I wouldn't mind giving this place a higher rating except for the fact that there were mosquitoes and I got many bug bites. This place would be a 4-5 if they would spray Deets or Off! Around the place before a venue. They could even just plant mosquito plants to ward off the pests. The atmosphere is pleasant and the decor has an oriental ambiance with the koi pond and lighting. It was easy to find and the vendors (taqueria, party rental, bartender) were well-accommodated and had the space and area to work with. The expectations and policies were clear. What an amazing hidden gem in Reseda! We love 40 palms the moment we did our first site visit of the venue. We want to have an outdoor romantic Wedding and that is close to home. It has a beautiful backyard with Koi pond and has that Romantic serene ambiance. Joe is the property manager, he is always open to quick communication answering any questions we had, very helpful and has a positive vibes. We had our wedding on April 10, 2021 and it was a success beautiful dream come true wedding. Everyone keep talking how beautiful the venue is I definitely recommend this place to all my friend and family. A couple of tips - - Limited parking space - In the beginning we didn't want to hire a valet because we can park about 16 cars in the back. I know that some people cannot park their cars and I don't want my guests to stress out, I decided to hire a valet. It was the best decision, I was able to use the drive way with palm trees for pics and not worrying about cars in the background. - We reserved the place from 12 PM to 11 PM. Since its in residential area, No music after 9:30 PM all guests must be out by 10 PM and we have one hour to pack up and leave by 11 pm. I would suggest an earlier ceremony like around 4 PM so all the guests can have more dancing time . read more

My mother-in-law searched online for a location to hold a memorial for someone who had passed away; She came across 40 palms on yelp that was highly rated and best of all, not absurdly priced. She went and checked it out and met Joe at the location who gave her a tour of the property. She booked it and the Service was held on a Saturday with approximately 50 people and it was absolutely perfect in every way. The property is tucked away in the neighbourhood in Reseda and if you didn't see it on Yelp I think it would be difficult to know it was there; I could see how it would be ideal for more of a smaller venue situation; birthdays, weddings, reunions or memorial services. The Main area of the house where most people would congregate is relatively small, the kitchen area is huge and definitely can accommodate a lot of food and drinks etc. The outside I think I would describe as quaint and collective; beautiful Koi Pond, trinkets, lot of lighting - the ambience at night must be sensational; our memorial service was held during the day. 'Pictures speak a 1000 words' - WOW, this property can definitely be transformed for your special occasion. I'd check it it out if you are looking for something out of the 'ordinary '- Joe was a perfect host; he was there when we arrived and when we left. I cannot put into words how blessed I feel to have found Joe and his beautiful home. I had my wedding here on Saturday and it was perfect for my 75 guests. His backyard garden and koi pond felt heavenly for our intimate ceremony. And his front yard space with twinkle lights at night was gorgeous for our dinner. We had our DJ and bartender in the living room, a photo booth in the gazebo, and there was still plenty of space to do more. We did not have to do much decorating because the house was already magnificent. We parked 13-14 cars in the back for my family, and vendor trucks were still able to fit. Joe, the owner, was such a great host. He stayed on site and hired security to make sure everything went smoothly. We held our wedding reception at 40 Palms for about sixty-five guests. When we came across 40 Palms after weeks of searching for a venue, we knew almost instantly that this location was going to be the perfect match for us. The venue has a wonderful layout, contains great amenities, allows for ample personalization/customization, and is affordable. All of our guests were surprised by the allure of the space. When you are at the venue, it doesn't feel like you are in some neighborhood in the Valley. The venue is off the street by a long driveway that leads to a large front area. The main room of the house is spacious. And the koi pond is connected to the back yard by a bridge. 40 Palms is set up with a sound system and night lighting, which is just one less thing you have to worry about for your event planning. Joe, the property manager, was very responsive and accommodating throughout the whole process. We were able to tour and visit the venue 3 times before the date to help plan with our coordinator. Joe has a lot of experience and knows how to plan for these large events. We knew we were in good hands and did not have to worry about our wedding. The only thing to note is that the rental hours are enforced very strictly. But Joe is good about allowing for the coordination of additional times for drop-off and pick-up of rental equipment. I'd recommend 40 Palms to anyone who is taking a more DIY approach to their wedding. read more

