While Mike and Valerie were helpful in facilitating my move-out, I was surprised that three weeks after leaving, they sent a notice claiming I owed $3,760.44. The charges included: * Window screens (pre-existing) * Cleaning fee * Foyer door jamb repair (pre-existing) * Hole in utility room from water damage / black mold (pre-existing) * Lawn maintenance * Stove pans and rings (brand new) * Early lease termination I ended my lease early due to health concerns from black mold in the home and financial struggles, which made continued occupancy unsafe. While I appreciate the staff's assistance during move-out, I feel the timing and nature of these charges were unreasonable. before you decide to move here, ask yourself are these reasonable prices for fees? read more

First of all let me say this is one of the best places to live in Evans Mills that is clean, affordable, and close to the base. My husband and I have lived here for over a year and have had nothing but good experiences with the staff and neighbors alike. The community was built in the 1980s so not every nook and cranky has been updated to HGTV standards, but the benefits of having your own townhouse (only one shared wall with neighbors), your own backyard, an attached garage, and being a stones throw away from shopping, the base, and great schools for an affordable price can't be beat. read more

I have enjoyed my stay at this wonderful place. The price beats everything around. I do wish they didn't increase the price for the same place I was living in. The maintenance team is great and will be there to fix anything you might have. Here's why I believe this place gets bad reviews. Its all about the quality of person that you are living in this place. There were times I fixed things myself right away. We took better care of our place more than any person living in the community. It may not be your forever home but you should treat it like it is take care of it to the best of your ability clean up after yourself and you won't have mold. I ran into a few issues but with the hard working tenants we were we made this an enjoyable stay. The staff were friendly and I hope someday to cross paths again. This is mostly more military people but seriously military people can sometimes be the worst. Id take this place over on-post housing anyway of the week. As my PCS draws near I feel it is time to celebrate and write a review of this place that I have suffered through living for the last year. I do realize however that writing this review is fruitless as like most of us, you will be forced to live here as Watertown is overcrowded and lacks housing for those in the military with pets. I would like to start off by saying that the city of watertown has profited quite a bit from its military population. The property owners have taken advantage of the lack of available housing and they gouge us. We are forced to live in substandard housing for the cost of your entire BAH. They don't update the facilities, yet the rent stays high. Woodcliff is not alone in this, so I don't have any qualms with this particular factilty as they are merely following suite with all of the other rental properties. I came to live here as my landlord in sackets harbor failed to mention she had not paid property taxes in the last two years and was nearing foreclosure on the house I was paying through the nose to live in (to put rent costs into perspective, I am an O3 and rent was my entire BAH to live in the lower level of an old and out of date Victorian on broad street). Knowing these facts and that my landlord is known As nutty cutty throughout town, I decided to move out at the first opportunity and move into a 2.5 bedroom at Woodcliff. Now that I have bored you with my backstory, let me break this review down into pros and cons. Pros: 1. Woodcliff is not managed by someone referred to as nutty cutty 2. I am 1 mile from post. I literally get up 20 minutes before I report to work! 3. Woodcliff will install a fence for your doggy peeing convenience. The fence is super crappy, but none the less, it is a fence and I don't have to walk the dogs in subzero temps before work in the morning. 4. The handyman is super nice. He can't turn the appliances into modern working things, but he is really friendly and tries to make the best of what you have. That's about where the pros end.... Cons: 1. Rent is BAH based. I guess this is a pro for some, but I am not sure why I pay the same as the 4 E3s living next two me that have parties every night and like to park behind me. But hey, more power to them. I just wish I paid 900$ or less a month too, as I am living in the same dump. I'm not sure why my being an O3 makes my house more valuable. I pay $1200 a month for the exact same crap hole. 2. The dishwasher and garbage disposal do NOT work. The awesome handyman came out and removed the trapped gunk from the disposal and drained the moldy water from the washing machine that collected due to too much water running into the one side of the sink. He offered his sympathies but basically told us the dishwasher is the cheapest money can buy and that you cannot use the disposal or run a large quantity of water down that half of the sink or else the dishwasher will flood again. So we wash the dishes by hand and toss veggie waste out in the trash. 3. Your neighbors are likely to be partiers / hoarders. But this is a military town so that isn't a negative against woodcliff. They can't screen for jerks. 4. Woodcliff is former 808 housing, meaning it used to be run by FT Drum but was sold off to the highest bidder. I don't know history timeline, but I can tell you it does not look like a single update has been made to this place. Old Formica countertop that in places extra Formica has been glued on top of it to cover damage, in other places it is just completely missing. You can guess how gunky and gross this would make a kitchen countertop. The sink faucets are so covered in calcium / lime buildup I had to suppress vomit the first time I brushed my teeth in the sink. I can thank woodcliff for giving me a stronger stomach as I no longer gag when using the sink (I have tried CLR and other lime removers, but this is decades old buildup, my efforts were fruitless). 5. No insulation. Hot as hell in the summer. You will need to buy a bedroom AC unit, this will help for sleeping. Cold as heck downstairs in the winter, but boiling in the upstairs bedrooms. The genius military contractor installed the heating vents on the ceiling! No heat stays on the first floor and you will be forced to crack a window in the bedroom so you don't overheat at night and wake in a puddle of sweat. If you're acclimating for deployment, then you will love it!! 6. Garage too small for anything larger than a small SUV / sedan. If using it for storage, Be prepared for water damage! Some units have garage door openers, so you might get lucky. My house was transported to 1965 so I was not so lucky, but I get to work on my lower back injury trying to open it. Currently it remains frozen shut as we had a nice storm two weeks ago! 7. 2.5 bedrooms. I say 2.5 as the third room fits a litter box and a desk. Maybe a crib but definitely not anything bigger than a twin bed. Well that's all I can type here, but I think you understand! read more

