They are the embodiment of incompetence. Their accounting system will keep you on your toes. If you don't monitor EVERY transaction in your checkbook and EVERY owner's ledger you will have a cascade of accounting issues to sort out. They have taken funds out of the association checkbook without submitting an invoice and claim they had the contractual right to do so under the auspice of "Capital Projects" that exceed $2,500. I capital project is very time intensive and expensive. The costs of a capital project are amortized over multiple years. Building maintenance and repairs are expensed in the year they are incurred. I called in a plumber on tow repairs that needed to be completed and scheduled for the work to be completed. I have worked with the plumber for over 10 years and there is nothing to do do after they are called in to do the work. PMI - Adventure Coast had a couple of email correspondence exchanges with our plumber and took 10% of the total cost of the work that was done or $1,350. They did the same with another plumbing project for $3,000 where PMI did absolutely NOTHING. I and the unit property manager coordinated the work with the plumber and PMI took 10% of $3,000 or $300. This is just a trailer of the reviews to come. I will follow up this review with multiple reviews documenting all of the mistakes and missteps our association has had with PMI and every one of the review will be accompanied with a one star rating.

That's how I found Jennifer Harper. There have been so many moments where myself and my family had to stop and say, wow. Just wow. What an amazing woman, an incredible Realtor. She REALLY knows her job and beyond. Yes, we found our dream home with her. But let me tell you the magic she worked leading up to this. I'm from Key West, living in a house I can't afford with insurance rates sky rocketing... After covid hit we had to start planning to relocate somewhere more affordable. We have some friends of family in Spring Hill and once we saw the house prices in that area, we were hooked. I decided to call Jennifer just to get an idea of what we would be looking at and start putting things in motion. She talked to me for AN HOUR AND A HALF. Way beyond anything I would expect of someone who hasn't even met me. She told me about the schools, the area, the issues and benefits of buying there. By the end of our conversation I felt I had a firm grasp of the town we might call home. She sent me the perfect listings to look at, she never spammed me but she also never ignored my calls or questions. We planned a trip up to look around and she also gave me a list of places to go and things to do. DAY 1. We found a house that looked perfect, it had been on the market for 2 days so we panicked and she got us a showing that day within a couple hours. Let me say, this house was worth enough for her to get a good commission on, but from the moment we stepped in she said she didn't like it. She said it felt "tired". Oh boy, was she right. But she could have easily said oh wow this is amazing and we may have pushed for it. No.... She pointed out all of its flaws and insisted this wasn't the one for us. For reference, the house was listed for around $230,000. We had our eyes on a beautiful house since before we came up but it had a sinkhole. When we were leaving that "tired" house I mentioned if only the one we loved didn't have a sinkhole.... To my surprise she said well actually I think that may not be as big of an issue as we thought. Well we got brave and drove over there without an appointment and talked to the owner. He explained the sinkhole issue and let us see the house. It was gorgeous. We called Jennifer and she reviewed the sinkhole report and said it could be easily fixed for $17,000. The house was listed originally for $210,000 but had dropped to $193,000. When we told Jennifer we saw it and walked through, loved it and talked to the owner, she jumped on it like a tiger. She went over there first thing the next morning and did a walk through. She said it was beautiful, perfect. She loved it. KEEP IN MIND, she could have gotten a bigger commission from us for a different house but no. She did what was right. From there, she hit the ground running. She negotiated an amazing deal for us to get the house for $185,000. And because we couldn't get a regular mortgage with the sinkhole, she ALSO found us a hard money lender for a super reasonable price to put down the funds for us while we wait to sell our house here in Key West. There aren't enough words for the amount of work and compassion this woman put into getting the right house for us. She fought for us, she provided things we didn't even know we needed, she helped with every in and out of getting things done. By the time we sell our house in Key West, we will own this home outright, with NO MORTGAGE. Because she did the footwork to find the right place and took the right actions to make it work. My life has been transformed from one where I cried over bills, couldn't afford my home, struggling to get by everyday.... To a life where I won't have to worry about providing for my family. Where I can actually flourish in the most beautiful home I couldn't even have imagined myself being in. All of this has happened in less than a one month period, I wish I could express just how much this has meant to me. She is more than just a Realtor, for us, she's been a miracle worker. She's honest, she's thorough, she's firm, she's compassionate, incredibly knowledgeable and intelligent. If you want your dream home, she's your gal. She made our dreams a reality.
