Turns out the previous owners had followed poor practices when finishing the basement, so when we demo'ed it to update and re-finish, we discovered that almost all of the wood support slats behind and in the walls were rotted, some of them half away. Some of the worst was the base of a wall next to the basement stairs - turns out the wall was load bearing, and its integrity had been seriously compromised by years of moisture eating away at the wood, and then further affected by our demolition. I called Great Lakes Builders on the advice of our structural engineer, and within 24 hours Martin, their project manager, was in my basement identifying assessing the wall. In addition to the rotted wood and cracks beginning to run up multiple walls (which I had observed), the ceiling beams supporting the 1st floor were actually separating from that wall - the only connection was the long nails. Because of the severity of the issue, GLB got us scheduled for the next Monday, and completed the work within just over 3 days. They were professional, knowledgeable, and courteous throughout, and explained every step of the process and why each step/action was important. Because of the obvious water incursion issues (which we are still in the process of addressing), they took especial care to make sure the new wall base was elevated and safe from any further water degradation. They also joined the rafters to the wall, got rid of an old door and replaced an unsound load bearing doorframe, and leveled out the stairs. We will absolutely be working with GLB again, and I highly encourage anyone in their service area who needs help with serious structural issues to give them a call.

My…read morefoundation was unstable on the back corner and my utility window and garage door will not open. I knew this was going to be a costly project and I wanted it done right the first time. I spoke with many home builders since they would be more familiar with structural issues and I was recommended Ted at Structural Dynamics. I called and Ted answered; provided me with a written detailed estimate. I had several questions after and he returned all my call right away. He did tell me they were a few weeks behind due to the weather and I was ok with that since I had to move the AC unit for them to do the job. During that time Ted answered all my calls and text me with possible start dates. Project started a few weeks after and they were very clean and organized. Ted texted me what days they would work and days they were not. They completed the project in less than a week. The house is back to normal and it looks like they were never there. The cracks are closed up and there is no longer a dip in the kitchen and utility room. The utility window and side garage door now open. I would definitely recommend Structural Dynamics. They made this situation go smoothly and worry free.

That's why I saw Moshe. And I'm embarrassed because I'm a realtor, and I can't believe how many people, clients included, hire architects and contractors and even designers and forget about the person who will ensure their house doesn't start collapsing. What really impressed me was how he took his mountain of knowledge, like listening to a calculus professor and made it so I was listening to a 3rd grade Math teacher. And despite working on a zillion projects, some quite massive, throughout Chicago, he made himself both available and approachable, a trait missing from so many established professionals these days. I made the mistake of not ensuring my architect consulted with a structural engineer and now I have to fix his mistakes. But Moshe was able to show me how the repairs should be done. And his rates were a fraction of what the downtown Chicago firms charge, who didn't even bother to return my calls anyway.
