My family and I were dealing with a really stressful housing / landlord situation and Daniel Wayne was a wealth of knowledge and huge source of support us throughout the whole ordeal. Daniel always took the time to listen and understand our concerns and goals. Keeping those goals front and center, he would then help us understand our options, navigate next steps, and talk through all of our many questions and what-if's. Overall we really felt heard and empowered after talking to Daniel. Everyone we interacted with at Wolford Wayne is professional, responsive, and passionate about helping tenants. If you're dealing with landlord-tenant issues I highly recommend this firm! read more

When my landlord's trust's attorney sent me an email notifying of their intent to recover possession and offering to negotiate a buyout, I knew that I would need to consult with an attorney before I responded. I was referred to Wolford Wayne by a colleague and couldn't be happier with the final results of their efforts and guidance. Piper helped our household understand the variables involved with negotiating a fair settlement. Piper even nudged us to think outside the box and negotiate more prudently. I'm sincerely appreciative of Wolford & Wayne's professionalism, knowledge, and advocacy - and I'm looking forward to a new chapter thanks to Piper! read more

In 50 years I've had my share of problems with landlords, and I've hired a number of lawyers in the past, but never people like Wolford Wayne, polite, professional, they get right back to you, and very generous with their advice. Message me if you want to know more. I don't know if I should say this, but they never charged me, and I met with them twice by zoom. Now that is generous. read more

Jason Wolford's team represented my group/s of tenants in 3 (!) back-to-back lawsuits against 3 different landlords in my building--starting 5 years ago in 2019, right before the pandemic hit. I won't go into much detail but his team was able to successfully work with us despite our very difficult/unusual circumstances and opponents (which included a slumlord, a speculator and a state-affiliated/sponsored entity), as well as some difficult personalities in our group/s. Jason and his team proved to be patient, experienced, and down-to-earth. Our collaboration taught us to become more informed and proactive tenants. Dealing with landlord problems, (especially in my case, having some health issues) can seem overwhelming. And looking back at the perfect storm we faced makes it very clear how essential it is to have a good legal team like Jason's by your side, not just to reach a satisfactory settlement like we did, but to feel more at ease and empowered. read more

Piper was incredible to work with and cleared up so much uncertainty, highly recommend

One day in my mail I found a letter from my landlords attorney telling me my landlord had filed a petition with the San Francisco Rent Board to raise our rent. My roommate and I immediately went to the Tenants Union for counseling. We met Jason Wolford who told us we had a good case, but should hire an attorney to represent us at the hearing. Jason provided us with a fairly long lists of attorneys. We reviewed the list and determined that Wolford Wayne was the best fit for our situation. Megan Johnson, an associate at Wolford Wayne, was the person Jason recommended. Megan represented tenants in buyout negotiations, affirmative wrongful eviction cases. and San Francisco Rent Board hearings. We met with Megan in person and we were impressed with her knowledge of our case. Megan felt our landlord's case was weak and once they saw the rebuttal she would submit to the Rent Board they may withdraw the Petition to raise our rent. She clearly explained to us what information we needed to provide her to do her best in defending us at the Rent Board hearing. For various reasons that we do not understand, and were out of our control, the Rent Board took 6 months to schedule our hearing. During this time Megan was in touch with both us and the rent board working to facilitate a speedy hearing and to discuss with us the various documents the landlord provided as evidence why our rent should be raised. In the end, the landlord withdrew their petition to raise our rent 3 days before the scheduled Rent Board hearing. This was frustrating, but all is well that ends well. Thanks to Megan Johnson, we are now prepared to document our comings and goings and other information the landlord would twist to try to prove that we no longer lived in our apartment. All around we could not ask for a more knowledgeable, goal oriented attorney who communicated with us in a timely manner in a way we could always understand. Megan was perfect! There is nothing we would ask her to do differently and without hesitation we would recommend her to anyone having the unfortunate experience of having to deal with the San Francisco Rent Board. read more