We used this event space for a space to celebrate my brother's wedding locally, and it worked really well. No issues other than my brother falling into the indoor pond, but that was totally his fault. I hope his suit is okay, I should ask him. Hosted a surprise party for my dad's 60th birthday from 6pm-12am Aug 5,2017. Searched for a location for months and came across this home by accident and glad I did. It was much more personal than a hall and our guests really liked the place. We received a lot of compliments on the venue. Joe was very accommodating and was there when we needed him. The security staff was VERY PROFESSIONAL and were a pleasure to work with. Had our daughters first Birthday party here last June 25,2017 from 2pm-6pm.It was a scorching hot day but we had a blast. Our guest were amazed by this place.. we had one guest thought they were going to a Thai restaurant cus of the name then was awe stricken when they entered the place cus it was just simply gorgeous...( not a restaurant at all! I recently had my birthday party here. The place is gorgeous, with an indoor/outdoor Koi pond! It's also very spacious, with plenty of tables and chairs around the property, which is important for big events. Plus, there was enough space to park at least 12 cars off-street (I hired a valet service for all other cars). Everything, including the bathrooms were clean, and security was included in the price, which made my party seem more high-end. Haha! I had my wedding here and I still have people calling me and asking me about this place. It was truly a fairytale location with all of the lights and romantic setting . I had a small wedding for about 55 people and there was so much space to move around so the space is very large . My bridesmaids loved the bridal room it was very spacious and it had everything we needed. I definitely want to use this place again for future events. It was very easy to communicate with the owner if we needed anything so that was a big plus . We even added time the day off since we were behind schedule and we were able to accommodate . You couldn't ask for a more gorgeous, serene environment for an event. Add in reasonable prices and friendly owners and you have yourself a TRUE find in 40 Palms. We were having a big party to celebrate our nuptials. We were looking to put on an event that felt comfortable like house parties that we've thrown, but allowed for more guests and was classier than store-bought pico in a can thrown onto a folding table in the corner (which is what we usually do since our friends are knuckleheads and don't care about salsa presentation). 40 Palms has a wonderful flowing design and is far off the street so you seem to be in a wonderland of your own. There are lights all over, so nighttime is as gorgeous and the daytime. The kitchen is spacious, the dressing rooms for brides and grooms are accommodating, and there are plenty of restrooms. There's even a smoking area (which the provided security will definitely ask you to stay in if you test them, which my guests did. Remember how I called them knuckleheads? Wasn't exaggerating.) Joe and Kathryn are the owners are were very kind in answering questions quickly and letting us into the venue a few times to scout it. They were available if we needed them during our party, and they're so nice to have around we wanted them to come out and hang with us. Any issue, bump in the road, or question we had was dealt with and at NO TIME did I feel like I was stressing them out with questions like "Does your karaoke system have the complete discography of Ke$ha?" They were very kind in our setup and clean-up processes as well when we ran into some minor unforseen circumstances. Joe also has great recommendations for rental houses that he's worked with successfully in the past (we used G&E nearby). We chose to NOT have a DJ and play a Spotify playlist online, with karaoke in the middle of the night using the house machine. This is the only thing I will do differently when my husband and I have another event here (which hopefully will not be a divorce party). The internet connection wasn't stable enough to continuously play our playlist and the karaoke system is based off CDs so it is more limited than it would be if it were digital (but the xbox wouldn't stay connected to the internet). SO for this aspect of your event, I highly recommend a hard-wired DJ to avoid any complications like the ones we ran into. Lucky for us, music was not a key component of the night because I looked so fabulous many guests found me to be the human equivalent of music. Bottom Line: You can't get better than 40 Palms for an event (nearly every one of our guests commented on how extraordinary the house and grounds were too, btw, so we looked super plugged-in to the hidden gems of Reseda, which has been a lifelong goal of ours). Gorgeous any time of day or night, with great prices, safety, owners, and accommodations. When you see it, you'll be convinced. We can't wait to return with our cans of salsa. read more

40 palms is one of the best hidden gems in the valley! My husband and I had our wedding reception here and Joe at the 40 palms was the best. He open up his beautiful home to our families and allowed us to have a beautiful and memorable event. The house on its own is gorgeous but the grounds are what makes this place the most beautiful and amazing place to hold any event. This place is not only affordable, but Joe works so well with what ever you need and allows for very smooth planing and execution. He allows you to bring in all your own food and drinks and any vendors you want which is a very rare find when your planning a wedding. He gives you free raine of the house, with the exception of his back rooms which are his offices. There is a bridal suite and grooms room to get ready in if you would like and there is plenty of room on the beautiful front lawn to hold more than 10 tables for dining alfresco. They already have the entire yards, both front and back, lit up with lights and the house and back yard are wired for music. We used the livingroom for a dance floor which is perfect because it is right next to the bar! There is an awesome kitchen for your use as well. Over all this place is a very rare find and we couldn't have been happierwith this venue and the owner Joe May.
