To all Stockholders, Members of the Board of Directors and Management
I want this letter read at the Board meeting and included in its minutes. Do not redact or omit any part of this letter including my signature!
As Annual Inspections always indicate that no repairs are needed and do not require a signature or input from the stockholder I've decided to provide an accurate listing of needed repairs of which management is aware but has not done.
1. There is no ventilation either in the hallways or the individual apartments (possibly due to asbestos in the shafts?)
2. The heat cuts off in the coldest weather and I had to file a complaint with 311 to get heat which the Law requires from Oct. 15 to May 15.
3. The kitchen counter needs replacing, preferably with a bull-nose top.
4. The stove, with knobs at its front, was replaced with a stove that has on/off knobs at the rear, both a possible burning and fire hazard. Many apartments have installed these dangerous electric stoves.
5. The exterminator either does not come or enters and leaves without providing a service. This results in the excessive number of roaches and other vermin in the apartments.
6. There is a burned out electrical outlet. It does not function.
7. The bathroom basin faucet needs repair. The basin is cracked and needs replacing.
8. I received a note that 505 reported a leak (after its inspection, obviously) and maintenance needs to look at my apartment. If true this will be the 4th time that this leak has occurred in a 2 year period (and twice withing a year).
9. Caulking in both the kitchen and the bathroom should be replaced..
10. Black Mold in one of the rooms.
11. A window in one of the rooms does not open at all.
12. Tape covering a large crack in a wall has started to pull away to expose the damage. There are other cracks in the various walls.
13. Due to a leak in bathroom, paint has bubbled.
Some of these are specific to my apartment, while others are building wide.
Also, maintenance is included in the carrying charges per law, yet, 2101 Cooperative charges stockholders for repairs. Philadelphia Code states Cooperative is responsible for all repairs inside and outside.
