At least we always knew one thing was consistent: they'd never answer the phone and we never knew when the office would be open, despite clear office hours posted on their office door and website. Can't go into everything, as Yelp doesn't have enough characters. Here are the highlights: * During the height of the pandemic (pre-vaccine era) while one of the maintenance team members stopped by to drop off a new toilet seat, they apologized for taking so long to get to my service request. Why? Because someone had COVID in the office and they were all exposed. No problem, I say! I get it. We're in the middle of a pandemic. He apologizes again and emphasizes again that they were all exposed, but still asked to enter peoples' homes. I asked why none of us were notified about outbreak at the office. He responded, "we were told not to tell anyone." * We had a water leak right off the bat that ruined our hardwood floors. We were told to buy rugs to cover it all up. * My key fob stopped working and the leasing office was mysteriously closed "until further notice" that week. I waited over 48 hours for someone to get in touch with me and it wasn't until I contacted a lawyer did that even happen. Yes, I was locked out of my apartment for almost two days. If my boyfriend hadn't come back early from his vacation just to get me back into the unit, I would have had an incredibly awesome lawsuit on my hands. After my nice lawyer got someone from the office to call me back and fix the lock, I was then told the machine to the fobs was stolen and they couldn't reprogram a new fob. We weren't notified the machine was stolen either... I think that's important information for residents to know?! * My car was towed early on in my lease. They have a partnership with a towing company that comes out daily to make their money. I parked on the street. No sign, the curbs didn't have paint, indicating no parking. The cop I called to help me understand the situation was stumped herself. When I asked the leasing office as to how I was supposed to know not to park there I was told I was to "just know." I didn't read the portion about mind-reading in our lease. My bad. * Don't get me started on the car break-ins. Although this isn't Brookfield's fault, trust me, after two break-ins, it is NOT worth dealing with the rest of this mess and worrying about getting your car broken into every night. (on top of whether or not your landlord is going to tow your car.) * Anytime there was work done on the building the communication was last minute and the work was always done in a hurry with no regards to the residents whatsoever. See the photos of what happened to my patio when they worked on the roof last summer. My balcony was basically used as a trash can. I walked out and to this and stepped on a nail. I could go on, but hear me out: There are plenty of incredible places to live in Denver. Save your mental health and don't rent from Brookfield Properties. I'm counting down the days until my lease is over. The building was just purchased by another company, so fingers crossed they can improve our experience, but truthfully they have nowhere to go but up.

The repairs or replacements that were needed happened in an Expedited time frame and it was as if my life never skipped a beat. Jojo and her team made the enjoyment of living in Denver effortless and worry free. The bad ones will often overestimate how much your place will get in rent, attract underqualified renters, provide low quality maintenance, and as a result, you have a lot of turnover and unexpected damage to your property. I've been there with other management companies in Denver, including many with allegedly good reviews. The good ones will keep it boring in the best way--consistent, high quality renters, fair market prices, and actual property management that leads to less damage, less turnover, and better care for your property. That's what Pioneer does. They do a great job of attracting qualified tenants who PAY ON TIME. They plan ahead and make your rental property as easy as you had hoped it'd be the day you decided to turn a place into a rental. They're responsive on email and by phone, and they want to do the right thing for you. It has been a night and day difference working with PPM compared to other management companies in the area. If you're a property owner looking to rent out your place in the Denver Metro area, choose them. Your future self and your rental property will thank you for it.
