Absolute Home Services - Spewing irrigation system from septic probe puncture

We were beyond disappointed with our inspection by this company. Out the gate, Bill comes off very condescending to women and would only send written communication to my husband despite myself being the purchaser. That said, he downplayed a massive issue in our basement stating on the phone and in his report a "small amount" of mildew found around outlets in an unfinished basement. It was the entire floor to ceiling on multiple walls. Nothing mentioned in the report about sagging trim work in the garage, rotted beams, rusted through garage door track and mildew on garage walls. When we discussed this will Bill after we occupied the home, Bill downplayed the cost to repair this and claimed to not have noticed the nauseating stench in the garage. We had to replace the entire garage door, the tracks, rip out drywall, remove siding, repair flashing, and replace a wooden beam as it was full of mold and permeating the entire garage and home with a smell so strong you could smell it through the walls and into the home. Bill said he would come out and meet with my husband and I to review this concern but never responded with a day or time he could make himself available. Shortly after occupancy, we turn on our yard irrigation system only to find Bills crew had punctured a hole in one of the irrigation lines while using a septic probe to find the septic tank. We messaged Bill yet again asking him to send someone to fix it. Complete silence from Bill. We eventually had to pay a company to come repair the issue costing us more money. Bill's septic report recommended we pump the septic one year from occupancy. We didn't make it 2 months and septic started to back up. The company that pumped the septic stated it was "severely overdue" to be pumped and we were lucky we didn't have more severe issues. I could go on and on. For spending as much as we did on our home, we certainly were not prepared to drop over $6000 on issues missed or downplayed by this company. As purchasers from hours away, we relied on this inspection to make decisions on purchase price and negotiate repairs. Bills inspection is easily double the cost of other inspectors I've used, has poor response and will talk down to you. Avoid at all costs

He was very polite and easy to get along with and answered all of my questions. He left the place exactly as he found it and gave me a very detailed report before 5 PM on the same day. I am very impressed and would go to no one else for my next house.

Alexa Hughes is a very professional, highly knowledgeable, and personable realtor. I could not be…read morehappier with how helpful and pleasant she was throughout the entire process of searching for and buying a home in Traverse City, Michigan. At times, searching for a home felt like riding a rollercoaster, yet Alexa was encouraging, reassuring, and patient during all the ups and downs and my many concerns, messages, and questions. She responded promptly every time and gave me honest answers and educated opinions. The real estate inventory was very low in my price range during the months of my 2019/2020 home search, and then the pandemic hit, making the search even slower, yet Alexa remained available to me, and when we were able to look at houses again (wearing our masks), she would get right down on the floor to see what was hiding under the carpet, or she would look in the attic to see how it was insulated; in other words she taught me what to check for in a house and made me feel certain that no matter what, she would not let me buy a money pit. I'm very grateful to Alexa for taking the time to understand my needs as a parent who works from home. She understood that I wasn't just buying an investment property but a living situation, and I had a very specific budget. Yet even with all my criteria and the challenging market in Traverse, she found me the perfect house house in an ideal location and at the right price. I never would have had a chance in this competitive market if it weren't for Alexa and her excellent communication and networking skills. She arranged a pre-market showing for me, and she found me an excellent mortgage broker and even a home inspector. After the closing, she actually came over and helped me rip out the old carpet! She's amazing. I highly recommend Alexa Hughes at Re/Max Bayshore as a realtor in the Grand Traverse area.

If you read Dave and Claudia Handleys' website, you will find many spelling and grammatical errors…read more This is the first clue that you will get that Dave Handley does NOT pay attention to detail. In real estate, I would think that is a very important quality. Dave Handley's attention to detail would have served him well when I attempted to purchase a home from him. A price was agreed upon and I was having inspections. You would think that Dave Handley, after being an OWNER/OPERATOR of a NATIONAL PROPERTY INSPECTION FRANCHISE, would, of all people, be able to give me correct information about important details of the home during the inspection. I asked him about the well. He specifically told me that the well was a 4 inch well. My realtor and my husband were standing right there and heard it as well. The inspector that I hired told me that it was NOT a 4 inch well...that it was an old, old, old stab well. The water supply into the faucets and such in the house was very, very weak and unacceptable to me. Since the seller would not replace the well with a proper, up-to-date one, I decided not to purchase the home. Fair enough. But wait. There's more. My offer allowed me to back out of the deal for any number of reasons, including an unacceptable inspection. However, Dave Handley decided to KEEP my escrow. Yes, that's right. He would not return my escrow. Only after an extended period of time...I think it was months, and only after being threatened by my realtor's broker did he finally return it. I feel that due to the fact that he lied about the well and then tried to keep my escrow, that he is a very unethical person and I would be extremely cautious if I were ever buying a home from him.
