Brand new but definitely not luxury. Individual apartment units are very nice, and should be given that the buildings are brand new. The second star is for the apartment finishes. Problems so far: rude/unwelcoming leasing staff, elevators not working in buildings (or come and go), controlled access doesn't work on doors - buildings are wide open, apartments are in a dicey part of town, some streets aren't paved, lightbulbs are missing from units and garages, construction material left in showers, buildings smell terribly (likely paint), construction vehicles blocking streets, no operable trash compactor, painters tape on walls inside buildings. The units are nice and have promise, but overall experience underwhelming for the price in a not so nice area (just under $1800 for one bedroom). Wait a few years until they work out staffing and construction flaws. Update: Whenever other residents flush their toilets septic waste fills into my shower. Used condoms all over community, see photos.

UPDATE... Thursday, January 22, 2026 Our lease ended at the…read moreend of November 2025; however, we moved into our new place at the end of October 2025. When I went to turn in the keys on the morning of November 29th, I explained to Vanessa (the office manager on duty) that the apartment was clean and I only had one set of keys to hand over. She verbally instructed me to turn both sets in the following Monday and assured me I would not be charged for a late key return, extra days, or pre-existing damage to the blinds (which had been addressed during our initial move-in). Despite her word, I was charged for both upon move-out. Please note: they fixed all of the blinds except one because it was on backorder. That was the only maintenance issue they ever addressed from my list, and only because I repeatedly placed work orders requesting the change. When confronted by the property manager, Vanessa blatantly lied and denied telling me anything. I even requested a walk-through that morning, but she told me not to worry about it and reiterated that I wouldn't be charged for the blinds. Why would anyone send six emails, make numerous calls to the complex and corporate, and drive an hour to the office (because the property manager doesn't return calls) if the complaint wasn't valid? This is a $150 discrepancy, but as I told the regional manager via voicemail--since you can never get a live person--it is about principles and integrity more than the money. They may have my money, but they are severely lacking in character. DO NOT WASTE YOUR TIME HERE. IF I COULD LEAVE ZERO STARS, I WOULD. THE REVIEW BELOW REFLECTS OUR EXPERIENCE DURING OUR FIRST 6 MONTHS AT SPARK WALDORF Maintenance does not address, or even attempt to follow up on, complaints submitted through the portal. I have even brought these issues to the office in person. They still haven't addressed the initial issues submitted upon move-in. It would be nice to open my windows, but I am missing several screens. Furthermore, my washer still turns on by itself--I have to unplug it for financial and safety reasons--and it fails to regulate temperature. It ruined an expensive cashmere sweater, an issue I reported personally to the maintenance man, who gave me a false promise that he would replace it. That was in January. Additionally, they fail to enforce the smoke-free policy they claim is part of the lease, and they do nothing to address the dog waste issue. They don't provide bags at the stations or maintain the dog park. The list goes on. For the most part, this complex has the potential to be what it claims to be in advertisements. However, issues must be addressed and people must be held accountable for the jobs they were hired to do. If everyone did their part, this place would be amazing.

I didn't feel rushed at all or like I was just another number. We toured their one bedroom and two bedroom apartment homes. I was in such awe of the modern Facilities and cleanliness so much so I forgot to snap pics, however I will be back and will most definitely have pictures to share! Everything from the club house, on site, 24-hour gym, modern/updated apartments, pool area, I give everything a 10/10. The apartments are spacious, interior space is maximized, designed well and definitely have a welcome home vibe. My appointment was scheduled for noon, there wasn't a lot of traffic moving around the complex which is nice. This is a small community that is nestled in the midst of single family and townhomes which I also love, they are hidden in plain sight. I also love how they are conveniently located near a shopping center with plenty of food options, entertainment and basic needs. I definitely recommend this complex to anyone looking for affordable apartments that still offer a level of luxury.

Last weekend I came to see the actual apt and noticed there was a overwhelming amount of caterpillars all over the first floor of the unit ( entryway, kitchen, laundry room, half bathroom, etc). So I came back on the day before my scheduled move-in the unit has not been cleaned and the caterpillar issues still remained the same. I almost forgot to mention I came during the week to sign my lease, and was told the caterpillar issue was resolved. Today, the day before I am due to move in the apt is NOT ready. This has caused a major inconvenience for myself and my family. I should not have to do the job of the maintenance and/or property mgmt. I am definitely frustrated with the beginning of this experience. I only have 6-months to deal with this rental property.

The apartment is huge and has a washer/dryer hook up already installed. I find that the apartment is the right size for my family and we don't feel cramped. The living room is very sizable with a sliding door balcony and can fit two couches, a large TV, an end-table, and most of my children's favorite toys. Location The location of Sheffield Greens is within easy access of higway 301 and its close proximity to St. Charles County Mall and local food stores makes picking up groceries, holiday shopping, and running errands a breeze. I find that I can finish most of my errands on weekends within 45 minutes and still have time to enjoy my favorite hobbies like golf. The cost is a little above what I think a single family can afford but if spending budget is planned correctly living here on one income or with roomates is very doable. Rent only increased a total of $100 during our tenure to date. Sheffield Greens has a beautiful lake and neighborhood nearby and get this, it has side walks for when I take my children to go play some afternoons I can stroll along safely in the stroller clear from traffic. We enjoy that the community also is within close distance to elementary schools has a pool house a 19-hole golf course and a park with game fields--all within driving/walking distance. There is also a centralized playground which makes it easy to watch my children from my upstairs neighbors balcony when visiting, and on most summer days I'm able to enjoy the weather from the comfort of my back porch. The neighbors here are friendly and warm. Shoveling ourselves out of past snow storms is always a group effort. Maintenance The property handles maintenance via third party companies that are hired to replace certain things (such as washer dryer, heating cooling). St. Charles manages the process well and they are willing to work with tenants. They understand that third party maintenance can be cumbersome, and they do their best to make sure repairs are sufficient and long-lasting. Staff The leasing office personnel and assistant property managers (Jamie Ludka) in particular, are professional and prompt and they make me feel very welcomed. There have been times when I have had maintenance issues and Jamie has personally handled the issue and answered in a timely manner. Mr. Mike Boswell, (maintenance), knows me personally and greets me every time he in the neighborhood for repair requests. I would definitely recommend this property for families or singles.
