if I'd known earlier I obviously would've cancelled earlier. They offered to move our reservation date, which didn't help or fit the circumstances since it was clear that there was no reopening date, so rescheduling was not a practical or helpful option. The response was unfriendly and they just stated "no refund" about 6 times. I did end up canceling the reservation and forfeiting the deposit because I was genuinely turned off by the resort. Overall, very disappointed with the customer service. They were unhelpful and apathetic. You would think that a resort that presents itself in the way that it does, and considering the amount of revenue they generate, they would be more professional. I understand the refund and cancellation policy (which is also ridiculous that they partnered themselves with an event that could be cancelled within a 2 day notice). I'm more so upset about the way it was handled by their 'guest services'. If you decide to stay here, I genuinely hope you don't need any help from guest services prior to your stay. You would get better value from a chain hotel.

I had an outstanding experience at The Abbey thanks to Illeyana--also known (and now forever…read moreremembered) as Ms. Goldfish. From the moment we walked in, her energy, attentiveness, and genuine friendliness set the tone for the entire visit. She was on top of everything--quick service, great recommendations, and always checking in without being overbearing. It's rare to find someone who makes you feel both taken care of and completely relaxed at the same time, but Illeyana nailed it. The nickname "Ms. Goldfish" fits perfectly--she kept things fun, memorable, and just a little bit legendary. If you're heading to The Abbey, do yourself a favor and ask for her. Customer service like that is hard to come by. We'll definitely be back!

This resort has taken a significant downturn within the last 10 years. It truly is work to stay…read morehere. The best part of the trip was the time we spent outside of the hotel. From the moment we got here we were inconvenienced. 1. We checked into our room and there was no hand soap, tissues, or conditioner. 2. There are only a few entrances to the resort instead of having an entrance to each building to make it easy to bring stuff to and from your car. 3. The gift shop is crazy expensive, bottled water is almost $4 a piece and a case of beer is $80. 4. The TVs in the room are completely locked down and you're unable to screencast Netflix. Your choices are 30 basic channels of infomercials and $25 movie selections that are mostly from the 90s. 5. The room service for food ends at 10pm and the vending machines were bare, there is no where to go for a late night snack. 6. If you go to the restaurant to order food to go, they won't do it. They'll refer you to calm room service for your room forcing you to leave a tip. 7. If you want a cart to bring your luggage to your car, a bellhop has to supervise you and watch you do it the whole way. 8. On our last day the boiler was down and there was no hot water to take a shower before you check out. 9. We asked for a plate at the front desk to warm up food in the microwave (only one shared microwave is available for each building), and they couldn't find any. In short, this place is like a glorified motel 8 that doesn't truly respect their customers. Their operations are only convenient for them and nothing about the stay was easy. We almost felt like we were in a prison. I did enjoy the stay 10 years ago but we were very disappointed by how it is currently ran.

That said, the overall experience didn't match the price point. We went today around 2:00 PM as a party of two, and service was slow despite only about five other occupied tables. The biggest issue: we were initially brought the wrong bill (another table's), and after about 15 minutes, we ended up having to find someone to correct it. Food was average for the cost. The fish tacos were fine but nothing special. The meatloaf was a single slice with less than a cup of potatoes--felt sparse on the plate and could have used another side or component to make it feel like a complete entrée. With one glass of wine, we were around $60, which would be easier to justify if the service and food execution were sharper. One note: while it's "on the lake," the views are fairly limited at lake level--you mostly see piers and the cruise boats--so for us the main draw was the ambiance inside. Unfortunately, the ambiance couldn't make up for average, overpriced food and a service miss. If you go, go for the atmosphere--just set expectations accordingly on value and service.
