Buckle in because I'm about to take you on a wild ride through my experiences renting for a year from Liz and John. I'm sure they'll offer some half-hearted reply attempting to contradict what I say in this review, but at the end of the day I have the texts to back it up. I also believe I was a good tenant: I paid my rent on time and never missed a month. I lived at 3403 Dawson with four other people during 2019-2020. I'll give you a quick rundown of the landlords: John and Liz work together, but John mainly supervises renovations while Liz deals with tenants. Liz would randomly perform spot-checks of the house under the guise of coming in to "collect our rent checks". When we said that made us uncomfortable and we were more comfortable putting them in the mailbox for her at the front of our house, she said that was unnecessary and the random audits continued. However, we realized that when she came in, sometimes she'd turn our AC up. You see, they had written into the lease that they'd pay for electricity and air conditioning, so these spot-checks were opportunities for her to adjust the thermostat to try and save some money. Speaking of their electrical penny-pinching, when my roommates and I wanted to get a fish and five-gallon tank during quarantine, Liz told us the only way they'd allow it was if we agreed to pay them $20 a month "to offset the rise in their electricity bill". For those of you who haven't ever owned a fish, a five gallon fish tank is about the size of a small bowl and doesn't use power. One day, we came home to find our beloved porch table missing. Only after asking Liz if she saw anyone stealing our table did we find out that they had brought a truck to haul away the table because the neighbor didn't like the way it looked. I'm not kidding. The table wasn't exactly something you'd find at a three-star Michelin restaurant, but we were broke college kids and it's all we could afford. Call me crazy, but I believe if you're going to have the balls to silently destroy your tenants' property, you should probably have the decency and integrity to at the very least tell them. Here's my absolute favorite story about these landlords. While we were juggling college classes during quarantine and the pandemic, Liz asked us to move out a few weeks earlier than our lease end date because they wanted extra time to perform renovations. What had actually happened was Liz had made a mistake: she had promised the next group of tenants that they could move in early before asking us. We said no, and John and Liz pestered us until finally we agreed to meet in person to discuss it. When we told them we had already made plans to move out on the last day of our lease, they showed their true colors. Liz stormed out of the house and slammed the door yelling something about how "karma is a b****" and we'd "eventually find out". John took a less-explosive approach and tried convincing us that technically the dates on our lease were wrong, and that we needed to "go by what they said" and not the legal documents. When that didn't work, they tried holding the fact that they gave us $200 off our rent in the month of April over our heads. Finally, about a day later John offered us $2,000 to move out early. Although we had already made plans with moving companies, we were broke college students and we decided to agree to their terms but ask for it in writing. After being shifty about putting it in writing, not a day later John went back on his word and decided he had changed his mind: no more deal. You be the judge of what that implies. Say what you want about John and Liz, but I will say they're good at one thing: pretending they're someone they're not. For landlords that spent the whole year pretending they were the only good landlord in Oakland and reputable people of their word, they made us realize that they were just like every other slumlord in Oakland.

We had him paint some of the walls yellow, which is a terrible color in terms of coverage, and the paint he used turned out awesome in just two coats (I have painted yellow before and three coats didn't do the trick). He made suggestions to help keep costs down and the final result feels so much cleaner and brighter than the builders grade paint that was here before. It's been a few months since the work was done and the gutters have not leaked since. At least one location was really hard to get to, but Brian took the time to think through solutions and got it done.

Totally respectable workers and employees from start to finish! I feel like I got a new driveway for the fraction of the price of removing the old concrete and pouring new slab's. They used a pressurized slurry of limestone injected through the concrete to level the slabs across my entire driveway. The diamond ground all of the joints between my house and the driveway and between all of the slabs and sealed it perfectly! The before and after is incredible. Thrilled with the work and will recommend them to anyone who needs to have concrete leveling done!

We wanted to have some beds cleaned up and mulched around the front of the house and to have the steep slope in our front yard weeded and replaced with low maintenance ground cover. Getting the quote was easy and they even gave us a reasonable price on replacing the stones of our front porch steps, but that's where the good part ends. They have been hard to get a hold of, unresponsive to voicemails, don't follow through on their commitments. And, in our case, did poor work. Just shortly after they did the beds around our house there were a ton of weeds growing through the mulch. When I reported it their answer was to spray the weeds, but then they left the dead weeds just laying in the beds. When they did the stone steps on our front porch one of them came loose. My husband found it while walking down the steps with our infant son. Again I called and reported the issue. It took WEEKS to get someone on the phone or to come out and address the problems with their work. They suggested wildflower seeds for our front slope and they look terrible. Only half the slope has a handful of flowers. The rest of the slope just looks like overgrown weeds, which is what we were trying to avoid in the first place. I've asked to speak with the owner on the phone. I've asked for the owner to come out and discuss the work his crew did. No response. For the customer service alone I would not recommend this company for landscaping services, then add the poor work that was performed on top of that.

Several days later, they emailed me to say that a rain garden could be a viable solution if utilities are not in the area, if the slope is regraded, and if the subsoil has a reasonable percolation rate. I appreciated that, unlike some of their competitors, they wanted to ensure that a rain garden would actually work in my yard. I requested that PA One Call mark my utilities. In March, Bob visited my property for a free consultation. He talked with me for several minutes about the source of the water, and then he did measurements. He said that he might want to install a stone wall on my front hill, fill it with soil and plants, and have an overflow for extreme rainfall. I thought that his ideas made good sense. Days later, Judy emailed me about scheduling a design for the rain garden. The design fee was based on the complexity of the project and was $280. Other businesses charge design fees from $0 to several hundred dollars, so I thought that this fee was reasonable. A design would involve site sketches, material selections, and plant selections. Eventually, a different company that had installed my French drains last year told me that they could make some modifications to my drains. As a result, I am having that work done now, and I plan to have plants installed later. I still wanted to write this review to share my experience with potential customers, so they know a little more about TerraGreen.