wife and i lived there for about a yeah and some change. They are fair and very professional when it comes to fixing things. wife and i love the environment, whoever gets our place will be very fortunate because the neighbor to the right of us has been one great neighbor, every time it snowed he snowed plowed our driveway, and its people like that makes you love the place even more. Every time something needed to be fixed around the house it was resolved very quick. As far as the employees that work there are very quick on responding to any complaints or matter that needs to be addressed. The rent is very fair, the heater in the house works really good, it heats up the house fast. Its what every house needs here when it gets below zero degrees. Its a safe neighborhood, they are pet friendly and its literally around the corner from the main gate and walmart. Walmart will be one of the main stores used here in fort drum, so it would be ideal if the gate was at ur door step and also the market was at your door step. read more

The management of the place is not very good. They refused to show us the units that were being rented out until we filled out the application and paid for the application fees. They showed us the model four bedroom unit when we were looking for 2 bedrooms. They said it looks the same minus the extra two rooms. The units look decent on the outside but the inside was a different story. Because most tenants have pets, the carpet was ruined and smelly. It is a very good location if you're in the military and want to be closer to base. read more

This was by far the worst place we every rented... EVERRRR! The maintenance guys are great guys but are only allowed to place bandaid repairs on the stuff that breaks. The apartments are HOTTT in the summer and so frigid cold in the winter. The air comes through the doors and the maintenance guys cannot do anything but replace the weather stripping which doesn't fix an inch gap at the top of the door... so then you put plastic on the windows to keep your monthly electric bill below $200 (for a 2 bedroom, 750sq ft apartment). The garage was not level and was off by about 6in from front to back. The garage door allows for FEET of snow to get into the garage, kinda defeats the whole purpose. There was mold in the bathroom along with ants that came up from under the sink that they said they could do nothing about. The fence was literally falling apart and falling over. When I signed the lease they said they would repair it but in a 13month period it was only patched and leaning so far aver my dog could see over the 6ft privacy fence (not a Great Dane either, lol) There was a meth lab that was busted down the street. When people attend the many parties hosted in Woodcliff they are so intoxicated that they literally ram their car into yours to get past it because of the other 30 cars parked there from the party. Cops are always there due to some disturbance which means sirens right outside your door ALL THE TIME at all times of the night and every day of the week. Moving out was fairly easy and I was told I would receive a full refund from my deposit in 6-8 weeks. After 12 weeks I had to have JAG call them and only then did they call and let me know the check would be mailed right away; I received it 3 weeks later, a total of 15wks after move out. I cannot stress you running in the other direction enough! Please learn from my lesson. read more

To say that this place is an absolute nightmare is a huge understatement! If you are like us forced by no other option to move into this place PLEASE GET A LAWYER ON RETAINER! Over the past year we've used one 3 times! Only then will this place fix things or listen to reasoning. The units are falling apart literally! We have electrical sockets coming out of the walls, door knobs falling off, tile pealing off the floor, and the carpeting hasn't been changed since who knows when. The only benefit to living here is it is close to post and Watertown and the price is cheap...you get what you pay for though. Unless the ceiling is falling down (that actually happened) they won't fix it unless you fight them with 'right to habitability' memorize that if you sign a lease. This is where decency and understanding go to die. Overdramatic? maybe. seriously...avoid Woodcliff properties at all costs! read more

I lived at Woodcliff for a little over a year until we got pcs orders to leave. I have to say we really enjoyed our stay and felt right at home living here. The office staff was always so nice and helpful. The maintenance was great! They always came either the same day or the next to fix something. I would recommend this place if you are moving to the Fort Drum area. The homes are older but very well maintained and good sized. The location is prime! It is only a couple of miles from the main gate to post and Walmart is right next door. If we ever return, I will be getting a place at Woodcliff........... my home away from home. read more

My husband and I with our 2 children lived in the Woodcliff Community only for 5 months. The management was very pleasant, and when called for maintenance they responded swiftly. The rent was rather steep and you pay all the utilities; cable, electric, water, and trash. You have to maintain your own yard (mowing and trimming) and it will cost you money if they have to mow your lawn. They do give you a list of other companies that will mow your lawn for cheaper than them. Like I said, the management were nice people and they helped us out. Gave us no problems when PCSing and using orders to get out of the lease. It is convenient for military purposes, but if you are on a budget I would look at other options. read more

I have lived here at woodcliff for 2 years, The townhomes are older, maybe some rooms are smaller. Who cares.. I will take the respect and convenience that's offered here. There has not been 1 time I've called due to a problem that the problem was not taken care of pretty quickly , even at 4am. The up grades we have here are very nice, hardwood floors, large kitchen and dinning areas. They staff is awesome, maintenance is well trained and Johnny on the spot. They plow my drive at least 3 times a week. As always if you respect what you have, in return you get respected. I don't understand all the bad reviews. I've never had a problem with any staff or issues with getting things fixed. I would recommend living here. read more
