The decision to go with Dave Ritchie of Touchstone Home Inspection was 100% the right choice. He did an excellent and thorough home inspection, stopping to take extra time throughout his inspection to describe in detail any concerns he came across and to answer any of our questions. Dave is extremely professional and timely, sending the home inspection report (with photos) in under 24 hours after inspection. After receiving the report, we had a few questions and he quickly responded to our inquiries. Not only does Dave provide comprehensive service, he also included additional services and warranties in his inspection bundle that other home inspectors do not; including a 90 day warranty, SewerGard Warranty, RecallChek, and more. He also had the extra thoughtful touch of providing considerate extras such as a retractable measuring tape, flashlight pen, etc. for our use during the home inspection. The seller even remarked that he wished he had used Dave for his new home's inspection that took place earlier in the week. Overall, if you are looking for a home inspection in the Bitterroot Valley, I would recommend Dave Richie without reservations.

The inspector, Jed, did a fabulous job. He is so easy to work with! Knowledgeable, patient, super responsive to questions, just a pleasure to work with! The report received was very detailed with lots of pictures and even videos. They also have a concierge service that comes with the inspection. I haven't used it yet, but it looks great. Includes help with utility set up, recall checks, lifetime technical support and warranties. I will be using Inspect Montana when I have future inspection needs.

First he will tell you not to talk to him while he is here. He claimed that my HVAC was beyond it life expectancy but took no photos and did not further define the problems. There there notes of failed components, a file folder of attempted repairs, cut and capped wires, etc. This repair was denied. He claimed my hot water heater was inaccessible and could not be inspected due to a insulation blanket. Again, there was a file folder of failed repairs, notes taped to the cabinet door, replacement parts (anode rods, thermostats and heating elements) in the cabinet. The photo he took shows that the insulation blanket was opened, the metal doors to the thermostat and heating elements had been removed and were sitting on top of the hot water heater. This repair was denied. He claims my attic does not have proper ventilation. I do not have an attic and there are no access doors to my non-existent attic. He claims I have not mold. Although numerous of his photos, in the report show mold. This repair was denied. He claims he did not have access to my 36" high crawl space that has five fully functioning access doors. There are photos in his report that he took deep into the crawl space. He notes that the additional structures attached on the north and south side of my home were not attached properly and need structural screws and joist hangers and that the upright support were failing. He listed this as a minor concern even though my roof is leaking along 103 foot of attachment. Due to his categorization this repair was denied. He states that my windows are vinyl double pane and in good shape. I have 18 windows. I had replaced six the 18 but the remaining windows are from 1991 and are aluminum single pane store windows with broken mechanisms. We put as major concerns that my utility hood ups are too close together when Northwestern Energy has declared them just fine and standard for all 220 lots in my neighborhood. There is no repair available. He lists broken concrete on my rented lot as a major concern. Both the concrete and the utility hook ups are on a leased lot and I am not responsible for them and it would be illegal for me to make changes to these items. He charged over $1000 for this inspection and refused to reconsider these grevious errors. He refused to talk to me which is why I put notes, file folders and parts at the HVAC and Hot Water Heater. There is more, but you get the idea. DO NOT USE HIM EVER.

When I moved out, after hours of cleaning, and having to pay for…read morecarpet cleaners that THEY suggested, the owner of Cardinal went through the apartment with a magnifying glass. She took pictures of a little dirt that was left in places on the floor molding, or a wrapper that was left in a cabinet, etc., and we were then charged for a cleaning service to clean the apartment AGAIN. I wish I knew Cardinal was going to rip us off for the cleaners. I could have paid for them at the beginning and saved myself hours of backbreaking work for nothing. They also gave us violations for minor fractions, like not getting my doctor's note for my service dog in time - even though they gave me extra time and I got the note within that time. After moving to Hamilton, it took me time to find a doctor. But I was still given a violation. Cardinal, and Hamilton Properties, do not treat people very well. Be careful! They have their tenant snoops too, so be careful who you trust. A lot of the valley is controlled by the Mormon families. It may explain some of it, especially how they treat outsiders. I've left the Bitterroot and Missoula. I'm much happier and have found people in MT very helpful and kind. I would rather live in my car than live in a Cardinal or Hamilton Properties -- or the Bitterroot which is too overcrowded now.
