If you risk him have a signed rock-solid performance contract to include materials lists, performance stds/schedules to include penalties if not performed as per the contract/schedule. Do not pay him any $ until he personally shows up on the jobsite with the agreed to materials to begin the project.

After receiving the report, we had a few questions and he quickly responded to our inquiries. There were some tricky things about the job but Mike worked them out & did the job. There were some issues with subcontractors, but Mike made sure they got those things fixed before moving on. I've used this building for 15 years now, and had no issues with Mike's work. Recently he rebuilt a road for us, & in the process fixed drainage problems the original contractor should have addressed. Last winter he did snow removal on the same road. He's always kept to his estimate or below it, always done great work, and always kept in touch when communication was needed. I wish I'd dealt with more contractors over the years like Mike.
