    PUBLIC SERVICE ANNOUNCEMENT - BEWARE!!!…read more If you are considering renting an apartment from these people, buckle up. This is required reading ... I am warning you now - DO NOT rent from these money grubbers. They will charge you a fee to sh*t in your own toilet. They will say anything they need to in response to this to appear like they are a people-centric business and that they "are sorry for my experience". Just know ...... THEY DO NOT CARE ABOUT ANYTHING BUT DOLLAR SIGNS. They are not sorry. They are morally corrupt liars. AVOID AVOID AVOID. God forbid an unforeseen circumstance arise that requires you to relocate, or even if you intend to buy a house .... you will be charged a non-negotiable "re-leasing fee" equal to 85% of one month's rent to cover the "administrative and operational costs" associated with getting the apartment re-rented. TELL ME HOW IT COSTS $1,530 TO GET A 1 BEDROOM APARTMENT IN THE HEART OF DOWNTOWN EXETER RE-RENTED ..... that's how much they charged me to break my lease when I got a new job that required me to relocate to Florida. And on top of that it took them OVER A MONTH TO RE-RENT THE APARTMENT, which meant I had to cough up $1,850 to cover rent for another month when I had already moved out entirely and am now living in another state! A property management company that can't fill a unit with 45 days notice? Crazy. Are you even working???? Even crazier watching some of the showings and hearing the lack of urgency to re-rent telling prospective tenants "if you're not sure on this one we will have a bunch of other properties coming available in the next month or two". I've worked with 6 other property management companies and I have NEVER experienced anything like this. Truly god awful. They tried to charge me a maintenance fee for unlocking my door after hours when "tenant wasn't home". This was a maintenance request that was cancelled and not my problem that their system didn't update properly. The best part is that I WAS HOME and they knew it but still lied. I was in bed at 9:30pm when I heard someone barging into my front door. I ran downstairs and maintenance quickly shut the door and drove away. Maintenance then texted apologizing and I apologized that they didn't get the cancellation. (I have screen shots of these texts and of the subsequent charge on my account with their blatant lies). Only after they learned that I have a camera inside which records and saves all motion activity did they remove this charge from my account. Yes, I can see them unlock the door and yes you can see me immediately re-open the door after they hurriedly left to see who it was. Oh by the way, they added this charge to my account in MARCH (once I started becoming frustrated with their lack of urgency to fill the unit) saying it was overdue since 1/20/2025!!!! Again, money-grubbers. I cannot emphasize that enough. In one of our final email exchanges Jeff Way claimed they had to have a cleaner come in because "it smelled like cat in there pretty bad". (Mind you this is DAYS after the apartment has been DEEP cleaned, aired out and SHOWN TO MULTIPLE PROSPECTIVE TENANTS). This was an additional $120 charge they added to my account (that they reduced to $60 after I explained I had photo and video evidence of the cleaning I had done). Important to note - I am an exceptionally tidy and organized individual. I cannot function in a dirty environment and dusted, swept, vacuumed and steam moped WEEKLY. I love fresh air and always had the windows open, oh and by the way my place was FULL of plants (over 50) that purify the air. I spent 2 WHOLE days cleaning (not joking) and it was sparkling in that place when I left. You should see their "move-out cleaning checklist", which I followed to a T. I had 3 friends come by to pick up some plants I left behind for them, and my mother also stopped by to video the entire apartment empty and cleaned. All of whom said great things about the state in which I left the apartment. IT WAS SPOTLESS. Do not believe their lies in response to this. This is just ANOTHER example of their money-grubbing ways. I could go on and on, but I digress. It cost me $3,600 a) to break my lease and b) to pay for their lack of talent in marketing their units and bringing in new renters. TRASH. The writing is on the wall people. I had heard awful things about the company and still took the risk because the apartment was cute and I was in a bit of a time crunch. Seriously, please learn from my mistake. Do yourself and your wallet a favor - avoid this company at all costs or it will cost you more than you can even imagine. They are not worth the headache. Disgraceful, disgusting company. I am relieved to wash their filth off my hands for good.

He has found more affordable housing so is breaking his lease, otherwise would not be leaving. We have dealt with Jeff Way and Kim Dziurdz. Ryan was going to show the apartment last Friday although he communicated that the showing had been cancelled. We appreciated him letting us know. Would highly recommend renting from them.

    There are a lot of pros to living here, except for the fact that it is owned by a large corporation…read morethat clearly hasn't updated anything since it was built. The apartment tour is an apartment not lived in by residents. All of our bathrooms, sinks and mirrors are covered in mold. The free amenities include wifi and laundry, wifi has now gone out multiple times for days and we submitted multiple complaints about our dryer after having to run it at least 3x for every load, using electricity we pay for seperately. If you plan on moving out before your roommates, you will still be charged for water and sewage that you are not using. I didn't have high standards but considering the price of college housing is more than the average Boston apartment, they need to either lower the price or maybe make some updates. Nothing to do with the staff!

While The Cottages of Durham is a nice place to live, if you have a…read moreunit that ends up vacant, the Leasing Company (American Campus Communities - where according to their own website "Students love living") is free to assign ANYONE to that unit to guarantee that they are not missing out on revenue. For example, they can assign a much older man to a house with 4 female students ages 20-22! They were sent an email at 5pm stating he would be moving in the next day! Never in a million years did I think a non-student, older man working as a government contractor could be assigned to my daughter's house. Wanted to make others aware of this loophole in the contract so that you go in with eyes wide open. While he ultimately did not end up moving in, it was no thanks to The Cottages/American Campus Leasing Managers.
