    Newton were my letting agency for 4 years while I lived in Battlefield, and all things considered…read morethey had been the best letting agent I had dealt with until then (and believe me, there had been a few dodgy ones). When I started my tenancy, I had been with Charles White Property Management, which was bought over by Newton and the staff transferred. My details and deposit information went over without any hiccups that I was aware of - the Safe Deposits Scotland scheme had yet to be rolled out at this point, so it was a bit of a concern. Pros - I would be informed in writing at the start of the year when inspection dates were, so there were never any surprises. - If I had a problem, I could usually reach someone that day - Out of hours plumbers were great. Cons - Communication and coordination between tenant, contractors and third parties involved in incidents need improved. Let me explain. The worst issue while I lived was the leak that was ongoing for several months. The leak didn't affect me directly, but it was seriously damaging my downstairs neighbours bathroom, which was under my kitchen which was once a bathroom! Several factors fed into this ongoing issue... the first was that several plumbers couldn't find the source of the leak. I had plumbers from the agency, plumbers from the factors, and environmental health had to get involved. I believe that the agency handled it as best they could. In the end it turned out there were leftover pipes containing water from my kitchen's former life. It required carpenters, plumbers and coordination between the factors and the letting agency. But at last, the headache was over!! During this saga, communication wasn't the best. They would tell my neighbour that plumbers were coming, possibly assuming she'd tell me, but I wouldn't find out about it until I was about to leave for work to find a plumber on my doorstep. And vice versa to my downstairs neighbour. So many wasted trips from the plumbers could have been avoided if we'd both been notified at the same time! This was a blip in an overall pleasant tenancy. All in, this is a fair and decent letting agent. You know where you are with these guys, and with flat inspections being a necessary evil for the tenant, it is especially useful to be notified in advance. More agencies should do it!!!

    I have have been with this unethical company for a few years now…read more I have come to realise a few things about them, for starters they absolutely do not have their clients at heart and if in any way possible will try and unfortunately succeed in extorting their "clients" as we the bill payers have no choice but to abide by their way of playing since the complaints procedure is non existent on their behalf nor do they care, The work carried out is shoddy and can take up to and over a year for problems to be fixed if they are even fixed. From the moment I moved into my property I knew this so called factoring company was no good as the front door of the apartment block was getting vandalised on a near monthly basis which lasted approx 6/7 month, The door would get smashed and then come the H&P to "save the day" and of course the residents would have to pay for the fix each time, not only could they have done something to prevent this from happening, but no they do not prevent which would save themselves time and the residents money which would be the honest thing to do, they are more than happy to overcharge for a door to be fix, then there are the fact that the door handle smashes into the wall when opening which leaves a dent which again will need to be fixed and charged at a rate that I am starting to think the numbers are just made up between them and their maintenance guys, again could easily be prevented by adding a doorstop costing a fraction of the price of plastering the wall over and over again, but no this would be too beneficial for the clients saving them money is not the priority for them. Of course I find it difficult to part with what little money I make as it is when they cannot do their jobs competently and charge excessively for things of which I do not even understand sometimes, then come the letters the "admin" letters which are charged at x amount,the court letters which are charged at £200+ (different for different people from what I can see) then come the letter stating that the property will be blacklisted another £200+ baring in mind they charge each time a letter is sent out, that is nearly more than my actual mortgage! yet they seem to get away with this time and time again - if 99% of the people are calling you a crook then more than likely you ARE a crook, there has been evidence of this company bribing people to leave them 5 star reviews. When speaking to people in the relevant department mainly dealing with Heather, she was dismissive short and unwilling to help in anyway - for instance I spoke to her who advised me that if I get in touch within one month we can sort out a plan which i agreed to only to receive another letter 2 weeks after said call which stated that court proceedings will commence unless a payment plan is set up, I am starting to think these court letters are somewhat of a extra income for these guys now. Another strange turn is when I asked Heather to email me in writing about the plan in which we spoke about she was adamant that she did not need to, that a "note" would be left on the system - My response was "I have little faith in your company and find your company to be incompetent so could you please put it in writing?" To which she was adamant that she did not need to do. The Irony of this situation is that a plan was set in motion for the whole amount to be paid off within three weeks of receiving this letter so my question is what did they want me to do set up a DD for the full amount of which we spoke about paying off anyway? I just don't understand their logic, maybe she is just on some sort of power trip and maybe has had such an unfulfilling life that she has to get her kicks by messing around with other peoples lives? when the maintenance issues were brought to her attention her response was "This is not my problem, nor is it my department" this is the level of customer service you should come to expect. I am currently suffering from covid and do not have the energy or the income for them to be threatening me so I have grudgingly paid for the sake of my health.

