Mixed experience, reliable in some areas, lacking in others
As a landlord, I've had a very mixed experience. Focusing on 5 keys areas I care about:
1. Tenant Sourcing & Vetting
This has been the weakest area. Tenant searches take too long, often stretching into months (70 days in average), and it doesn't seem like the property is actively being marketed. It feels like not much effort is being made.
2. Rent Collection & Financial Management
No complaints here. Rent is collected reliably, and the online system is easy to use for tracking payments and accessing statements. It's been smooth.
3. Maintenance & Repairs
Some expenses feel avoidable, like sending a handyman multiple times instead of resolving issues in one visit. They often use their in-house handyman, and it sometimes feels more about profit than practicality. However, scheduled maintenance is done properly.
4. Legal Compliance & Documentation
This area is handled well. Certifications and documentation are always up to date, which gives peace of mind and reflects good professionalism.
5. Communication & Transparency
Responses are timely and professional. Communication is steady and courteous, which I appreciate, but there's room for more initiative.
In summary, be prepared to lose 2-3 months rent per property per year, however once managed everything is great. read more