Absolutely stellar and top-notch team; it is really hard to go through a process where you need an attorney--Jason and Megan and the rest of the team were incredibly thoughtful, fair, ethical, and transparent every step of the way. The best attorney experience of my life. I was had been living in a duplex for about 5 years when the conditions became so dangerous that I had to evacuate. Over the years there were issues my landlord had not addressed, but the final straw was letting someone move in who had an illegal business. There were repeated violent altercations between my downstairs neighbor and her clients, physical threats made to me and horrible verbal abuse to her children (I also suspected sexual and physical abuse). Police and Child and Family Services were called many times, not just by me, but the entire neighborhood. I was unable to concentrate on school and scared to leave or be inside my house. My neighbors and I begged my landlord to do something, but all he did was give hollow promises. When I left I wasn't sure if I would take action. I had moved into a safe apartment and that awful period of my life was over. However, when my landlord withheld my security deposit it added insult to injury. After a conversation with Daniel Wayne it became clear that there was some hope to not only get my security back, but to be compensated for other wrongs done to me. Originally Alex Merchant was assigned to my case. He was with me through the deposition of my landlord. Daniel took my case for settlement negotiations. The whole time Allison, the paralegal, was my main point of contact. Everyone was incredibly knowledgeable, responsive, patient and persevering. There were times it was hard for me to revisit the past. Not only was I busy with school and work, but that time was so traumatic that I found myself avoiding it mentally and having difficulty remembering. Allison felt like a supportive friend. She normalized my mental state and helped ease me into doing my part for a successful and just outcome to the case. Alex was an experienced instructor and guide during my deposition. I was a little nervous when Alex moved on and Daniel took on my case. However, I soon found out that Daniel cared and understood how to handle my case. Daniel was brilliant and assertive during the settlement negotiation. Deciding to give Wolford Wayne a call was one of the most life altering decisions I ever made. WW won a sizeable settlement for very serious wrongs done to me by my landlord. Thanks to the settlement, I was able to afford to back to school for a graduate degree without going into extreme debt. Though there's no amount of money that can undo that traumatic period in my life, it did help to create the conditions of healing by giving me safety, options and choices. read more

Prior to choosing Wolford Wayne to represent me (an SF tenant), I extensively researched my available options for representation and determined that they were the best firm for my needs. Now that the case has come to a successful resolution, I can say with confidence I made the right call to work with them. My case was complex, requiring extensive documentation involving thousands of documents and lasted more than 18 months. Throughout this time, Jason Wolford and Allison Mallette went the extra mile to keep me well-informed and empowered to make the right decisions. At the end of the day, I believe we ended up with the best possible outcome -- one that I doubt would have been possible without them! read more

More than a decade living in San Francisco on a teacher salary had me feeling like I was lucky if I could find housing within my price range. So for years I tolerated harassment, unsafe living conditions, and mediocre maintenance. When my health began to suffer at the beginning of shelter in place, I had no choice but to make some changes, but it felt emotionally, financially, and logistically overwhelming. I met Daniel through the tenants union, and he gave me matter of fact, straightforward advice. Everything made sense, but it was out of my comfort zone and my landlord was not used to me standing up for my rights as a renter. Daniel walked me through step by step how to understand my lease, communicate clearly and effectively with my landlord, and only when necessary, helped me understand when it was the right choice to move. In the middle of a pandemic the last thing I wanted to do was move and file a lawsuit. They were hard but necessary choices for me on multiple levels. Daniel and Megan managed the situation and consulted with me expertly, precisely, and responsively. The answered my questions and addressed my concerns. Amidst the unusual circumstances of 2020, it was one part of my life that I felt sure about. Once we reached a settlement, I felt like the whole experience working together was not only a legal, but also a therapeutic process. Thanks to Daniel and Megan, I do a much better job reading, interpreting, and communicating within the terms of my lease. Perhaps more importantly, I stand a little taller knowing that safe and habitable housing is my right as a renter. read more

After the building I lived in for 28 years was sold and the new owners began to empty it through buyouts, they hired a powerful pro-landlord law firm who tried to lowball us with an insulting and pitiful amount of money. I was very pleased with the final outcome and grateful for his service. read more

I'm proud to write a recommendation for Jason Wolford. During the peak of the pandemic I was constructively evicted by my landlord. I met with the top tenant law firms in the San Francisco Bay Area and selected Jason because he is a strategic attorney who is passionate about tenant rights and treats clients like family. My case was complex and I was devastated that I lost my home in San Francisco. With his knowledge of the law Jason quarterbacked each step of the process seamlessly. Also, the Wolford & Wayne team was an extension of Jason and were wonderful to work with. This resulted in Jason winning our case by a landslide. In summary, if you are looking for a lawyer who is a strategic thinker, is passionate about tenant rights, is empathetic, and is results driven, I highly recommend you sign up with Jason. read more

