They also worked with a…read morelocal subcontractor to custom build our screens and removable inserts to make the space a nearly 4 season room. Let's start with the pros. They were excellent communicators throughout the process. Richard did our initial quote, then Mike throughout the build. They were always timely and professional, and I never felt any of my questions were stupid or minimized. Once the build started, they kept me updated in both timing of different parts of the project and also how the payment structure was broken down. We use this space constantly because I love how it turned out, so that's the other pro. Once it was done it was immediately usable. The main con was that we had to wait a bit due to projects in front of ours, and the weather/temperature since the build involved concrete pillars. We knew this project would not be cheap, but that was mainly due to the materials and the additional time those materials inserted into the build. For example, you cannot see any fastener holes from the top of any of the boards. We already have Cipriani in mind for our kitchen remodel in the near future. I highly recommend them. We've worked with a number of contractors over the years (old house, go figure!) and they were so much better than any of the others.

RLC is a one stop shop for your construction needs; interior, exterior, residential, commercial, etc. Rudy's can do attitude and his customer 1st approach is difficult to find in today's market place. He…read moreresponded to our inquiry quickly, got back to me right away when I had questions, and was able to complete the job more quickly than we expected. We had them replace the ripped porch screens, power wash railings, roof, and the entire exterior of the house, as well as clean the gutters. They also replaced our old lousy gutter guards. Rudy did several walk arounds with me during the project to show me the progress and point out areas of concern, such as places where there were gaps in the existing deck trim that had caused water damage under the fascia. They were able to replace all of the rotting boards and added new trim to cover the gaps, which we hadn't planned on, but it made the deck much more sound and looks great, even better than before! He also pointed out that a number of our other old window screens around the house were frayed or torn, and offered to replace them while they were there, at a very fair price. The entire deck/porch looks new again. His team took care to carefully clean up the work site before they left. This is a family business, and they were consistently kind and very responsive. We will definitely use them again for future projects.

    INITIAL DISCUSSIONS (FEB 22, 2024) We asked Keith if…read moreremoving the flooring would speed up the project but eventually kept tile. HandyWorks would demo and install the new tile. We also discussed painting cabinets, eyeing a mid-March start. PRICING & COMMUNICATION (FEB 26-27) We received only a "line item overview," no per-task costs. Repeated requests for a true breakdown were never fulfilled. Sue, the project manager, offered no real help with fixture selection (e.g., she told us to "use the filters" on a website we'd already tried). TIMELINE DISCONNECT (FEB 28) Keith disclosed late that the countertop needed a 10-business-day lead time and that subsequent tasks would push the project to around three weeks--far beyond our hoped-for one-week timeframe. CONTRACT & SCOPE OMISSIONS (MAR 12-21) After I canceled a meeting, Keith declined to email the contract, insisting on another in-person appointment. We finally reviewed it on March 15 but discovered the trashcan insert was omitted. Keith apologized yet still never provided a detailed cost breakdown. TILE PROBLEMS (SPRING 2024-MAY 2025) Several tiles were laid out improperly, and two had extra-wide grout lines. Keith's crew returned weeks later, but he sent a finish carpenter, not a tiler, leaving flaws. They redid those tiles again in May 2025 without Keith supervising. The tiler also used floor leveler to raise part of our century-old floor several inches--without our consent--then tried to charge extra and later failed to remove it from the invoice promptly. COUNTERTOP & BACKSPLASH ISSUES (FEB-MAY 2025) Small items rolled off the countertop's edge. By April, the section over the dishwasher sagged, leaving a gap. Keith finally added a bracket in May, admitting it should have been done initially. For the backsplash, his crew broke the grey-white marble pattern without asking, substituting grey for white near the edge. Keith insisted the white pieces were "too small" to cut, which felt untrue, and he never consulted us. OTHER UNPROFESSIONAL INCIDENTS Keith brought up politics (specifically, Trump) during contract signing, which felt inappropriate. One day, his workers cut quartz with our windows open, blanketing our downstairs in dust, for which he offered $200. A worker also smoked in our backyard after we explicitly said no. FINAL INVOICE & REFUND DISPUTE (SEPT 2024-MAR 2025) Keith apologized for including the unapproved floor-leveler charge on our final bill. We requested about a 10% refund due to recurring problems and incomplete fixes. He verbally agreed in March 2025 but later avoided the subject. We still haven't received any compensation. BBB complaint pending.

They also left lead paint chips all over the yard from the outside of the house; after stating they would clean it up. No issues with individual people or workers. They did help a lot with a hidden issue that came up as a surprise in the basement.

When he came to give me an estimate, he told me that Sunwood generally doesn't take on "smaller" jobs such as mine, but they'd take it on. He also said I might have sticker shock from the scope of work I wanted done. I wanted all new kitchen cabinets, granite counter tops, bathroom vanities & toilets, kitchen appliances, a new shower stall with glass doors, porcelain tile in the kitchen & entryway, ceramic tile in both bathrooms, and old school oak floors throughout the rest of the 1100 Sq. Ft. of my home. I was NOT shocked by the price quoted. It was within reason. Upon signing the contract and initial payment in their offices, Greg blocked out on a calendar what phases would be completed on what dates, and was given a firm date of completion of the overall project. I made my selections for cabinets, countertops, bathroom fixtures, tiles and appliances and paint selections at the appropriate times. I paid extra for some change orders I wanted as the work progressed. All the work was completed exactly on the dates blocked out by Greg, and the overall project was completed a few days early. Upon completion of the final walk through, I was handed a check for over $700.00, because they completed the work under budget. I moved back into an essentially brand new home. It's been nearly nine years, and the workmanship and materials have held up extremely well. Obviously, I strongly recommend Sunwood Development for your construction needs.

    I have the same issue as Shady D. wrote (7/1/2020). I bought my home from Sunwood Development in…read more2019. After 2 months, I basement wall started leaking. All the rainwater floods my back yard and I cannot walk without long boots. I have attempted numerous times via email and photos to fix the problem. Sunwood has either ignored or delayed their response to me. It's almost a year since I moved in my home, but the problem has not been fixed. They claim they have 2-year warranty, but the time goes by with no repair. When the weather gets warmer, we will have more rain causing more muddy water and lots of bugs around my house. It will put my property and health at risk.
