Glen, our inspector, was truly outstanding. His methodical inspection approach showed there was a clear purpose for every action he took. They build the inspection report as they go, which not only ensures accuracy but also expedites the process, saving valuable time during the closing phase of our home purchase. This aspect of their service was particularly beneficial given the time-sensitive nature of real estate transactions. The professionalism displayed by the entire team at Pro Spex was top-notch. They did the entire inspection and said that they did not see any evidence of wood, destroying insects, i.e. termites. We had no idea what to look for ourselves and we did not know what termite evidence looked like because this was our first time buying a home. One year later, our windowsill on the first floor is completely chewed up by termites! Note: this window is 7 feet off of the ground. We remembered seeing similar "evidence" when we moved in, but since we didn't know what it looked like we sanded it down and painted over it thinking it was some sort of stain. After we determined that it was termites, we made some calls and had 2 different inspectors come by, both of which informed us that termites move at about 2 feet per year. While doing the inspection they also found termites all the way up on our second floor, which is about 13 feet high. If you do the math that means that the termites have been active for about 6 years!!! The inspectors that we hired independently told us that there is no way this company would have missed this unless they "did not give a f*ck." Had Amerispec done their job we may have been able to get money off of our house instead of coming out of pocket over $1000 dollars and now have to replace an entire windowsill!!! When I reached out to Amerispec, they said that they couldn't assist us because it had been more than a year since we had their inspection -- they wouldn't even send someone out to even assess what they missed. I had half a brain to take them to court -- I even found a lawyer that would take the case pro-bono, but I said f*ck it, they aren't worth even more of a headache. Word to the wise, this company SUCKS! They don't know what they're doing.

I thought he was a man of integrity. He claim he is an Air Force retiree. I should have known…read morebetter. I should have known he was suspect because he was recommended by ServPro. The first time he came out, I paid $500 because he didn't have change... So, I paid for unnecessary and unneeded charges. He told me the second time he come out it would be $300. Only for him to arrive and say it's $350 for 20 minutes. I am also not sure if he sabotaged anything, because I heard loud noises as if he dropped something. I asked him about it and he denied it. I also spoke up about the price change and he claimed he made a mistake. How do you make a mistake about your price??? After his 1st visit, he called to follow-up and tried to argue with me because I decided I didn't want to pay the 40k for ServPro to wipe my walls, because I would do it myself. The $40k price tag was based on on his recommendations, so that's the estimate ServPro gave me. He made it seem like it was a dire need that ServPro do it. He tried to intimidate me again, when he came out a second time, saying well he would run his test, and he would have to write his addendum according to what he finds. I told him I walked in my basement and it smelled like Lysol, being funny, because by then I knew he was full of it. The Lysol comment is crazy because that's exactly what I told him I would spray the main level and third floor of my house with..So, at his second visit, I watched him walk around with the Q-Tip, out and exposed to the air verses being covered to keep the sample from being contaminated, but "finally" he found an air vent... Now, if you take a sample, you want the sample to not be polluted, so you will only pull the Q-Tip out when you know what you are sampling, but yet he did it anyway. He was going to railroad me, but he saw my dissatisfaction. He called me the next day, Friday, 23 Sep 2022, saying ServPro cleaned my ducts, and my air sample was negative. When he came the second time, I asked him when ducts are clean, do they need to come upstairs to clean all the ducts, he said yes. So, how was he able to determine a day later after the second visit that ServPro did clean the ducts and my test was negative. Per him, Mrs. Carrah said they did not clean the HVAC system or duct work. The door to from my basement to the main level was locked. The technicians did not have access to the main level and the technician even stated that they were not expecting to do any work on the main level or third level and looked confused when he was talking. He finished a job early and came at 1:30, my appointment was at 2, he called and said he would arrive 1:13 pm. The ServPro tech had to come back out because they forgot they had air scrubbers on the main level. They was supposed to arrived between 1 pm and 2pm. When he was talking the tech asked why was he testing the second level because he was under the impression that they were only doing the basement. This relates back to me deciding if I would pay the 40k for them to "scrub" my walls on the main and second level. He his in the pockets of ServPro. At the end of the day, ServPro makes money based on his recommendations. He isn't legit. He is working for them, and working class people are who suffer. I will not recommend ServPro or Derrick Johnson. ServPro technician told me it would take 5 days to complete the work, yeah, it took took 5 days, but it was 5 days over the course of 4-5 weeks.
