    Stay FAR away from these people. My family hired their agent Barry Hurst to sell their condo back…read morein the fall of 2014. I questioned their selection because he wasn't local and was pretty "low rent" (think the Better Call Saul of realtors), but my mom liked him. Mom's not usually such a bad judge of character but she has Alzheimer's now so she isn't on her A-game. When an offer came through in November the potential buyer was, supposedly, going to pay cash. At this point, if I were the realtor, I would get some proof. I know when my husband and I bought our home we couldn't even put an offer on the table if we couldn't show we had the funds. This is done so no one has their time wasted. Well Barry Hurst never did this and a closing date is set. That closing is put off. The closing is put off again. See where this is going? On January 22nd Barry calls me to tell me the deal is over because mister "cash" can't get a loan. In the meantime I have relocated my parents and bought all new furniture (their old furniture was part of the deal). All the time the condo could have been on the market it wasn't. Needless to say my parents are pretty upset that this guy didn't do his due diligence. It NEVER should have been under contract in the first place. Barry Hurst never even changed the MLS listing to reflect the change in status - which you are supposed to do immediately. Needless to say my parents need a break and want the place off the market but this guy won't take it off the market! We have called the broker, RE/MAX, and they aren't doing anything. Bet you didn't know a realtor could, essentially, try to hijack you! These people are unscrupulous scoundrels. Funnily they say they treat the customer like it was their own mother. They must HATE their mom. Can you imagine someone doing this to you? You don't want to work with them but they won't let you dissolve the relationship? And I get that there are contractual obligations but when someone doesn't do their job the contract doesn't have a leg to stand on. Also, this guy screws other agents out of .5% so good luck getting your realtor to do business with him. And what do you do when they won't even communicate with you? Everyone I tell is shocked this is possible. Stay FAR FAR away.

    My review is in direct response to my experience with Coldwell Banker's Canton, MA office. I had…read morethe displeasure of dealing with their realtor, Marge Levy, an agent that practices the "churn and burn" method of selling your home quickly, at significantly lower than the norm. I should preface this to say I did not choose Ms. Levy or this office, nor would I ever recommend them; my ex-husband did because she guaranteed him she would sell my home immediately, regardless of price. Should you wish to sell your Canton home in less than 72 hours and for well under appraised value, do contact Ms. Levy. She's quite adept at doing the least amount of work possible for her own personal gain. I did in fact receive fourteen offers (in two days) because she underpriced my home. And lied about it. And refused to show it beyond two open house showings she scheduled. Quite proud of her hard work, my daughter walked in to my home whilst Ms. Levy had her feet comfortably crossed on the dining room table that belonged to my dear deceased mother. Ms Levy vehemently denied this disrespectful act, thereby inferring my daughter was a liar. That was one of many lies- for no discernible reason she told me she was legally required to be present for a smoke alarm inspection scheduled by the Canton Fire Department. When I questioned her, she back peddled and said Coldwell Banker required her to be present; this, another lie......and captured via text. For the record, the fire department only needs someone to open the door. Do you really want a real estate agent with a propensity for habitual dishonesty right out of the gate to sell your property? I fancy anyone can become a realtor-it takes very little expertise, knowledge, education, talent, or business savvy to do so. Obviously for some, it does require a strong lack of moral consciousness that is easily cast aside for a few extra dollars in commission. After many years residing in Canton I was able to share my experience with others. My recommendation was to steer clear of Coldwell Banker. I know of three home owners that did just that. My goal is to ensure others don't fall prey to Ms. Levy's ineptitude and cavalier behavior. Realtors are "a dime a dozen" and the pool is large; choose one with care. Ms. Levy's rude and reprehensible behavior was audaciously shameful.

It was a distressed rental property that my elderly father was undermanaging in his older years that I needed to sell to help my mother with her retirement planning. Unfortunately when the tenant says 'everything is fine' or 'you don't need to visit', those are not necessarily things that you should take them at their word for. I interviewed several real estate agents to help me manage the sale. None of what they said seemed quite right. Some of them said the property needed no work and others tried to get me to sell for almost 200k under for what it ended up selling for. Then I hired Mikel and everything changed. He told me what was worth fixing and what wasn't. He helped me navigate an insurance nightmare and a title 5 failure. He helped me list for 50-100k more than what I was expecting and helped me close on a sale that was 25k over that asking price with zero conditions after what I am sure was a very lengthy inspection report. When I met Mikel, I was anxious and lost about what to do with this property. Mikel's construction background made the list he gave me of what I should have fixed and what I shouldn't was based in real numbers and real experience, rather than guesses. When someone has an actual plan for every scenario that comes up, all you have to do is relax and get to work. Now I know my mom will have the money that she needs to enjoy her golden years because of Mikel's plan and my hard work.

High energy, good listener, great knowledge and outstanding problem solver. Based on his analysis and expertise, we priced our property exactly where it should have been, and ultimately received 3 bids over asking price. Other realtors pricing strategy would not have yielded the same results. Like all sales, open houses, inspections, and closings, there were a few hiccups. Mike presented options for solutions rapidly, to achieve the goals we were going after. Beyond all of that, his honesty and accessibility was second to none. He answered every call/text within minutes. My family and I always had confidence that he had our best interest in mind. He was not afraid to put in the work at anytime during the process. Between hanging fire alarms, calling the water department and driving 45 minutes away to save me time, he was always willing to go beyond the extra mile. Mike also had recommendations for numerous vendors, that all worked out very well. I honestly could not recommend Mike enough. I would work with him again in a heartbeat!