I was referred to this law firm by S.F. Tenants at 1663 Mission Street. I can tell you I did not receive anything good from Jason Wolford's office. Brick & Timber made my life hell while living here with construction. Brick & Timber did not notify any tenants living here to give us a Twenty-Four-Hour notice that would shut off our water, electricity and our doorbells. During construction all of my furniture was actually jumping will all the bounding from construction below. I had problems with not being able to open my windows and doors due to this construction. I had dust from construction on all my windows, curtains and walls. I had a major operation, and I was not able to relax, read or watch tv due to ongoing construction. I had to move out of my place twice because of cracked walls and ceilings and plumbing problems. The only thing I got out of this mess was Brick & Timber installing a light fixture in my hallway and new flooring in my bedroom. Jason Wolford's office made no effort on my part to receive compensation from Brick & Timber. read more

I can't say enough good things about the entire staff at Wolford & Wayne. Jason is a very experienced, top of the line, lawyer. He has a truly welcoming demeanor & confidence that you can trust. The law firm recommendation came through a friend that grew up in San Francisco's Bay Area. So it was comforting to know that Jason has a positive history and reputation. When we met with Jason, he clearly identified that we had a case and was upfront about the chances of winning. After dealing with such uncertainties leading up to hiring Jason he made sure that we felt comfort in the fact that justice would be served and was swift with giving us clear direction on how to move forwards with our living situation. Cannot put a price tag on how that made us feel having a new born and dealing with an unexpected legal issue. Megan, an associate of Jason's firm, was dedicated from the beginning. Her thoroughness was impressive and I must say, "she's all business" in the best way. We appreciated that Megan was transparent on our expected outcome. In the end, her determination helped us come to a settlement that we felt good about. She really bridged the gap between lawyer and person & we never felt out of the loop. Melinda, the office manager, who supported all of our paperwork interactions, was always very friendly, professional and very responsive as well. If you have an issue with your current living situation, whatever it may be, do your homework, and if you feel you need a lawyer to protect the large investment you have made to live in San Francisco, we highly recommend to hire the the firm, Wolford & Wayne. You will get everything possible out of the case you have. read more

I don't think anyone wants to find themselves in a situation needing a tenant lawyer. To have housing at risk, especially in a city like SF, is incredibly disruptive and anxiety-inducing. Wolford and Wayne gave me a space to be heard, brought sanity and clarity to a difficult situation, and assistance guiding towards a positive outcome. To say simply that this is good advice is an understatement. Their help brought peace of mind and security. I highly recommend working with them. Tenants are far too easily pushed around in SF. Don't sit back and not do anything. It's incredibly easy and beyond worth it to reach out to Wolford and Wayne for a simple consult and they're experts on where to go from there. read more

After being lucky enough to never have experienced slumlords, the concept of tenant law was just not on my radar.. until landlords from hell (LFH) bought my apartment building and have inflicted the unimaginable on residents for most of the year. I put out several feelers, Daniel stood out right away and I never looked back: * He doesn't waste time, cut right to the chase * Was familiar with the LFH's law firm, and their tactics, so knew what I was up against and the game plan for how to respond. * The issues had evolved to even worse from the short time of when I did the intake form to when he contacted me, and it didn't phase Daniel at all. * Responsive and reassuring Here's the real kicker, I had reached out to several firms initially and it wasn't until midway through our call that I realized Daniel had connected to me through his community outreach work he and his firm does for the SF Tenants Union, where I had also submitted a general consult intake form. He treated me more professionally and respectfully than some of the firms had at that point. Imagine when he's actually getting paid. So yeah, this was a no brainer I found my guy. read more

Worked with Daniel recently to negotiate a buyout. Everyone on the team was professional, kind, and efficient. Would highly recommend!

I cannot speak highly enough of Jason Wolford and the Wolford Wayne firm--and I recommend his legal expertise to any Bay Area residents dealing with an uncooperative landlord/ property management company. Our building was undergoing a yearslong construction project to renovate all empty apartment units, and the stress on the tenants was only made worse by the pandemic. The disruption and health code violations became so bad that tenants started vacating their homes of many years--thus creating the conditions for self-perpetuating renovictions. Wolford Wayne was the first and only firm I consulted. In no uncertain terms, Jason laid out the many ways in which my rights were being neglected and how to best resolve the issue working with the management company. His guidance and support were a lifeline when I needed them most. Despite the many challenges of advocating for clients during unprecedented times, Jason and his team kept me in the virtual loop the entirety of the process, availing himself of the many questions and what to expect next. It's disappointing and stressful that a person would ever need legal representation against a company that should have their tenant safety and security first and foremost as its ethos. For anyone so unfortunate to be viewed as another number, Wolford Wayne can help. read more
