We needed a statutory declaration notarized. After a little bit of research to know what was around, I chose to go with Yoshida and am glad I did. I called ahead to make an appointment and Curtis said I could come that same day. Great! Because this was last minute and there was some urgency to what I needed notarized. My partner met me after work and we both walked over. Curtis was great and speedy. He asked us for two forms of ID and if we declare that what's written on the document to be correct. Stamp, stamp and we were done. Curtis was so polite and engaged in some small talk with us, that was appreciated. This was my second real estate purchase with Curtis Yoshida and he did a great job again. This second time was a rush job with just a few days to process the transaction and Curtis never complained. He met us on a Saturday (staying late to accommodate our schedules) and was super professional the whole time. There was a bit of a struggle getting some documents from the strata, but he stayed on top of it, following up, and making sure it got done. Due to some bank difficulties, I had to overpay Curtis and wait for a refund after. I fully expected that I would be waiting on this refund check, while calling his office to follow up and track it down, but to my surprise, it arrived in the mail a few days after signing the documents. Go elsewhere for your real estate business. Use a law firm, not a notary. Only basic paperwork done. No checks or detailed work to ensure your interests. Was referred but never again. I was surprised my mortgage broker even referred him when we had a law firm previously. He may do good work on other stuff but conveyance isn't one of them. read more

Generally cold and unhelpful demeanor. Did not introduce himself and scolded my wife within first 2 minutes of conversation. Given the other positive reviews I wonder if perhaps it is a cultural difference thing. Or could just be his personality. Either way, not going back and going to search for an alternative. read more

RIP OFF!!! We (my wife, daughter and I) used Yoshida Notary Public, Inc. three years ago because he was highly recommended by our bank, as well as Mortgage broker. Our Mortgage broker and new landing corporation sent all documentation to Yoshida Notary Public, Inc. few days before time for final signing and disbursement. I talked to him over the phone the same day and asked him when we can have documents for review and when we can come to sign it. Instead of sending ANY document ahead of time he scheduled an appointment. He DID NOT send ANY documentation for review, nor has he discussed the cost involved. We arrived at the office and spent 15 minutes waiting for him to let us in (he knew that my time is tight). When we finally got into his office everything was rushed, he did not have time to properly answer our questions and guide us through documentation, but had time for friendly chat. Documentation was presented with brief explanation (focused where we have to sign or put initials). He asked us to sign a form stating that we got documentation that he presented, which we signed in hope that we will get it at the end of our appointment. Once when all documentation was signed in trust, including two Orders To Pay, he pulled documents and told us that he will send all documentation by e-mail later same day. I asked him by e-mail and over the phone several times when are we going to get our documentation, including the amount that he charged us, but he bluntly ignored all of these requests for two days. Money was disbursed one day later and only then we got our documentation. When we finally had it in full details we realized that he intentionally hid everything until he had his money so that we cannot stop this. To our unpleasant surprise he charged: - Legal Fees for mortgage $939.19 - Daughter's removal from title $1,102.29 It was absolute rip off with no explanation or apologies! read more
