Go ahead and stop looking around now, because Swift is the best. I had a failed wax ring from my upstairs toilet leak water into my downstairs kitchen, and I got 6 different quotes for mold remediation and restoration. Nate from Swift Restoration was one of the only ones to not exaggerate the scope of what needed to be fixed, which put my mind at ease. Marco, the technician who demoed the water damaged parts of my kitchen, was extremely professional and did an amazing job securing the work area, even making sure that my cat did not escape as he was going in and out of the front door. I have vintage cabinets and light fixtures that I wanted to keep intact if possible, and Marco was able to do this no problem. I ended up staying with Swift for the restoration part of the job, and they did incredible work. The cabinets and ceiling look better than ever and like nothing happened. They were able to work with my budget without compromising on quality. Shoutout to Victor for an incredible job, this man is a construction master and he finished the restoration job faster than we anticipated while still doing solid work. Ian, the company owner, was available through the whole process to answer any questions I had and make sure that I was happy with the results. That is a level of customer service that is rare nowadays and I am grateful to everyone at the Swift team for taking the stress and worry out of my water damage restoration problem.

Express Dry Restoration - Water damage in commercial property

    Express Dry Restoration

Remember what good customer service felt like? Sit down, because I'm about to remind you…read more Between November and March I had three different remediation companies in my home. Two were forgettable. Express Dry was not. Let's start with the basics: they showed up 15 minutes EARLY. I didn't know that was still a thing. From the first call to the final walkthrough, communication was consistent and clear, no chasing anyone down, no vague timelines, no "someone will be there between 8am and never." Before anything else, their first responder, Christian, did a quick health survey -- asthma, allergies, immune compromised household members? They came prepared. That meant a lot to our family and honestly set the tone for everything that followed. The crew arrived that afternoon, introduced themselves, walked through their scope for the day, and then proceeded to professionally protect every floor, wall, and personal item in sight before getting to work. They worked in 100-degree heat, in a garage tent with industrial drying fans blasting, and stayed until 7pm on a Friday night. On a FRIDAY. These people have my respect forever. Each evening you get a full inventory and walkthrough of the day's work plus what's coming next. PMs arrived every afternoon to check progress. I'm convinced they swept up every last speck of dust before they left, the house was cleaner than before they arrived. Shout out to Christian, Omar, and the rest of the crew whose names I absolutely should have written down -- I'm sorry, you all deserved better from me. Meticulous. Professional. Health-conscious. Hard-working. And genuinely good humans. No affiliation. Nothing in it for me. Excellent companies and employees deserve to be recognized, especially in today's service landscape. If you're dealing with water damage, a flood, a slow leak, whatever it is call Express Dry. You'll be very happy you did. ---- 3/23/26 Update 1 - Johnny just left, he was checking on the project, friendly professional, and guess what he also showed up 15 minutes EARLY. I'm telling you you're not going to find a better company. ---- 3/25/26 Update 2 - Salvador just left, he was making sure we hit 15% dryness across the project before packing up the dryers and HEPA filters. He also arrived EARLY, excellent communication, called to make sure timing was okay. He was friendly, respectful and informative and asked if there were any questions and advised next steps. I opted to leave their tents up so the next reconstruction phase of the project didn't get dust everywhere. Would definitely recommend this team!

I had water damage under my kitchen sink that leaked into my garage. Express dry was the last…read morecompany that I interviewed after an all day interview process of several companies. The only reason I even went with them was because of the impressive plumber I met with that recommended them. They came that night and helped initiate the process of drying the next day. Noah Lopez was the rep and was my contact initially. I saw 3 restoration companies that day and 3 plumbers so I had a decent idea how of much water damage, estimated time of deconstruction and reconstruction. A lot of companies get a bad reputation because they try and tear up as much as possible and I thought Express Dry was different but I was proven wrong. After a few days of drying, they all of a sudden discovered that my tiles were 30-99% saturated and they had to rip them up which would add another 2 weeks of work. I was confused on how this was NOT spotted initially by them or any other company I saw that initial day of interviewing. Everyone commented on how I should be lucky that the tiles didn't get wet. So obviously I called BS on them. They tried several scare tactics by having me sign some hand written statement that I would be liable and having multiple try and convince me to remove the tiles. Thank God I got a second opinion and had an outside company return to check for water damage and they too once again confirmed that tiles weren't wet and even if they were, there are other options that don't involve tearing up the tile. I thought I was getting a company that looked out for me but they were obviously looking to rip off the insurance company and make money for them. Noah tried to convince me not to contact my insurance company myself and he would do it all for me but I'll glad I called my insurance while he was present. I think that made him upset because after that, he went from being pleasant to being irritated, especially after the process began and I attempted to contact him. There were other things they did that also rubbed me the wrong way but I don't want to get anyone fired. Just another example of how can't even trust people to have some decency, even in 2026

