Save your money/time and move somewhere else. I've been living here for over a year, and almost every time I get home from work, my apartment smells like weed from one of the neighbors, which wouldn't be a big deal if I wasn't in the military and if I wasn't a single parent trying to raise a young child here as a single parent. Also, my car has been broken into twice, and in the last month, this apartment complex has towed my car twice while I'm waiting on my updated registration. For what we're paying in rent, I honestly think they should put more effort into fixing things like the car wash or hiring part time security, instead of throwing parties like ice cream socials and pet adoption events. Most of the staff I've interacted with at the leasing office are friendly and polite, with the exception of one person. I don't know/care to know her name, but if you happen to meet her, you'll probably notice her by her size and her rude attitude. read more

This community has been deteriorating at a rapid pace since we first moved in over 5 years ago. It's becoming infested with mischief and parking lot activities after dark. With the amount of money that you are paying for rent, you would expect at least security cameras or security patrolling the parking lots after hours....nope. The parking lots are constantly littered with trash and the hallways are neglected with remnants of trash. We have also come home several times to young people sitting on the hallway stairs blocking us from entering our apartment, smoking weed. This has happened on several occasions, and we soon figured out that they don't even live in the building! But this is how comfortable Abberly Square has made it for teens to just come and chill in the hallways to smoke weed and God knows what else. We live on an end unit building, close to the ravine that separates us from Spark and that corner of the parking lot that has a dead end is busy with nightly activity. People will park there, and smoke weed all hours of the night and there were even several attempted car thefts. My car included! It's hidden from the main street, so you won't know what's going on over there unless you deliberately turn that corner. The bay area for your car is trashed. No nozzle ends on any of the hoses so you can't use them. The trash cans are overflowing so it's filthy and that will attract rodents. To top it all off, our rent was increased to over HUNDREDS of dollars on our 1-year lease renewal! No exaggeration. We have never been late on our rent, not even once and we got hit just like that. The increases in the past have been small, $50.00, maybe even less than that.....now HUNDREDS of dollars. Renters beware! No security cameras, no on-site security, dogs off leash, trash in the parking lots, strange parking lot activity after dark, teens roaming the hallways of buildings high off of God knows what, etc. Take your money and find a rental community that will invest in their residents to keep them safe! read more

I've lived here since 2022. Each lease renewal it's increased for the same apartment. 2100 to now 3,000! Broken dog park gates for months. Trash has been an issue. several times we were told we'd be fined for leaving trash bags at the dumpster gate(because they were negotiating with a trash company). recently, I got home at 4:08, saw a tow truck WHEN I GOT HOME. Paid it no mind, my car was gone by 4:50! I was fined 280 dollars(double parking) for half of my tire being over the line of the adjacent spot.. I have pictures of videos! That parking spot NOONE CAN PARK IN BECAUSE THERE IS STILL A MOUND OF SNOW IT! That tow truck driver said they have a contract with the complex take it up with them! I've been to that office twice now, in person, yesterday and today. Would've gone the day IT HAPPENED BUT THE APT. OFFICE WAS CLOSED FOR A HOLIDAY! DONT MOVE HERE!! My daughter moved to the complex in October 2020. She loved it so much, I moved in June 1s 2021. I love my apartment, the pools and the gym. It is quiet and they offer a military/veteran discount. Trash Fairies picks up our trash nightly Sun-Th. The neighbors are friendly and the playgrounds are clean. Great apartment within walking distance(1-2 miles) of stores. read more

Leasing lady, Doretha, was extremely unprofessional and was extremely distressed we walked into the leasing office to inquire about available apartments. The look of judgment on her face was enough sign from the start. She refused to show us any units or even look around the clubhouse and ended the conversation with "let me get the door for you" read more

Brand new but definitely not luxury. Individual apartment units are very nice, and should be given that the buildings are brand new. The second star is for the apartment finishes. Problems so far: rude/unwelcoming leasing staff, elevators not working in buildings (or come and go), controlled access doesn't work on doors - buildings are wide open, apartments are in a dicey part of town, some streets aren't paved, lightbulbs are missing from units and garages, construction material left in showers, buildings smell terribly (likely paint), construction vehicles blocking streets, no operable trash compactor, painters tape on walls inside buildings. The units are nice and have promise, but overall experience underwhelming for the price in a not so nice area (just under $1800 for one bedroom). Wait a few years until they work out staffing and construction flaws. Update: Whenever other residents flush their toilets septic waste fills into my shower. Beautiful and clean community, large and spacious apartments and friendly staff in the leasing office - what more can you ask for in an apartment home? I was sold on the amenities - which I can honestly say that I have probably used all of the amenities they offer, including the club house, gym, and pool. Before moving, I did my research and no other apartment in Waldorf compared to Abberly IMO. All I can say is - you truly get what you pay for! I have not personally had any issues with my apartment that require maintenance therefore I cannot speak on that BUT they keep the community clean, they pick up my trash as scheduled, they sign and secure my packages and they seem to regularly maintenance my apartment (which they give notice for). I have ZERO complaints! read more