    One should appreciate that factoring is not an easy job. Getting money out of people who have got…read moreother priorities is difficult and if a factor instructs work they are liable to pay the contractor. Having said that few firms make a worse job of it than H&P. My advice is try your local housing association. They won't steer work to the guys they play golf with

One such problem resulted in us talking to the big boss in the Glasgow branch as they had our account in hundreds of pounds worth of arrears that were never there in the first place; the threatening letters then stopped not long after. On another occasion we were informed our flat would be inspected at a specific time and date, so we stayed in and the guy simply walked in the front door to our hall way and then just walked straight back out again. Most folk would find this perfect, however we are on good terms with our landlord and felt it unfair that she was paying for a service that she was not receiving, so we called her and she duly complained. Fineholm then sent another rep for a rigorous inspection in which they tried to fine us every way possible - presumably for the inconvenience. Avoid if possible

They will…read moretry to rip you off your deposit for cleaning maintenance fees with an intial flat fee of 25. This is ridiculous. I left the flat in a clean state (swept and clean). They expect it to be in a state of a professional cleaner state e.g. everything bleach out or reverted to as though they were brand new. I had rented multiple places throughout London and have no issues at all as a tenant.

    When I was a naive nineteen year old, my best friend and I decided to get a flat together. We had…read morefantasised about having our own cool little flat; our own place and our own space. After much flat hunting, we put our trust in the hands of Edzell, from whom we rented a little flat in Dennistoun. I have to say, it was possibly the worst mistake of my life. The staff were cheerful, seemingly friendly and all too keen to get us signed up and on our way, with an extra month's rent upfront as a deposit, as expected. What had seemed like a quirky little flat, ended up causing us a whole lot of problems. To start with, the washing machine was broken, and remained that way despite several phone calls and emails to Edzell, who told us each time that the person we needed to speak to was "unavailable". As far as Edzell were aware, the washing machine may well have been broken until this very day, had my friend's parents not taken it upon themselves to fix it. The months went by much like this, with things going wrong in the flat including broken locks and infestation, which generally fell on the deaf ears of our not so lovely landlords. To top it all off, once we'd had enough and decided to leave the flat, we were told that £100 would be deducted from our deposit for a "cleaning bill", which I thought was absolutely appalling. This supposed cleaning bill was for the cleaning of the oven, which had been provided by the landlord and was filthy in the first place. Besides, how does oven cleaning cost £100?! SO...overall, I had an awful experience with this company, one that I do not wish for myself or anyone else to repeat.

    In my opinion there is no end to the incompetence of Happy Lets. They have (without permission) let…read morework men into my flat who subsequently left the water turned off meaning I had no shower, toilet flusher, drinking water and no idea why! That is until I saw my bath was full of tools. When a man from the insurance came round to evaluate a damp problem that required work he said it would take a week and that we would need to be relocated. Happy Lets said their guys could do it in 3 days and we wouldn't need to be moved. It took 5 days of very unusual working hours on the contractors part to finish. They gave me the first copy of my lease months after moving into the property, after having supplied me with someone else's lease (containing a lot of personal details) which was very concerning. After having workers round sporadically for 3 weeks to do a job that Happy Lets told us would take one week (that also meant I could not comfortably occupy my bedroom) we found some of our windows unlocked. Particularly concerning considering we are ground floor flat. This is a mere taster of the issues we've had with the flat they let us which I am still unconvinced was in a fit state for rental at the beginning of the lease. The stress and amount of time I feel I have had to waste dealing with Happy Lets & their contractors and waiting in for Happy Lets and their contractors is phenomenal I am aware there have been previous reviews removed so I have taken care to remain within the guidelines. If you are reading this the best piece of advise I can offer is even if it's your dream flat, if it's happy lets keep looking!