TLDR - They wanted to tear up 1/4 of my house for 4-5 gallons of water. You decide if that sounds…read morereasonable. I had a high-pressure fire extinguisher leak from a pin hole opening in my bathroom that lasted less than 30 minutes Saturday evening. 125psi through a 1mm hole hurts when you try to deflect the water with your hands! But I lucked out! The water hit the back wall over the tub. What was on the tile was mopped up quickly and what made it to the downstairs ceiling exited from two light fixtures. Thanks to the miracle of Chat gpt, I'm confident that a total of 8 to 10 gallons of water left the pipe. I estimate half of it went down the drain or was mopped up (this is important later). Omar and Leo from express restoration arrived in less than 2 hours. They were professional and set up three dehumidifiers (bathroom, kitchen and pantry), marked the affected areas, explained the next steps and went over restoration scenarios. They left saying we need to wait and see how bad it is after a few days. Had the rest of the experience went as well, they would have gotten 5 Stars. Omar and Giovanni showed up early Monday. Giovanni, the project manager looked at the three areas and went straight into explaining the work they were going to do. Remove the downstairs ceiling (10x10 in the kitchen and 4x10 in the pantry), take all the flooring out of the bathroom and the bathtub to expose the back wall (6x15), remove closet carpet because the carpet got a little wet. ALL BEFORE TAKING ANOTHER MOISTURE READING. He said they would get started right away with the demo. I asked him to press pause and start with reevaluating the walls and inspecting for damage. His eyes went through a reboot. Trust me when I say this, except for the 8"x 8" hole cut by the sprinkler repair man, there was ZERO damage to the walls. They were not soft, not bulging, no paint falling off a single wall. In my heart of hearts, I believe had I not said anything, they would have torn my house up without taking another reading. Omar came in and I explained to him that I was skeptical of the extent of work they were trying to do. He took out his meter and used the surface touch function on the walls in the affected area. They also used their thermal camera that showed water spots in expected localized areas. And here's the problem. I was advised by friends in the restoration business. Two of them independently said that the company should test every wall with the two prongs that puncture the wall, not the surface touch meter before deciding to cut into anything. That didn't happen until I said I wanted that reading. My friends also said that since there was no visible damage or long-term leak, the measure of whether or not my walls needed to be opened up to dry should be a comparison of how the walls were drying. Although Omar and Leo marked the walls with tape during their initial response, Omar chose to test the lowest parts of the wall, where water would normally drain and emphasized that wet reading. When I asked about other parts of the walls, the areas that were wet Saturday, the readings showed that the walls were drying. In the ceiling, he tested around the fixtures where water escaped and a visible drywall tape seam. Again, my friends told me that those areas would obviously read wet since that's where the water escaped. At that point, I told Omar and Giovanni that my friends in their business advised me that since there wasn't visible damage, and I didn't have a long or active leak, my walls would dry on their own, especially considering there was probably less than 5 GALLONS of water that escaped into the house and we live in California, not Florida. Instead of demolishing the bathroom and kitchen ceiling, Omar started mentioning less invasive options. He wanted to lift up the carpet and open a wall adjacent to the bathtub to see the wall behind it. In the kitchen, he said he could start with a 2'x 4' exploration hole around the drywall tape to see how wet the area was and allow for more airflow. To be honest, had he started with that, I probably would have a large hole in my kitchen and ripped up closet carpet and wall right now. But it still didn't sit right. The carpet felt like i just had it shampooed. It was in no way damp or dank. And a 2x4 hole seemed awfully big for simple ventilation. My friend had water come out a recessed light two years ago. Her repair company cut an 18"x18" hole in the ceiling and formed a wind tunnel with a fan and plastic. When I mentioned that, Omar said that would also work just as well. His justification for the hole, even though the walls should dry, was that the wood is still wet and that why I need to open up the walls. I turned down the service and sign the memo saying so. It's Wednesday. The carpet is already completely dry. I got a meter from Home Depot and I'm measuring the drywall readings and watching the affected area shrink daily.

They were professional on the phone and carefully went over my expectations as well as the service they could provide. Few things that I noticed: 1. Professional attitude - Bello arrived on time and after the initial walkthrough, he went over the entire process. He went over different types of carpet cleaning they provided (standard vs. deep clean), how long the process will take, how long to dry, face masks/shoe covers they'd use (he even offered me some shoe covers!) 2. Competitive pricing - pricing was very competitive from the quotes I received from other cleaners. Bello also provided a breakdown of the cost and answered any questions I had. I appreciated that he was upfront with the costs and there were no hidden/unexpected charges at the end. 3. They have a portable machine! I was worried that the truck mounted machine wouldn't be able to reach my unit so they were kind of enough to bring a portable machine (does require extra charge though). 4. Thorough and careful - the team brought corner protectors so that their machines did not damage the walls/paint. They also took the time to wipe up any wet spots left by the machine on the non-carpeted areas. I am very satisfied with their professionalism and quality work. I'll be recommending them to anyone I know who needs their carpets cleaned and will definitely use their services again!