We signed a 2 year lease; august 2021 to august 2023. Below I've listed only some of my complaints. In 2022 the AC was out for 5 days during the summer. The temp was mid to high 80s the entire time and affected multiple units. The leasing office didn't offer any communication to acknowledge the problem or tell us when it would be fixed. It just came back on one day. Trash is left in random places. My husband and I wanted to take our infant son for a walk. We walked by multiple piles of cigarettes that were left there by a landscaper with a leaf blower. He called himself cleaning the property but he was just blowing trash around and leaving it there. There were also piles of dog poop because no one cleans up after their pet. The bugs in the apartment are very annoying. We can't have windows or doors open without having to fight gnats and mosquitos all night. Even with screens on the windows because there are holes allowing the bugs to bypass the screen. My Husband had a dead roach on the bottom of his boot when he came in one day. So even though we don't have them in ours, someone in this building most likely does Despite all these problems, the leasing office was constantly threatening with eviction. They always left notices on the door. Our rent was only a few days late and we would get mail saying that they had already filed complaints in court. I'll never forget the anxiety that brought me while I was pregnant. My husband turned in the money order for our rent with our name and apt #. A mix up in the office led the woman to call different units to try to find out who turned our money in... anyone could've claimed it. Then she told my husband to do better with his handwriting because that was the reason she couldn't do her job. There also isn't enough parking. Don't get home after about 7:30 pm because there won't be any parking left in front of your building. This is a terrible place to live for the price we're paying. 2200 for a 1bd and den. Love this place, I've lived here for over a year and never had an issue. Everyone is very nice at the office and my neighbors are great most are military or military retired. The apartments are beautiful with a great view of nature. The location of the apartments are great, I live with in minutes of Sam's, homedepot, Walmart, the mall, target, movie theaters and many restaurants. read more

Your property is overdue for cameras, it is not a secure property. By continuing to Ignore the residents security concerns, It appears that the importance of security is not of importance to management enough to implement actions verses words. You say you have an on call security officer, its not enough. One person cannot be responsible for this property. Since I been here there has been a murder, numerous breakins, drugs being used in the stairwells, vandalism of numerous cars, stealing wheels numerious of people roaming the property after parties and my car was just stolen as of 8/9/19. It is not necessary for you to respond in words that sounds good for the public, show us with actions. You need video surveillance and or more security. You need more community involvement on your cafe page voicing there concerns. See something say something. The third part to this is do something. Look forward to your prompt attention with actions. I first visited Abberly Squares Apartment Homes on Sunday in hopes on touring the property but was told I needed an appointment, I was disappointed but agreed to return on Tuesday. I am so glad I did, the leasing agent Ms. Doretha was amazing she took her time to explain all the amenities on the property and she showed me two beautiful apartments a two bedroom and a one bedroom. She was extremely knowledgeable, professional, personable and above all else compassionate. I will definitely be moving to Abberly Square as soon as my lease is up. I lived in Abberly square from July 2017 to July 2018. During my stay a young man was shot and killed right outside my window. I moved out shortly thereafter. I had accidently spilled bleach in my kitchen while cleaning my apartment and when I conducted my walk through with Valeisha one of the leasing agents, I pointed out the stains. She assured me they would notify me so I could pay for the damages. I followed up and did not hear anything so I assumed they were not going to charge me. I left forwarding information address and phone number. A year later a collection agency is calling and I never received anything, not one letter or notice saying I owed anything. If this is how they do business do not rent here. Its not a unwilling to pay, I did not know what to pay and I was waiting on them to notify me. I NEVER received any written correspondence not one... DO NOT RENT HERE.. UPDATE: Literally, the regional manger just called I am truly pleased, once again it is not an unwillingness to pay its just being notified. I have been a resident at Abberly Square for over a year. I am very disappointed in this property . I live here with my 3 small children that are 10 and under . My daughter & I witnessed a dead body in my apartment building. The gentleman that got killed it was a drive by shooting. My neighbors car had bullet holes and the main floor apartment got shot into also. We had to live in fear for months and my kids were terrified because we were told that the gunman was coming back to kill the remainder of his family. My lease is almost up and my kids and myself will be less stressed. The appliances are not good quality. This building that I live in is brand new . I am the first to reside here . My dishwasher has had problems many times until it completely stopped working. I placed a maintenance order. The order they claimed they did not have the part to fix and stated that it would take a week to get it in . The dishwasher did not end up getting fixed until 3 weeks later. The water was not able to drain since it was in between the cycle. The water sat there and my house smelled until they fixed it . The hot water stopped working also in my unit. I called the maintenance number and I also went online and filled out a work order. It did not get fixed until over 48 hours later. I was told that on the weekends the maintenance does not get my work tickets . I also was told that no one got my message on the voicemail either. I had to call them first thing in the morning and called them back by the end of almost the third day to find no one still attempted to fix the problem. I had to boil water every day to give my kids and myself a bath until that was fixed. It was single digits outside and hot water was definitely necessary. If this is a brand new property these problems should not exist. These apartments are also not sound well at all . I can hear my neighbors talking, the cabinets closing in their bathrooms, the televisions , walking and when they smoke I can smell it over here . read more

I love living here. I enjoy the opportunity to sit on my balcony and watch the sunset. I have lived here for over a year and any issues have been addressed promptly. The building and grounds are well kept.
