We needed several estate-planning documents notarized, and it can be surprisingly hard to find a notary who handles everything--signing, stamping, witnesses--efficiently and professionally. Here, it was seamless. Service & Experience *Appointment scheduling was smooth and flexible *Quick responses to initial questions about pricing, witnesses, and requirements *They provided all necessary witnesses on-site *The full notarization process took less than 30 minutes *Pricing was very reasonable given the number of documents we had What Sets Them Apart *Excellent customer service--fast, clear communication from start to finish *Clean, professional setup that makes the process feel easy and stress-free *They also offer apostille services, which is a huge convenience. Instead of navigating government offices downtown or waiting at limited DMV locations, you can simply make an appointment here and get it done without the hassle. Verdict Express Apostille & Notary Services makes a traditionally inconvenient process unbelievably smooth. Great communication, efficient service, reasonable pricing, and the convenience of both notary and apostille offerings in one place. Five stars and highly recommended for anyone needing document services in Chicago.

Cannot get direct answers, promises are not kept, requests are ignored. Routine & seasonal maintenance & repair is not performed. Updates to meet building codes has not been performed to meet deadlines. Multiple safety issues have been pending for months. Contractors have refused services because they haven't been paid. There are ongoing problems with plumbing, leaks, fire sprinklers, landscaping, vermin. Most recently, a dead rat reported on the lawn on Monday August 1, 2023 was not removed as of Saturday although at least three residents reported it to management and were told it would be taken care of. It is now crawling with maggots and attracting vermin. There are kids in this building. There is a lot of foot traffic - the library is across the street & there is a park & playground 2 blocks away. This is unacceptable. These issues affect our property values. UPDATE - 8/7/23 One week later, the rat (what's left of it) is still there.

As of today, September 14th, my application is still pending and my move in date is supposed to be set for September 20th. I have received the WORST customer service from account manager, Katie Caravello that I have experienced in my life. She is extremely rude and doesn't talk to people with respect. She has made this process extremely difficult and drawn out. Every piece of information that she has requested, I have provided in the matter of minutes and she still has an excuse as to why she can't approve my application. She was even rude to boss when calling to verify employment. At this point I feel like she is purposely trying to find a reason to deny me. To make matters worse when I contacted the F&F Realty (the company the complex is managed by) to put in a formal complaint, I was unable to get anyone on the phone. When you enter an extension, the system just keeps rerouting you to a list of extensions. I can't even send an email to company because there isn't one listed. This has been the worst experience ever and it's still unresolved.

This review is for my agent Melvin Servellon:…read more My sister and I recently used Melvin for the sale of our parent's home which they purchased back in 1968. With both parents recently deceased, the thought of selling was an emotional battle. Melvin was both patient and kind, answering many of our questions over the phone. He did not pressure us to sign a contract, and encouraged us to take our time to decide on whether or not we truly wanted to sell our childhood home. On the first day our home went up for sale, frozen rain had laid out a sheet of ice along the driveway and front entryway. Melvin went early in the morning to salt all slippery areas making it safe for the 6 showings he had lined up that first day. Within 24 hours of being on the market, we received 4 offers, went under contract, and closed on the sale a month later. Melvin is knowledgeable, enthusiastic, and personable. Definitely a pleasure to work with and would work with him again in the future.

The close for the sale of my condo was done here and after reviewing the financial statement and providing POA to my attorney everything went downhill from there. Jennifer, the person handling the close had the financials wrong, instead of wiring my loan company the balance, she popped it in the mail. Four days after the close and multiple calls to my bank regarding my loan balance, I called B&W. No one could help me and had to track the closer down! Once they found her, she called me to tell me I should never insinuate that she was stealing my money. I told her the money was supposed to be wired first thing the next day (I had an afternoon close and B&W doesn't wire money in the afternoon) and that is wasn't. She never reached out to my attorney or my B&W realtor to say she couldn't locate the wire instructions and needed them again. She couldn't even bother to provide a tracking number so I could verify that she sent the money. I would stay away and go anywhere but here!

Even though we had a hard time deciding between single family homes (Detached) and town homes/Condos (Attached), Ryan was always patient with us. He was with us every step of the way with great insights on affordability, explaining how home offers work, even when we decided to switch our search locations! No matter the twists and turns we presented (I'm sorry Ryan!!), Ryan stood by our side the entire process. In fact, he was a mentor for us, who went to essentially EVERY single house we wanted to see, who gave valuable opinions and insights on every home and even the area where the home was located. He checked in with us and made sure we actually loved the house instead of pushing us towards a home to make a quick sale. Ryan is the kind of real estate agent you would want; patient, will educate you during the whole process, and will ensure you're taken care of during the whole process!
